Kitchen: Fully equipped kitchen with bar top and 2 stools, stocked with coffee, creamer, sugar, some spices, keurig coffee maker, microwave, oven, toaster and other cooking and dining provisions

Mini Bar: Mini bar with a sink and mini refrigerator. Equipped with 6 wine glasses and wine holder.

Bedroom 1: This primary master bedroom features a Queen Bed, Smart Tv, 2 walk in closets with hangers and storage, private from the other bedrooms with its en-suite bathroom featuring a vanity, walk-in tiled shower and large bath tub.

Bedroom 2: This bedroom offers a queen bed, smart tv with hallway access to the shared bathroom

Bedroom 3: This bedroom offers 2 single twin beds with hallway access to the shared bathroom

Backyard: The private fenced backyard features a custom built in-ground pool and hot tub, BBQ grill, lounge seating area, covered outdoor patio with outdoor table

Amenities: Laundry room with washer and dryer, internet, Smart TVs.

Parking: Driveway and side of driveway on the rocks.

Guest Access:
You will have access to the entire home excluding the garage.

Extra long Driveway and side of home allows for boat and vehicle parking.

NO EVENTS OR PARTIES
*Must be 25+ years old to book
*Quiet hours are strictly enforced from 10 pm to 7 am.
*This home is in a residential area and parties will be shut down immediately or you will be asked to vacate the property without a refund.

SECURITY CAMERAS
*There are security cameras located outside of the property, the front entrance, driveway, backyard surveillance of patio, pool and pool equipment. There is camera on the side yard with motion sensor. There are no cameras inside of the home.
*The purpose of these cameras is for liability reasons and to prevent parties and misuse of the pool or tampering with equipment. The rental agreement is immediately terminated without a refund if any security camera is tampered with, in addition to a $500 fine.

PETS
Sorry we can not provide accommodations for your furry friends! We do have other listings that can, so please reach out if this is a must.
> You will be charged an extra cleaning fee and fined if this rule is not followed.

SMOKING AND VAPING
*Absolutely no smoking or vaping inside the home. A violation will result in a minimum fee of $200. You are welcome to smoke outside with the home’s windows and doors closed.

POOL AND SPA
*Using the pool and spa will require signing a pool waiver in advance. All guests in the party must sign a pool waiver prior to the arrival date of the stay.
*Pool cleaner comes 1x a week (Wednesday) through the side gate to clean the pool, which takes a few minutes and they will not interrupt your stay.
*No glass or food in or around the pool. If the pool needs to be drained as a result of this violation it will be at the expense of the guest.
*DO NOT touch pool equipment without approval. Fine will be applied if this rule is not followed.

HEATING POOL AND SPA
*Heating the pool and built in hot tub will require a credit card authorization form and payment charged will go directly to the propane company.

*You will be responsible for paying for the propane usage to heat the pool or hot tub. The pool & spa is the only thing on propane at this property.

*Provide advance notice for the pool to be heated prior to arrival, it can take up to 8-10 hours to heat the pool to 85 degrees. Spa heats in an hour so advanced notice is not needed.
*Please note: Pool and Spa cannot be heated at the same time. It is all on one system and switches modes for heating. **

*The cost of heating the pool to 85 degrees cannot be estimated since many factors are involved, such as outdoor temperature, length of time pool is heated, and pool temperature, etc. Best ESTIMATE is $185/day .

Hot tub heating only - $50 a day
(Advance notice not needed since hot tub will heat within 45 minutes. )

*WINTER MONTHS (November - April) heated pool may be desired
*SUMMER MONTHS (May – October) heated pool likely not needed

DEPOSITS AND STAYS
*A deposit of $250-$1000 may be requested for bookings and holidays.
*Any stay over 30-days requires a separate signed rental agreement.
*For items left behind, a $10 service charge is added to the shipping charge.

BBQ GRILL
>We try to keep our BBQ propane tanks full. If the tank is empty or running low please let me know.
