Bistro set on west-facing deck. Additional picnic table and benches under deck to take advantage of the shade. Grab a cup of coffee in the morning, sit outside and watch the sunrise, the boats on the harbor, rabbits frolic on the lawn and deer as they walk through the dunes. From the side entrance door, Three Mile Harbor shoreline is @300' away (raised walk between the dunes, stepping stones that submerge at high tide between the furthest dune and the shore). Gardiner's Bay shoreline is @370' away (directly across the street, shared walking rights - we have access to bay, they have access to harbor). Anchor your boat in front of the house.

Dining table seats 6 comfortably as is (4 side chairs, additional folding chairs in the closet, additional table leaves under china cabinet). Fully equipped galley style kitchen with pass-over counter to dining area. Flat surface electric range with self-cleaning oven, countertop microwave.

Second bedroom has 2 twin beds (we can combine for a short king bed if needed) with maple dresser between them, maple student desk with chair plus TV and VCR on stand (along with cable modem and WIFI router; next to desk in case you aren't wireless) in @8' closet. Hall closet has linens, extra pillows, reusable shopping bags and vacuum. Full bath with Swanstone tub surround and patterned shower doors for privacy. Interior staircase to access full size washer and dryer in basement. Basement has room to play on rainy days and walk-out door so you can put your bicycles away if you bring them.

Pets on approval.

Please note:

Some of the pictures were professionally taken by a real estate photographer who used a wide angle lens to make more of each room visible. This causes the rooms to appear larger. This effect is evident in the picture of the twin bedroom where you can see 3 ceiling corners of the rectangular room.

About the Owner

Our parents bought the property and built the original house in 1954 on the north side of the road. They then built a duplex up on the dune and after that expanded the main house. We were not full-time residents, we were summer people and used to rent the duplex and upstairs of the main house. We spent our summers here on the beach with swimming, crabbing and bonfires with neighbors. One of my sisters and I are the only ones who live in East Hampton year round.

Location

From the Owner

Our parents used to camp at Hither Hills State Park when you would pitch a tent for the summer. They ad their friends decided to buy and looked for someplace suitable when they ran across Sammy's Beach. few of them got together and bought property on Sammy's Beach @1953, there was a dirt road and no electric then, we drove our own wells. This house was supposed to be our parents' retirement house, it was built @1972 and 3 of us have inherited the house.

Notes

  • All rentals by the month or longer Tenant will be responsible for electric (to be changed into tenant's name), trash, lawn cutting (use landlord's service - very reasonable and cut every other week), cable TV and internet service. There is excellent cell service at the house so you will probably not want a land line. Tenant will be responsible for cleaning the house, to be left in the same condition as the day Tenant moved in or there will be an additional cleaning fee of $25/hr when the Tenant leaves, to be deducted from the security/utility deposit.
    Summer 2015:
    MD-LD $26,000; June $6,000; July $11,000; August-LD $14000; July-LD $23,000
Weekly rates include all utilities and services mentioned above except gas for fireplace. Security deposit required, plus $75 cleaning fee. 2-week minimum stay requested, but we can work in a shorter stay here or there.
    Summer High Season: $2,500 for summer weeks; $3,000 for any week that includes a holiday;
Early & Post High Season: $1,500 weekly is for post Memorial Day thru June 30th and post Labor Day thru September 30th
Off Season: $900 weekly is for April and May, pre Memorial Day and again October, November and December; Holiday weeks are $1,000. House is taken off the market for rent for the winter - it's just too cold and windy to be at this location.
SHORTER Term Rentals (these are not available during the summer and only if we have not already reached the limit of allowable short term rentals):
Early & Post High Season post Memorial Day thru June 30th and post Labor Day thru September 30th - weeknights $225/night; Friday and Saturday $300/night; holiday weekend $350/night
