I lived in this apt when I first bought the house. It has my own personal touch . I live in the same building on the top floor (is a townhouse), and take care of the whole house, with the help of my affectionate Hortensia to keeps this apt clean and in good shape.

DESCRIPTION OF THE APT.

Full-service kitchen with microwave, toaster, coffee maker, and dishwasher. Full Bath + 1/2 bath. Sunken Art Deco living room with parquet floors and high ceilings. View and use of a private garden patio, a large Cable TV, and WiFi Internet.

Tasteful Italian-style living. Close to subways and buses, one block from Central Park, and 3 blocks from Riverside Park. On the Gold Coast of the Upper West Side. Very conveniently located near a supermarket and several gourmet stores, plenty of very good restaurants, and lots of shopping.

Nearby: Lincoln Center, Carnegie Hall, Columbia University, Museum of Natural History. Very near subways and bus stations that can take you all over Manhattan–and make you feel like you are a real New Yorker!

Two of the bedrooms are below the ground level and have windows looking up onto the patio. Smoking is not permitted in the apt. You may step outside to the patio if you must smoke.

I live on the 4th floor. The place is very quiet and, at times, it feels like you're in the country–especially in the warm months, when you can enjoy sitting in the backyard.

For insurance/safety reasons, children must be at least 10 years old. No pets are permitted.

Livia is a visual artist. I was born and reased in Rome Italy and move in this part of the world in 1975. My family is all in Rome. I feel a very lucky one, that I can go to Rome, on my 'grand mother mission' twice a year. Although I love living in NY, and I am always so busy that I don't have time to miss Rome/Italy…..The only thing …. I wish I could be spend more time with grandchildren I am also a Buddist, and I know how to be patient, and greatful.

Highly Recommended - Clean, Convenient, and Super Quiet

I stayed here in April with a female friend; we are both middle-aged. This 2 floor, 2 bedroom apartment on the ground floor of a town house is wonderfully located, just down the street from Central Park, two subway lines, restaurants, etc. in the Upper West Side. The town house is spacious, comfortable, and fairly well equipped. The beds are super-comfortable, the house is very, very quiet (by any standards), and we felt very safe. Livia was very accommodating with my questions and last minute travel changes-- our 2nd flight was cancelled and we arrived after 1 a.m. We loved relaxing in the living room after a long day of being in the big, busy city. I slept remarkably well here. The apartment is not fancy, but it is clean and comfortable. I have rented many vacation rentals and prefer them over hotels because hotels typically have puny refrigerators and a coffee pot -- and that is it. Plus, they're sterile and not comfortable. This place was more like being at home. It is 90+ years old and has character. It is plenty big enough for 2-4 people.

Regarding what another guest said: the smaller downstairs bedroom does not have a door, just a curtain, as does the 1/2 bathroom in the master bedroom downstairs - it is curtained off, rather than being a separate bathroom. Since there were just 2 of us, that wasn't a problem at all, but for 2 couples or more, it might be an issue. You can shut the master bedroom door to give the bathroom privacy.

Even though we spent most of our time in Manhattan downtown (as opposed to uptown in the UWS), I would still return to the UWS in the future as it is much homier and quiet. I cannot imagine trying to sleep in a loud, bustling environment such as in Times Square. Plus, the subway will get you back and forth in 15-20 minutes, tops.

For those who haven't been to Manhattan, using an airport shuttle or cab is the way to go if you have more than one very small suitcase. Getting luggage up a flight or two of stairs out of the subway is a hassle.

As a past guest said, if you are looking for a nice, affordable MUCH better alternative to a hotel room, in an unbeatable location, this place is it.

A great apartment for families.

