Were right on the bus line. It’s about 65 cents to ride to old town, or about $9 for a taxi. Our condo #501 is on the South side of the building next to a hotel. You can hear the hotels air conditioning system when on your balcony.

Walked in and say the magnificent views! The bed was very King comfortable and the room was clean. We went horseback riding that we arranged through Canopy charter booth down by Los Muertos beach. Also saw Rhythms of the Night which we relished we had done before but was much improved. The building and staff are great. This is the first time we haven't rented a car. The bus was just fine and we used taxis at night. Can't wait to come again. We will always stay out here. Thanks again for providing wireless and a flat screen TV.

Convenient and comfortable

This was a nice place and a very good value. My wife and I stayed in the end unit #501, after spending the previous 2 weeks in Conchas Chinas, closer to town. It's a snug fit, but comfortably furnished. Both of the beaches were delightful to swim at and sparsely inhabited except on weekends. The pool is nice, and something that I appreciated was that it seems there are always chairs and lounges available and it was invariably quiet. The restaurant and service are excellent as many guests have noted. Don't miss the live music featuring the Gecko Band on Friday nights.
We ate out every night, and the petite kitchen worked fine as a bar, a place to brew the morning café and store some fruit and snacks. The 5 gal. water cooler in the room is a nice feature. The sun shines straightaway onto the patio and into the large sliding glass door most of the day. That could be uncomfortable, but we didn't spend time in the room during the day other than to change clothes. The sound of the air conditioner located next door is quite evident, however we didn't find it bothersome either. We slept well at night with the slider open and could still hear the ocean.
The laundry facility, or "laundry club," is for practical purposes inaccessible unless you're staying longer than a week. It operates by reservation only and was booked full, well beyond the end of our stay, on the day that we checked in? We got by OK because we over packed anyway.
Another reviewer noted that this is a good base for exploring the area south of Vallarta. We will attest to that. In fact it's a good place to explore both directions. We spent most days tripping about to Mismaloya, Boca de Tomatlan and the hiking trail to Las Animas, Yelapa, etc. and then rode the bus the other way to town in the evenings to dine and stroll about. At 8 pesos (55 cents) per person it's a great way to get around. The only taxi we ever needed was to get back to the airport (that was 245 pesos, or $16.89 per exchange rate at the time). By the way, I learned something new about currency conversion this trip. The best cash exchange rate (to get pesos) is at the ATM's in front of either the Banorte or CI Banco. The net ATM rate (including transaction fees) using my debit card averaged about 14.5 pesos to the dollar vs 13.6 using the teller window inside the bank as I have typically done in the past. The ATM is much more convenient as well.

Beautiful condo

Let me just say simply that it was a lovely experience from the first contact with Matt to the day we left (I honestly did not want to leave). Matt and Deidre were great at communicating with my husband and I about what to expect while in Puerto Vallarta. The room had an amazing view of the ocean and both beaches. The ocean crashed against the rocks and the beaches which was very relaxing. My children enjoyed jumping in the waves on a daily basis. There were so many conveniences as well at the condo (a "mini super" to buy groceries and a restaurant that had yummy food and delicious margaritas). The staff at the condominium were so friendly and very helpful. My family and I really enjoyed our stay!

outstanding views! Cute studio!

