This 1100 sq. ft. NEWLY & FULLY RENOVATED (completed Jan. 2013), 3 bedrooms, 2 full baths contemporary-styled apartment is located at the heart of the slopes on Telegraph Hill. It is located between the Coit Tower and the Transamerica Pyramid Building which are just a few walking blocks away.

On a clear day, take the walking route and avoid the limited parking at the Coit Tower by taking the Filbert steps at Montgomery. Along the route, you will be engaged with beautiful foliage in spectacular gardens, art deco homes and wonderful views of San Francisco. The famous steps are also home to the wild parrots which were featured in a 2005 documentary, 'The Wild Parrots on Telegraph Hill'.

A block above Telegraph Hill is North Beach (a.k.a. Little Italy). Here you will be adorned with cafes, restaurants, plentiful shopping and nightlife. Chinatown, Fisherman's Wharf, Pier 39, the Ferry Building, Washington Square, the Embarcadero, the Financial District, Union Square,Downtown, the SOMA district and the Moscone Center are all an easy downhill walks. If walking is not your forte, the location is conveniently near bus lines, street cars and cable cars.

There is no assigned parking at this property but limited (2) hour street parking is available. This location promises to save money on parking expenses as the major SF sites and business areas are walking distance away. If public transportation and paid parking garages are preferred, they are within walking distance away.

Payment Information

A deposit of $400.00 is required to hold your reservation. We

must receive payment by eCheck or credit card for the deposit within (3) days of initial booking. Once deposit is received, your dates are officially reserved.

The balance of the rental payment is due (21) days prior to check-in. The booking will be cancelled and the deposit forfeited if payment of balance is not received.

Upon your arrival, the $400.00 deposit converts to a damage deposit. If the following provisions are met, your deposit will be back to your account within three to seven days of your departure.

If you cancel MORE than 21 days before check-in, your deposit will be returned less $50.00 fee.

If you cancel LESS than 21 days before check-in, ONLY your security deposit will be returned to you ($400.00).

If cancellation occurs on your first day, there will be NO refunds for any reason.

No credit will be given for shortened stays due to late arrival or early departure for any reason.

No cancellations or refunds will be due to you because of weather-related issues, earthquakes or related outages of utility services including: electricity, phone, internet, Wi-Fi, television, or gas.

Upon receiving your security deposit and Rental Agreement, a rental confirmation and payment receipt will be sent to you.

Once we receive full payment for your reservation, we will send you confirmation of your reservation.

The Tom Family takes pride in their building and therefore you can be assured that the quality will be there. Amazing flat and location!

We stayed for 5 nights while my husband attended a conference in San Francisco. Decided to try this place after reading the other reviews and we're so happy that we did. The place feels like home from the moment you walk in. There was plenty of room for 3 adults and a one year old and it always felt like we were back home after spending the day out and about. The apartment was really clean, updated and comfortable. The beds are wonderful and you can't beat the rain shower in the one bathroom.

As many people stated this is at the top of a two block steep climb that might be tough for some. However, we didn't have a car and walked it numerous times a day (pushing a stroller) and although we didn't always greet the hill with a smile the views from the streets around the apartment are amazing and completely make up for the workout. We are pretty active people and had fun walking to Ferry Station, Pier 39, Fisherman's Wharf, restaurants on Columbus Ave, Coit Tower and Lombard Street from the apartment. We also walked to Market Street one day and were able to catch the MUNI out to Golden Gate Park to spend the day. However, since my husband was oftentimes headed to work at the convention (and was not as much a fan of the hill) he would call for an Uber and would be consistently be picked up within a minute or two so finding transportation from here is super easy.

Margie is on top of responding to emails and any questions you might have. She also refunded our deposit within 24 hours which was nice. Knowing that the landlord/owner cares means a lot.

Honestly, I debated a lot about where to stay and staying at this flat made our trip to San Francisco not only great but amazing. I would 100% recommend this flat to anyone planning a trip!

wonderful house!!!

The house is beautiful, very clean, and has everything! I esp. liked the the walk-in rain shower in the master bath! And you know what they say about location: well this place has it. Beautiful view of Bay Bridge just 3 doors down the hill. We were 3 blocks from Coit Tower, 3 blocks from North Beach (Italian neighborhood with lots of great restaurants and unique shops), and 4 blocks from the Embarcadero(catch a streetcar or ferry to almost anywhere). The Stinking Rose is a well known touristy rest., but still very good. I highly recommend to local favorites: MO's and North Beach Pizza. Also, we saw the green parrots flying around Telegraph Hill several times! What fun!

Wonderful!!

We were very impressed with this lovely apartment. We had spent much time deciding where to stay in San Francisco and this lovely apartment ticked all the boxes. The location was ideal for exploring the city and we loved the fact that we were situated in a neighbourhood within walking distance to so many points of interest.
The apartment was quiet, clean and spacious with ample space for two couples. All fixtures and amenities were of a high standard. We would definitely recommend this apartment to others.

Tidy, comfortable property.

Spent five nights in SF. The accommodation was clean and comfortable and not lacking for anything we wanted. A selection of restaurants and cafe style dining are reasonably close with 'Little Italy' a short walk away. If you are happy with a little exercise it is easy to get to many spots and to options of different transport routes are close and will get you to most paces.
