INTRO
Take in everything FL has to offer during your relaxing stay in Avon Park (Next door to Sebring). Small town feel with Gazebo downtown and all. Scheduled senior activies available. Enjoy what FL has to offer without dealing with daily beach and attraction traffic. 4* sleeping areas (*two private bedrooms and *two semi-private), 2 bathrooms, central air (and furnace just in case it's chilly). Comfortable for 6 to 8 people, maybe more with kids.

Please note, we are new to this platform and unsure whats the "norm" when listing, but please know we are more than happy to answer any questions you may have. A home attendant is only ten minutes away if there are any issues, not expecting any, but just to let you know. The goal for our guests is sun, fun, and peaceful relaxation. Please consider the home fully yours during your stay.

SLEEPING AREAS
Main level: Split bedroom floor plan with with two suites. The master has a king-sized comfy bed, two night stands with bedside lamps. A tall and long dresser plus the large closet will meet all of your storage needs. Blackout curtains in bedroom in case you like to sleep in. If not, the sun will be shining, reminding you it's time to get up to enjoy the day. (Can't go wrong either way!).

The second bedroom is on the opposite end and is available with different sleeping options, currently set up with a king bed, dresser and built in desk area. (If an office is desired, the beds can be removed. A futon or a single bed are also possibilities). The bedroom is attached to the main bath with private bedroom access and access from the hall.

LOWER LEVEL*
Three rooms...The first is used the main entrance and doubles as a semi-private bedroom. It can be made private by simply entering the house through a different door. It contains a futon, small plastic dresser and shoe area with a cabinet and chair. The second room is a dining area also perfect for games, puzzles, crafts, or an office space. Lastly, the laundry room complete with washer, dryer, and a clothes line is available to you at no cost. Laundry supplies included. This room also stores lightbulbs and most anything else you may need.

MAIN LIVING AREA
KITCHEN
Open concept with kitchen and living room. The kitchen has a stove, fridge, and microwave. There is NOT a dishwasher, but believe me, you won't mind because you'll be relaxed standing on an anti-fatigue mat, looking out the window at palms and pines, while visiting with those in the living room. The kitchen is fully stocked with seasonings, ketchup, mustard, sugar, and flour. Feel free to use whatever is available.

LIVING ROOM
The living room has a large couch with three powered seats (the first two from the left and the lounger far right) so you can kick back with your feet up to rejuvenate. The lounge can double as an extra bed if needed. Also has two chairs, one recliner and a rocker. The large TV is currently in the master bedroom and the smaller in the living room.They can be easily moved to other rooms (can customize set up based on your preferences). TVs are set up for streaming with the provided free high-speed internet.***Do not charge movies or anything else. The penalty is a minimum of double the charges***

THE SUN ROOM
Words cannot properly describe how enjoyable this room is. All of the windows open for temp control, feeling the cool breeze is extra sweet. After the sun goes down, relax in the ratan sofa, set up the card table for puzzles or games (Note, these chairs can be moved to other areas. They hold 300 lbs). The room can get hot, but you can still enjoy at all times with the industrial fan. By sunset (many areas near by to see the full view) the room is usually down to comfortable temps in the 70s to low 80s. If you love waking up to the sun rise, a queen size self inflating air mattress (one total) is available. This room stores shoes, beach towels, and other assorted items. The sunroom opens to the fenced-in yard.

OUTDOORS
Direct access to the yard from the sun porch and laundry room on LL.
The home is located on large 1/3 acre yard. Two adjustable lounge chairs and a couple plastic chairs stay outside. Extra chairs available in sun room. There are small solar motion sensored lights in the back. The home is in a quiet neighborhood. Grocery and other stores are a very short drive away or even a walk away. The street is only one block long and thus does not get much traffic, usually just the (friendly) neighbors.

The completely fenced yard is perfect for privacy and pets (blocking may need to be done in a couple areas with small dogs, contact me so it can be done prior to your visit). There is a carport that provides lots of shade. The open area next to the shade makes a great place for a blowup pool. The banana trees are not bearing fruit yet, but you may see and pick berries and veggies or whatever you happen to find. Flowers too.

There are four standard chairs and two adjustable lounge chairs. A Weber charcoal grill is available for outdoor cooking. Once in great weather, it's common to spend more time outside so you may find yourself grilling out frequently. Everything seems better in sunny weather.

ACTIVITIES (MANY MORE on list).
Two nearby swimming lakes (no lifeguards, located 5 and 15 min away) with beach and picnic amenities. The lakes are mantained by the city and thus keep the beaches safe for swimmers and park visitors. (Of note, need to say that gators can be found in any body of water so if on the rare chance you spot one in the park, please tell me so I can repor it. Gators are not common in Avon Park/Sebring. The list has where to best see them in their natural habbitat.

There are so many activities within an hour's radius that it's not possible to list them all, but an activity guide will be provided inside the home and can be emailed to you if you'd like to preplan. Most activities located very close involve nature, for example visit Hemlock State Park, 15 minutes away, and take the tour. (EVERYONE says how great the tour is). List will also include some of the numerous restaurants in the area. Outside the area, the beaches are usually 1.5 hrs away from door to sand. Tampa and Orlando are about the same.

If you've been to FL, you know what "depends on traffic means". Basically most everything is within 1.5 hrs. The trade-off of driving a bit further is not dealing with horrendous traffic everyday, can visit those areas, if desired, and leave. Go collect shark teeth on a beach or go swim at another with lifeguards. Those and others too are on the list.
