PARKING:
*Parking is reserved for a maximum of 8 vehicles. There are 2 parking spaces reserved in the garage, and an additional 6 available in the driveway.
*Please note there is absolutely NO parking allowed on the street, this is strictly enforced by HOA and will result in a fine that will be passed on to the guests.
Other things to note
Montage is a STR neighborhood, so the weekends are pretty lively with neighboring homes enjoying themselves. There are however very strict noise ordinances in place past 10PM.
QUIET HOURS: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 7 am. During that time frame please keep noise to a minimum. Any fines due to noise complaints will be passed on to guest.
It can be very windy in the area, outdoor umbrellas MUST be closed when not in use or when windy. If outdoor umbrellas are broken due to wind damage, guests will be charged a replacement fee.
The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.
Cleaning supplies can be in places that are easily accessed by children. Please take caution.
Pool Heating and Spa (if applicable to this property):
*Pool heating can be hired for the whole stay: $150 for the first day then $100/day thereafter. Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating when hired is limited to 84F;
*Pool does not need to be heated during the Summer months (June-August) it’s usually 80F+ naturally;
*Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
*Spa/Jacuzzi when available, its heating is included and initiated on-demand by the guest onsite.
*Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
This home is in the Desert and with that comes unexpected and quick shifting weather with wind storms happening often. Please understand and expect to see possible debris in the yard and pool at times.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times.
- Primary renter must be over the age of 25.
- Host may request a photocopy of the renter's ID for verification before check-in.
- The maximum occupancy for the property may not be exceeded at any time.
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be Thursdays at or around 9:00AM for Pool/Hot Tub maintenance; Wednesdays PM for Landscaping maintenance; Bi-monthly for Pest Control maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
- FIREWORKS are not permitted in the street or anywhere else in the community.
-Do not tamper with cameras.
Renters are advised that Short Term Rental rules will be strictly enforced. As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Failure to comply may result in citations, fines and/or expulsion from the rental property.

-Security camera/recording device - Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
