Situated directly on the pristine Gulf of Mexico shoreline in beautiful Florida, this retreat boasts opulent accommodations. Each bedroom features a lavish king-size bed, and there are 3 1/2 bathrooms for your comfort.

The main bedroom on the second level offers a gorgeous en-suite bathroom with a spacious soaking tub and a walk-in shower. The second primary bedroom on the main level provides a cozy king-size bed and an en-suite walk-in shower. Additional suites also feature king-sized beds and share a bathroom with a walk-in shower. (One suite on the second level even includes a full-sized baby bed.)

The fully equipped kitchen provides direct views of the Gulf, allowing you to enjoy the scenery while preparing meals or grilling on the outdoor deck, complete with a TV. You'll find seven flat-screen TVs inside the house, including an impressive 80-inch smart TV in the main living area. Whether you swim in the Gulf or the Inter-coastal Waterway just across the street, you'll have endless aquatic options. The east bedroom boasts picturesque views of the Gulf and the Inter-coastal waterway.

Other amenities include an elevator, a private secluded beach, a 12 Cup/K-pod Coffee Center, internet-ready TVs for accessing your Netflix accounts, and complimentary wireless internet. For added fun, a "Fun Room" is stocked with beach gear and fishing equipment, including four beach cruisers, one kayak, beach chairs, umbrellas, a beach canopy, and a beach cart.

This oasis is also an ideal location for an intimate beach wedding. The three-car garage has a lattice on the Gulf side that can open up for receptions and parties, with additional parking available across the street at the beach access parking lot. The second-floor balcony can accommodate approximately four tables, seating four each for additional seating or smaller gatherings.

For your convenience and security, the property features an electronic entry for self-check-in. And yes, we are a pet-friendly home! Pets must be approved, and there is a $295.00 pet fee, plus taxes and reservation fees.

We strive to go the extra mile to ensure your comfort. Each bed is generously supplied with plenty of pillows and extra sheets, and an abundance of towels is provided. Additional essentials include paper towels, toilet paper, and laundry detergent.

Located on Navarre Beach, you can enjoy a splendid day at the bay, crabbing, fishing, or sailing, with opportunities to spot dolphins and manta rays swimming nearby. The area offers fishing piers, ample parking, and attractions such as the Naval Air Museum with periodic shows by the Navy's Blue Angels, Fort Walton Beach, Eglin Air Force Base, Gulf Islands National Seashore, and a variety of shopping and exceptional dining options. The property is conveniently accessible from Pensacola (PNS) and Fort Walton Beach (VPS) airports.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:


Guest: {{guest_name}} (“Guest”), and


Host: {{host_name}} (“Host”).


THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”


LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).


QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.


EVENTS. Weddings, Receptions, and/or other Events are permitted only with the Agent's written consent and are otherwise prohibited by this herein agreement.


OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests


If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.


BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.


CANCELLATION. Payment of 25% is due to reserve property when booking direct or through Vrbo. Your balance Payment is due 30 Days before Arrival. If your stay is within 30 days, the total cost is due to reserve property, which is non-refundable. We strongly encourage Vacation Rental Travel Insurance. If the Reservation is canceled outside of the property's cancelation window, Deposit Payment will be refunded minus 5% of the payment for the Cancellation Fee to cover Administrative and Credit Card Processing costs, and Guest is released from financial liability on the remaining balance owed. Cancellations with less than 60-day notice will result in 100% loss of all payments. Refunds due to another guest's rebooking will be considered case-by-case. When booking through Airbnb cancellation terms may vary slightly. See your dashboard for details.


SYSTEM FAILURES. In the event, the Vacation Home sustains a failure of a system, including but not limited to water, sewer, septic, electrical, mechanical, propane, heat pumps, ventilating, and structural systems, neither the Owner nor the Agent shall be liable to You in damages and no refunds will be given for such failures. However, the Agent will make an effort to promptly repair or replace the failed system or equipment. In such event, You agree to permit Agent or its service staff to have reasonable access to the property to inspect and make such repair.


ACTS OF GOD/CONSTRUCTION NOISE. Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Your scheduled occupancy, including but not limited to Acts of God, acts of governmental agencies (e.g. beach nourishment, condemnation, etc.), fire, strikes, terrorism, war, inclement weather, including flooding, and construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances.


UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.


SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:


Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.


DAMAGE PROTECTION PLAN. La Vie Vacations LLC applies a Property Protection Program for a charge of $65.00 for each reservation. This damage Protection program covers up to $10,000.00 in accidental damage (excluding linen damage) to your rented unit that occurs during your covered occupancy. La Vie Vacations LLC is responsible for filing all program claims on behalf of the tenants, and the tenant will be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceed the coverage Limit of the Property Protection Program. The amount you pay for the Property Protection Program includes any related insurance, technology support, service, claims adjudication costs, and administrative fees charged by La Vie Vacations LLC for making this coverage available. This program does not cover intentional damage, those resulting from the tenant's negligence, or damages from non-compliance with the terms of this agreement. Determination of actual damages will be at the sole discretion of La Vie Vacations LLC and the program underwriter.

PETS. Unless otherwise specifically permitted, no pets shall be allowed on and/or in the Premises. Your breach of this provision shall be considered material and result in your tenancy's termination. You agree to be immediately responsible for any damages, including additional cleaning expenses caused by Your pet(s). Pet policy for pet-friendly properties allows up to 2 dogs for $295 pet fee (unless otherwise agreed upon).


SMOKING POLICY. Smoking on the Premises is prohibited.




SUBLETTING. The guest does not have the right to sublet the Premises.


INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.


MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.


TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