We stayed in this apartment in May this year for 4 nights. No where near long enough. What a great position. For a family with 2 teenage children it was ideal. We could spread out and have our own space. The subway was an easy walk. Central Park is at the end of the street. An all night pharmacy/supermarket is almost next door and there are plenty of fabulous restaurants very close by. It is an easy walk to the museum also where you can catch the hop on hop off bus. We all slept very well. It is a very quiet apartment and we all felt very safe in this neighborhood and in the apartment. Livia was very helpful and answered all emails very quickly regarding questions we had prior to our arrival. Instructions were super clear regarding access to the apartment.
Thanks Livia for making our stay in New York very comfortable and enjoyable. One tip about getting to JFK - As the apartment is almost on the corner of a main road it is super easy to get a taxi. Don't book a shuttle to the airport. We nearly missed our flight due to all the other pick ups the shuttle driver did.

Pleasant and convenient

This 2 floor apartment was wonderfully located, close to Central Park, the A and C subway lines, and restaurants and grocery stores in the Upper West side. We were two adults and three teenagers and it worked for us. It was relatively cool even in July - we tended not to use the air conditioning. It was well-equipped, and Livia was very pleasant and accommodating. It was a big plus having the patio out back, giving us much more space and a bit of sky.

Hot, hot, hot New York Vacation

My husband, daughter, grandson and his friend stayed in this Townhouse for 5 very hot nights in July. The only reason I rated this "Good" instead of "Excellent" was that two the window air conditioners in the unit were not sufficient to keep a comfortable temperature.

There is only one tiny air conditioner assigned to the entire first floor (living room, den, kitchen and bathroom) and it was never really comfortable. My daughter and the two boys slept on that level. Fortunately, we were able to borrow 2 small fans from friends that live in the area to help them get through the hot nights.

The bigger air conditioner is in the downstairs bedroom but is not sufficient to cool the 2nd bedroom. We could only use it as storage as it did not have an air conditioner at all. I would not recommend staying there when it is hot but, I believe it would be fine in better weather.

The townhouse was spacious and pretty well equipped. We really enjoyed our breakfasts and evening drinks in the quiet, private garden area. What a treat that is to find in Manhattan!

The location is a little farther north than I would have liked but still pretty convenient. There is a 24-7 Duane Reed next door which was very nice. The B-C station is only a block away but the 1-2-3 station was a longer trek. It would have been ok but, again, it was SO HOT while we were there!

Perfect!

This jewel of an apartment stole my heart (and that isn't easy). It is perfectly located - one block from the subway, steps from Columbus Avenue, restaurants, grocery stores, pharmacy, etc. A few steps in the other direction and you are in Central Park. It was immaculately clean and spacious. The little patio was a pleasant extra - not easy to find in rentals in NYC. One thing that worries me when I travel is the mattress and I slept very well. No complaints here. We even slept with the windows open and did not hear any noise since the apartment is in the back. Livia was so nice and available immediately when needed. I do plan to travel to NYC more often and this apartment will be my perfect resting spot.

Ideal Upper West Side Apartment!

My husband & I just took our 17 yr old son to NYC for Spring Break. There is so much to love about this rental property - the proximity to the subway, central park and restaurant/coffee shops, ground floor location (thank goodness not another 3rd story walk up) and the outdoor garden. Apartment was very clean and spacious (our largest VRBO rental in NYC to date) located in a beautiful, quiet neighborhood. Livia was very informative and helpful, plus the apartment has lots of reference material on NYC (attractions, restaurants, etc.). We loved relaxing in the living room after a long day of tours and museums and before heading out again to the theatre. We would highly recommend this rental property.

After living for 17 years in downtown Soho, at that time was just mainly artist . In 1974 I bought this town in exchange of a 3000 sq feet loft in Soho on Greene St. I was very lucky and happy, beacuse I coudn't stand what Soho had become after I had lived there for many years. The best part was, that I made a 100% profit with the sale of the loft. Of course I had also to pay lots of taxes…. but I choosed a safe haven to grow older and keep doing my art……Now between my apt on the top floor of the house, and the Art Student Luege on 57th St….just 3 subway stops on the C train from my house.
