Located on the 9th Fairway of Incline Championship Golf Course, Ninth Fairway is a luxury townhome that boasts splendid golf course and Lake Tahoe vistas from the open plan living room, deck and master bedroom. This townhome offers a rustic mountain ambience, along with a fabulous location, and lots of privacy.

The floor plan is ideal for casual or formal entertaining. The main floor offers a well-equipped kitchen, dining area, powder room, living room with gas-assisted fireplace and large private deck. There are 3 bedrooms plus 1 loft bedroom. The 1st floor provides three bedrooms (1 x king master suite, 1 x queen shared bathroom, and 1 x twin trundle with shared bathroom). The 2nd floor loft offers 2 x twins, perfect for our younger guests to escape!

The dining table offers seating for 6 guests and the kitchen bar offers additional seating for 4 guests. The deck offers comfortable cushioned patio seating for 6 guests as well as a large Weber gas BBQ, perfect for alfresco dining or enjoying a glass of wine and watching the sunset the Lake Tahoe blue horizon.

The property offers parking for two vehicles (one carport). Additional vehicles are required to park at The Chateau.

* Access to private Incline Villages beaches provided for daily admission fee (open Memorial Day to Labor Day)

* Incline Recreation Center with indoor pool and fitness center less than one mile away

* Par 72 Championship Golf Course and par 58 Mountain Golf Course close-by.

* Diamond Peak Ski Resort less than two miles away.

* Northstar, Squaw and Mt Rose are approximately 30-45 minutes away.

Additional fees include Washoe County Occupancy Tax, departure cleaning and damage protection insurance.

We were very comfortable at this vacation rental property. It was especially nice to have a view of the lake even though this location was not on the lake. It was a beautiful setting away from traffic. Incline Village has nice walking/running paths along a street by the lake, and to access them, we parked at the local college when it was not in session. The property had all the basic amenities with clear instructions. The internet and wifi was reliable, which was essential for a family that stays connected to email and social media, searches the web for local information, and posts/shares photos.

We advise caution about these aspects of the property. The online photos of the property give the impression of a much larger interior/exterior. The kitchen, dining room and living room are not nearly as spacious as they appear in the photos. We've stayed at other rental units in this price range, and the photos have more accurately showed the space available. In the end, this did not detract from our experience, but it's worth noting. For the most part, the property was clean. There are stains on the carpeting that should be professionally cleaned. We spent time cleaning dust and debris off the deck and furniture that appeared to have accumulated over quite some time. Lastly, beware the rental rate. We paid the full peak rental rate, and a month later, the posted rate was discounted significantly. At the time of the rental, I asked the property manager whether the rate was flexible, and the answer was that it's not negotiable. It was very frustrating to see it significantly reduced. It's understandable that rates may change based on vacancy, but somewhat like the photos, it was a bit misleading. If you can wait a couple weeks to make your reservation, the rate might go down, resulting in substantial cost savings.

Despite the initial frustration with paying more for less than expected, we had a wonderful time, and the rental property met our needs.