This was a great vacation for my boyfriend and I prior to the Christmas holiday and for our first visit to PV. We are definitely more of the adventure-seeker types, so we were happy to have our own space and not feel confined to a property like at an all-inclusive. South PV is a magical place. The beach that the complex is on, is beautiful, and great for watching the waves. The bus was easy, and we took this into town and also went further south to explore the Botanic Gardens, and some of the small fishing villages. We did enjoy our last dinner at Le Kliff (The Cliff) as the owners suggested, and it was truly the most amazing view and great meal. Great stay, loved the accommodations - true to the description. A few tips:
I would definitely suggest 509 over 501 if you have the choice - both have an ocean front view, but 509 is smack in the middle and has a superior view, whereas 501 is next to the hotel, and you can hear some hotel and road noise if you're on the balcony (did not affect us at all when sleeping.) Both condos were as described. Beds comfy, everything was clean, studio kitchen provides small refrigerator, two-top stove, coffee maker, microwave, toaster/convection oven, pots/pans, silverware, plates etc. Bring your own toiletries and hair dryer/beach things, and you'll need to get soap/paper towels and those types of things for the kitchen if the previous stay didn't leave them. The market in the complex has all these things in stock if needed.
I was surprised at how few places would accept VISA and/or American money, so do come prepared with pesos. There is an ATM at the hotel next door if needed.
The bus is 8 pesos/person each time you get on or transfer. They pick up right outside the condo complex and it's about 20 min to town - very easy. There is a special bus that picks up outside the complex for the Botanic Gardens, but this is 20 pesos each way. It's more of a coach-style bus. Just FYI as it took us by surprise when we tried to pay the 8 pesos...the regular bus also goes to the Botanic Gardens.
The restaurant on site is amazing, and very well priced. The shrimp tacos are a must at lunch. :) The Sexy Coffee is quite a show, and delicious.
Would definitely recommend this place, and PV as a destination - have fun!

First off let me say this was my first time out of an all inclusive resort and I almost don't want to write this because we want to keep it to ourselves! My dealings with Matt were amazing he answered any questions we had and was excellent to deal with easy peasy. Still not knowing what to expect as soon as we opened the door to the unit we were HOME! What an amazing place. We arrived at night so really weren't able to tell what was outside our window .... when the sun came over the mountains in the morning BAM the view was outstanding. Simply beautiful cozy studio with everything you could ask for. We spent every morning having coffee and breakfast on our balcony in complete awe of the beauty that surrounds you, we could've sat there all day. From the mountain jungle back drop to the turquoise waters and amazing beach. Best beach in PV hands down. Peacefully quiet and the serenity wraps its arms around you in a blanket of amazingness. I have never slept better in that oooh so comfy king bed with the sounds of the waves singing a gentle lullaby. Speechless and thankful to be able to be in such a beautiful place. The people that work there can't do enough for you. The pool refreshing and clean. Just got back yesterday and am already planning vacation time so I can get back there. This has been the easiest and most pleasant experience ever. Matt and Diedre thank you soooooo much for sharing your slice of heaven. We will be back!!!!!

Paradise

We stayed 7 nights in the 5th floor condo. There are great views of both north and south beaches from the balcony. The room was comfortable but we weren't inside very often. We took advantage of being in paradise. The location was perfect and in our opinion, Playa Gemelas is the prettiest beach we saw in the area. Way nicer than the beaches in Old Town and much less crowded. The water was warm and clear with good snorkeling around the rocks. We swam at least twice a day. Took the bus to Old Town many times to eat and sightsee. It's only 8 pesos (about 60 cents) and runs quite often. We also rode the bus to Mismaloya and got a boat out to Los Arcos to snorkel. Also went on an excursion to the Marriettas Islands to snorkel (through vallarta-adventures.com). That was fun even though there were way too many people. Other highlights: The birds, flowers, fabulous sunsets, great food! There's so much to do there. We'll have to return to do the rest on our list. We were really impressed by how beautiful the condo bldg is with all the tropical flowers on the balcony. That was a real treat to see every day. The mini-market on site is a great convenience for bottled water and anything you might've forgotten to bring. The staff there are all very nice and helpful, too.

Fabulous Condo on Best Beach in Puerto Vallarta!!

