My house is a five-story 1895 townhouse on the Upper West Side of Manhattan. I had the ornate brownstone facade restored recently. It has eight apartments (I occupy the garden apartment). The house is part of a neighborhood of townhouses on the side streets, large multiple dwellings on the avenues, occasional grand apartment buildings on Central Park West, and some notable institutions such as the Museum of Natural History and Lincoln Center dotted around the neighborhood. The area is well served by buses and subways, with a large population of restaurants of many different ethnicities and varying levels of sophistication. No area of Manhattan is far away in time or difficult to reach.

I bought this house 44 years ago because I was tired of moving around the world as a youngster - my parents were in the diplomatic corps and every two years we were in a different part of the world. In my career, I've been active in real estate activities involving rehabilitation and the use of alternative energy. My house is the first NYC townhouse to have a solar hot water system - 1977 - and it still works!

Upper West Side Thanksgiving

This apt. hosted by a wonderful host was ideally located, close to Central Park, the area near the Thanksgiving floats being put together, bars, restaurants. The apt. was comfortable, with a well equipped kitchen, so that we could cook Thanksgiving dinner at home. Its a older apt. building with history and character, yet with all the amenities.

Renter beware...

Location is ideal, especially for families, lots of activities nearby. Owner was flexible with our early arrival and late departure. The apartment was advertised with air conditioning in the bedroom and living room. Upon arrival, there was no AC in the living room nor was there any explanation or attempt on the part of the owner to install the AC. After hearing many excuses, we insisted that it be installed ASAP because the apartment was on the 3rd floor (heat rises), no cross ventilation, it was hot in NYC, no screens or safety grates on the windows, we had a toddler and we paid a lot for an apartment with AC. The next day, an old, not efficient AC was installed, but we had suffered miserably the first day. The owner did not offer a refund or any compensation for our inconvenience.

We had to call the owner several times because there were no instructions re: location of trash barrels, washer and dryer, how to turn on oven (did not get it to work after several trys and a call to the owner), how to get Murphy bed down, and internet instructions and guest user code.

While this is advertised as family friendly, parents of small children beware: there are no security grates or screens on windows. This apartment is 3 stories above ground so parents must be vigilant about watching their children or always keep the windows closed which can be a major ventilation problem since the apartment gets hot and stuffy since there is no cross breeze because windows are only on one side of the apartment. However, a suitable crib and high chair were available.

Bathroom was dirty. It had a modern sink, but the bathroom floor is filthy. Tiles on floor and in shower are old and need to be steam cleaned: years of built up dirt, mold, and grime are on the tiles. Linens plentiful but pillow cases in bedroom are faded and stained, towels smelled of mildew because they are dried in a damp, old cellar. Beds were comfortable but pillows were flat. Kitchen is well equipped but dirty—ceiling lights, pipes and fans are filthy with dust and grease. Steam cleaning needed. Washer and dryer are available but located in the cellar, 4 flights down. If you’re not used to cellars in very old houses, this could be scary. The cellar is damp and musty smelling.

We paid a substantial rate and should not have had any problems. There are apartments in the area for less or comparable fees but they were booked so we had to take this. A small investment of time & money & this place could be great.

Owner's Response: MY! I'm sorry she had such a bad time! The cellar had just flooded with these monsoon rainstorms of late. She refused to let the Living room windows be opened on the grounds that her toddler could open the double paned window further - not remotely possible. Unknown to her, there is ventilation from the apartment through the skylight. (I had just returned from the hospital and needed a day to get my crew together to bring up and install all the air conditioners.) She ignores the safety grate in the bedroom full length window.
As to being clean, I hire a professional cleaning lady who spent 4 hours doing the one bedroom apartment - I disagree with her assessments. She never brought up the topic of a rebate for that one day without a LR air conditioner - I would have considered it. Again, I'm sorry she had a bad time.

On the positive side. Great location. Close to Central Park, museums, subways, and numerous quaility restaurants. Charming neighborhood and building on the outside.

Inside the apartment, the beds were comfortable, linens clean and plentiful, nice HD TVs.

On the negative side. The bathroom was quite tired and dirty by most peoples standards. The shower and tile surround were dirty/moldy. Water pressure in the shower was also quite low, so it was challenging to get rinsed off. Used bar of soap and open containers in the refrigerator were also a big turn off. These items should be removed after each guest leaves.

I liked the neighborhood, but unfortunately I think I would look for another rental rather than this one..

Owner's Response: I hire professional cleaners, but they must have missed the old bar of soap (I provide soft soap in plastic containers with pumps in the kitchen and bathroom.) The tiles are old, but I like them. I do ask the cleaners to leave some items in the fridge for people who would rather not have to buy a whole container of, say, mustard or ketchup for a few days stay. Most guests are grateful; a very few are offended as was this one.
The water pressure comment is a mystery to me: it is the City of New York that supplies the gravity-fed water and unless there is extraordinary local demand (multiple use of fire hydrants at one time, for example) the pressure is about 40 lbs, even on the fourth floor. I'm sorry he had a bad experience: I much prefer happy guests!

Excellently located, spacious brownstone

We thoroughly enjoyed our stay at this beautiful brownstone. We wanted to give our two young kiddos a flavor of NYC and this was the perfect spot. The apartment has plenty of space, great air conditioning, lots of cheerful sunlight, and fully stocked kitchen. It felt very safe and quiet. The location cannot be beat; extremely close to Central Park, subway, crosstown bus, Museum of Natural History, Zabar's, and lots of great restaurants. Alec was extremely helpful and responsive. We hope to come back and explore more!

This location is perfect for anyone visiting NYC. This was our first New York experience and the location and amenities were perfect for a group of girlfriends who traveled across the country to meet for a holiday. Sightseeing was on mine & my daughter's agenda while the others loved the shopping experience. The location to great restaurants, the Museum of Natural History, Central Park and the subway was perfect. We arrived first and Alex was a great host and very helpful with directions. His favorite market ZABAR's, which we all agreed was a must! was worth the visit. A great neighborhood, very friendly & safe. We will be back!!!

The house is part of a neighborhood of townhouses on the side streets, larger multiple dwellings on the avenues, occasional grand apartment buildings on Central Park West, and some notable institutions such as the Museum of Natural History and Lincoln Center dotted around the neighborhood. The area is well served by buses and subways, with a high population of restaurants of many different ethnicities and varying levels of sophistication. No area in Manhattan - be it the Theater District or the Village - is far away in time or difficult to reach.
