Except for a few off-limits areas, guests will have the entire home to themselves. There is no access to the garage, basement, or the 5th bedroom upstairs. There is also one locked closet in the bedroom with the bunkbed.
We give our guests space and will check with them a couple times through their stay to make sure everything is well. The best way to reach us during your stay is text or phone call. Our normal business hours are M-F 8:30am to 5pm. Please be patient for responses outside of these hours.

We recommend a having a vehicle, and in the winter during snowy weather, something with AWD or 4x4 is best.
City of Flagstaff does not allow street parking during the winter; November 1st through April 1st.
We don't recommend more than 6 adults, and we reserve the right to decline bookings for more than 8 adults.
City Ordinance: No street parking From Nov. 1st through April 1st. There are 4 off-street parking spaces in driveway.
As a precaution, all reservations with guests that have 3 or less reviews, we will require the following:
-Copy of driver's license (uploaded to chat)
-Names of all adult guests staying with you
By booking you confirm you have read our guest rules, and are aware that there are cameras on the property overlooking the front area of the house and driveway. This is for your safety and ours.
Cleaning fee will be an additional $50 for stays 10 days or longer. This is to make sure we are providing the utmost cleanliness experience for all of our guests.

We have a few rules which we’d like to let you know about. We know rules are boring, but we’d really appreciate if you could have a quick read.
#1 – Shoes Off
• We ask that you please do not wear shoes while inside the house. Thank you so much!
#2 – No Pets
• For the consideration and safety of future guests with allergies please do not bring pets onto the property.
#3 – No Smoking/Recreational Drug Use
• Our house is a drug free and smoke-free property. This means no smoking or recreational drugs inside or outside of the home. We also ask that if you will be vaping, you do so outside of the home.
#4 - Number of Guests
• Ensure total guests matches that on your booking. If you have more guests than what you have booked for, you will not be covered under Airbnb Insurance and you may be charged an extra fee. This is bad for everyone!
#5 – No Parties
• Please respect our neighbors. This is a residential working neighborhood that is quiet in the evenings. Noise levels must be minimal after 9PM. There is a noise level city ordinance and we do not want any complaints. Violation of this will result in termination of your reservation and the security deposit will be retained. We must respect the peace of the community. Thank you for understanding!
#6 - Please Clean Up Dishes
• If you use any dishes during your stay, we would be grateful if you would clean them. This would be of great help.
#7 - Check Out is 10AM
• Our cleaner will arrive shortly after 10AM to clean the property. We can’t stop her, she is a cleaning machine! (You may request a late check-out. Please submit your request no later than 24 hours before your check-out time. The fee for this service is $25)
#8 - Lights, Electronics, and Heaters
• We would really appreciate if you could turn off all lights, electronics, and heaters when you leave the house each day, and upon check out.
