Iguana house narrative

May 26, 2014

Imagine a man who so loved his house that he brought it all the way from the mainland, across 35 miles of sea, risking complete disintegration of the structure, and, finally, planting it in a beautiful spot on the Isla Bonita, 4 ½ north of San Pedro, where it was eventually renovated by an American architect from whom the current owners bought it, amidst stories and legends that had arisen around the house over its long life.

This is a totally renovated, 3-bedroom, 3-bath house with a spacious living/dining room, and a modern kitchen. it can accommodate up to six people comfortably. It has over a thousand square feet of deck which faces the reef just beyond the front gate. The sea breeze makes it a great place to hang out and enjoy the sun and the sea; and the reef beckons one to kayak and snorkel and fish. The private pier has been rebuilt and a modest swimming feature has been added.

Fishing trips, tours to amazing snorkeling and diving sites as well as adventures to the mainland to visit Mayan ruins, can be taken right from the front door of the iguana house. Or you can take out a kayak and have your own adventure on the reef.

This is a neighborhood house and, although you are about four and a half miles from San Pedro, you’ll find friendly neighbors, great restaurants and a convenient grocery store within walking distance. If you need to go to town, there is a regular coastal ferry service which makes the run to and from town. Private water taxis are also available. Golf carts can be rented by the day or the week and, although the roads can be rough, are often the most convenient option. The most cost effective option will be determined by how many people are traveling together.

It’s private at the iguana house, but not remote.

Some of the rates you might anticipate are as follows:

Weekly rate for golf cart: $350.00us

Coastal express: $7.00us, one way, per person, to or from San Pedro

Private water taxi: $40us (up to six persons), one way to or from San Pedro

The owners, Jim and Nicky, are committed to providing you with the orientation, support and availability that will make your Caribbean vacation wonderful.

Great house and location

  • 5 of 5
My wife and I spent a truly relaxing week at the house. It is well maintained, landscaped, has a large deck and is stocked with all the necessary essentials. Jim was willing to help in any way to make it easy for us while we were there. He arranged our request for a weekly golf cart rental and had it at the house when we arrived. It is a fun way to explore the island and for trips to town. At his suggestion, Coral Divers met us at the San Pedro airport and took us to the house by boat which was nice after a long day of travel. Genie and his crew were great and we took two snorkeling trips with them. Rubio is the caretaker next door and he would go out on his boat to bring back lobster, crab and snapper. The house has a new BBQ grill which made for some delicious dinners. The Belize people were all very friendly. Would love to go back someday.

CHARMING! Perfect for 6 adults

Loved the location. Out of town, but accessible by golf cart and water taxi. Beach -- and Coral Divers -- literally right in front of the house. Jim and Nicki Benjamin were extremely helpful. House was charming and perfect for 6 adults. Highly recommend!!

The perfect home away from home

  • 5 of 5
This property could not have been more perfect for our group. The house is beautiful and very comfortable, and had everything we needed. We bought most of our groceries in San Pedro (which Jim helped arrange upon arrival) and cooked most of our own meals. The house has a full kitchen, washer/dryer, and bottled water. There are also two 2-person kayaks, which we took out several times. A local guy swung by the house every morning selling burritos and tamales for $2.50/each--and they are amazing! The house is right next door to Coral Divers, which made arranging snorkeling, scuba, and fishing outings super convenient. They also arranged our transport to/from the San Pedro water taxi stop. Everything was super easy and relaxing. Amazing place for a vacation, and Iguana House is a great place for a family or group! Many thanks to Jim for everything :)

Love the Iguana House!

  • 5 of 5
This is my ninth trip to Belize. I have stayed on the main land and on Ambergris Caye each time. This is my second stay at this property. I was very happy with the help Nicky gave me and my family who all arrived at different times to the Caye. She set up the golf cart rental for us and delivered it to us upon arrival at the water taxi. There was complimentary water at the house and a cell phone for local needs. We also were privy to kayaks and bicycles which we used several times. All was great with the house which has a bathroom for each of the 3 bedrooms which is very nice for a group. The new back porch is beautiful with a laundry line which worked well for the after snorkeling attire and towels to dry. There is a BBQ but we did not use it this trip. The kitchen is well stocked with pots and pans, coffee maker, and hot water kettle for tea or the like. The beds are comfortable and the large eating table works well for family game nights also.
The last reviewer mentioned the distance, and unpaved roads and no lighting. Seriously? Get with the island spirit! This home has all the necessary perks plus more, like a washing machine, and wifi. These are especially nice and not common in rentals here. Very close by is Mata Grande grocery so one need not go into town for food stuff, water or beer. Any tour will pick up at the pier or the one just north of the house, so excursions are easy to take. All in all my family had a wonderful time here at iguana house for the second time in 5 years. We played in the water, snorkeled, fished, and ate. Thank you Nicky for the improvements to the house and allowing us to stay here.