We had the best time in Puerto Vallarta at Matt's condo. It was clean, updated with a very comfy bed (King)and on the nicest beach in the entire area. We actually got to participate in the rescue endangered turtles program (releasing baby turtles just hatched!) right off the beach that only happens in late October/November if you're lucky enough to be there when the eggs hatch! Our view was spectacular and the process to rent was easy and painless through Matt and Dede. We'll be back on our next trip to PV. Thank you Matt and Dede!! Karen and Greg

We had such a wonderful time at your condo in Puerto Vallarta. Now that we're back at home in Portland and I have a little time, I just wanted to write to thank you again. The location of the condo was perfect, our view was PHENOMENAL!! and the condo was exactly what we were looking for. The entire staff at the complex was wonderful and everyone went out of their way to be friendly and helpful. We absolutely loved watching the sunsets from the patio or from the restaurant below where we had a few nice dinners. The pool was fantastic and was such a refreshing way to end a hot day. We were even invited to help release tiny baby sea turtles into the ocean right on the beach of the condo...that was a wonderful experience. I'm so glad we found this gem of a place to stay and will definitely be asking to stay here again on our next trip to Puerto Vallarta.

You will not believe this place, it is absolutley beautiful. We

rented both 501 and 509. 509 has the best views, although the view

from 501 was spectacular. The condos have EVERYTHING you could ever

want, and the sunsets to die for. If you are looking for the most

beautiful part of Mexico, away from the hassel of being down town,

this is the place of your dreams, and the owners were fantastic. NO

WORRIES GOING HERE!!!!!!!!!! I didn't even lock the doors (day or

night). Do yourselves a big favor, try this place. I have been to

Mexico over 100 times and this was the best vaction yet. We will be

back. Thanks Matt and Dierdre!!

Dear Matt & Deidre

This is our first time we cam to P.V, and the first time we had a

taste of paradise. The condo was our Eden for 7 days. The unit is

large and very clean and has everything we need. It is a real Eden

after a three-day stay at Cabana in Milino De Agua. Your decorations

are very imaginative and creative, which make us feel that we are

staying in an underwater world. The staff is nice and helpful, and

the mini market is convient. The location is fantastic. To take the

bus to town is an enjoyable sightseeing experience. This is the most

enjoyable vacation we could ever expect. Now going back to sunny

Texas, till our return. Thank you for providing us with such a

lovely place to stay.

piece of paradise here. The only advice I could give to the people staying

here is relax, have a wonderful time and fall in love all over

Beyond expectations, your condos view. How many hours we spent just

sitting on your balcony speechless in wonder at this beautiful bay

with sightings of whales (2), dolphins and pelicans, the atrium with

all of its flowers, the incredible setting of the restaurant and

pool. The setting of the sun! Magnifico!

I wisely looked up the restaurants recommended here by other people,

and was not disappointed. Chicos Paradise – take a swimsuit as well

and spend a three-hour minimum here. Our last night at the Vista

Grill overlooking old town and the bay, memorable. $100 for steaks,

a bottle of wine and the tip. The condos location south of town is

ideal… away from the crowds, and the busses are to dye for. Bus it

to Boca, catch a water taxi for $6 (U.S.) to Yelapa or? Thanks for

sharing your wonderful paradise with us.

As Alan mentioned, everything was perfect. Shopping, weather and

food. We will definitely want to come back.

We cannot quite put into words what the ocean song has done to our

souls. We totally lucked out finding you guys at the last minute. It

just might be great enough for us to come back to P.V. instead of

our beloved Cozumel with out two kids. (7 & 3). We nestled into your

place as if it were our own. It was complete and inviting. No resort

can come close to matching your gem straddling the two beaches. Emme

(7) has thoroughly pickled herself in the pool. Truman (3) seems as

though he wants a new grandma in everybody over 50 here, and they

oblige, some handing out suckers! We leave home for nourishment and

retreat and we found more than we hoped for. Frankly, it will be

hard to stay anyplace else unless the ocean pounds the sand as it does

here. So for now we are locking this time in our hearts and thanking

you for your generosity. Your warmth outshines your view.. Each time

you come here, it is our wish that you catch a whiff of the joy

you’ve shared with those who’ve been here – dolphins, surf, sunsets

and style – through our eyes, and now through yours.