A Bit Dissapointing!

  • 2 of 5
With no hot water, little guidance from the Property Manager, hidden transportation costs, and long distance into town, I would say the experience was Fair to Average at best. The house itself is approx 4 to 5 miles from town, while this may mean little to most of us, by Belizian terms, this is "very far". Your only mode of transportation is a golf cart, which you have to pay a pretty penny for, or water taxi, which is about $40 one-way with a guy who may or may not be available. Furthermore, the roads back are dark, no lighting and not paved, so make sure if you choose the golf cart route (which is much cheaper), you're with other people as the golf carts themselves aren't 100% reliable as we found out on particular evening.

Also, while the house is beautiful, there is little to no hot water. When we reported it to the property manager and care taker, the solution was to take a shower one at a time.

Furthermore, the property manager for this place is responsive if you send her an email, however her messages are brief and curt, so you're constantly left asking more questions. A typical conversation would be

Me: "so how do we get, to the house from the airport?"
PM: " golf cart or water taxi"
Me: " do you have a recommendation, any costs?"
PM: "call Armando or Chris, they will take care of you"
Me: "do you have a recommendation, any costs?, how long does each take"
PM: "we will be available to help you, call us anytime"
on and on and on.....

In short, we had a small group of ladies and we enjoyed ourselves tremendously because the island is beautiful and the people are very helpful. But at the Iguana House, you're sort of left figuring things out on your own because the location is so remote and far removed. The only saving grace was having Sam, the care taker, come help us anytime we ran into issues.

Owner's Response: Thank you for your review. There are some things that we obviously need to take care of; there are other things that we have to live with for the time being.

First, let me say that Nicky and I had to leave the island two years ago in order to take care of my mother who was in her last days. We were compelled to surrender our property into the hands of a property manager, knowing that neither the property nor the guests would be taken care of the way we would have taken care of them ourselves. Nicky and I are back on the island and will be managing the property and accommodating our guests personally: we are eager to see that all guests have a terrific time in Belize.

The reviewer is absolutely correct in her assessment of the remoteness of the house, the difficulty and expense of going to and from town, and the shameful condition of the road. Regarding the remoteness, Nicky, my lovely wife, likes to say, “It’s private, but not remote.” And I’ll have to add that it is this very quality that many of our guests seek. On the undisclosed expense of going to and from town, this reviewer is the second to mention it: although I don’t see how to avoid those expenses, we will certainly be forthcoming with our guests as to how to get the most bang for the buck; and, finally, the road is distressing, to say the least. If there is a plan to finish it and maintain it, I don’t know about it. In my opinion, it’s inexcusable.

We greatly appreciate the heads-up about the hot water supply: it’s the first mention of it. It’s usually so hot outside, we are all happy to have a cold shower! But it is a small thing to upgrade to a bigger holding tank and we will do that without hesitation. We’re very sorry that you were inconvenienced in that way.

Thank God for Sam! This reviewer is the second or third to extol the virtues of Sam. Unfortunately, the Iguana House will lose Sam since he works for the management team. It is our hope that we can earn the same approval that Sam has. Belize, Ambergris Caye, San Pedro are unlike other vacation destinations: it’s a bit more primitive. And orientation is essential to have a good time. You need someone to show you around, tell you how to get things done, be responsive to your needs. Nicky and I will do that. In fact, we love doing that!

Finally, let’s hear it for the Belizeans: no matter what the issue, our guests have always raved about the friendliness of the islanders.

Second Vacation in the Works

  • 5 of 5
As avid travelers, it is difficult to understand why one would want to revisit a particular destination over and over. After traveling to Belize and staying in the Iguana House, we have come to understand why. Belize is amazing. Situated directly on the Caribbean, the Iguana House allows one to take it all in, and real life, work, and everything that comes along with the daily grind is quickly forgotten. We received daily visits from friendly, lazy iguanas, watched beautiful sunsets and sunrises, drank coconut water that came directly from the palm trees growing in the yard, swam off the dock, and enjoyed kayaking, swimming, and snorkeling. Nicky was incredibly friendly, informative and a great host; her home was equally as inviting and we loved every minute we spent there. No amenities were lacking. We had an amazing vacation and will be returning to the Iguana House in 2012 for what we have decided will be our annual vacation destination. Thank you, Nicky!
