We just had a cancellation for the week starting 6/7. Please note that we are offering this at a discount. Additionally, nights in May are available for $100/night. Many thanks to our guests!

P.S. We have just added an Otter Island Swim Raft and a Sunfish Sailboat to our suite of fun things at our dock. See picture in photo gallery.

Thanks for your interest in the cottage...

The cottage is located just south of King Ferry on the east side of the lake and sits on 101' of lake front. You can throw a stone from the cottage into the water, however, we do have steps between the cottage and the water. You can also drive directly to the water via a lane way. The dock and storage shed occupy the flat area at the base of the bank. At the top of the bank is a very large deck that offers wonderful views as does the long screened in porch on the front of the cottage.

We have enlarged our dock to 60' that includes a 20' x 20' deck with swim ladders at the end. Half of the deck is covered. It features a swinging bench from the roof. Two options are available for securing a boat. A 14' row boat, double seat sea kayak, and Sunfish sailboat are available.

Please note that the owners home is located at the back of the property. The owner may occasionally make use of the dock or deck facilities. Capt. Steve is a fishing guide so you may want to ask a few angling questions!

Well behaved dogs allowed. No cats please.

Wonderful week in a wonderful cottage

We spend the week at the Knapp cottage and had the best time balancing between family time with the kids on the lake and romantic nights with wine and cheese we picked up at the locals wineries.
The tomatoes from Steve’s garden were the sweetest ones we ever had, and our dog had a great time playing with storm (Steve’s dog)

perfect cottage for our week with friends. quiet neighborhood. perfect beach, excellent dock, excellent access to Cayuga Lake. Plenty of hiking, but limited bicycling unless you are willing to start with a hill climb. Close enough, but not too close to Ithaca.

Owner's Response: We are very thankful to have Pat's review online. Pat and his family are some of our regular guests-- having stayed at the cottage for many years. I should note that a picture of Pat is on the web site. He is the one holding a 9 lb. landlocked salmon caught aboard my boat straight out from my dock. Others have caught large salmon recently trolling the upper 30 feet of water in the weeks preceding July 4th. Pat reported that the salmon was delicious!

Owner's Response: We were very pleased to have Dave and his family stay with us recently. They hosted a family reunion at the cottage jointly with others staying along the lake in the same neighborhood. They caught tons of lake trout and salmon and shared some lake trout fillets with us. We had baked lake trout ala Capt. Knapp the next day. Recipe is available to our guests! We hope Dave returns soon for another reunion.

If you are looking for a peaceful relaxing getaway this is the place! The owner is friendly and hospitable. The cottage is nestled in trees which shade you from the hot afternoon sun and frame a nice view of the lake while you rock away the hours in the comfortable chairs on what I call the observation deck. The steps down to the lake are well kept, very sturdy with double hand rails and have landings to stop and rest on the way, if you are unable to walk the stairs you can also drive right down to the beach. Once you are down by the water there is a large dock that also has a covered area with a swing, where we spent every night enjoying the beautiful sunsets! The fishing is good right from the dock; my husband caught his first northern pike.The owner takes great pride in the landscape with several potted flowers throughout the property;an arbor covered in flowers to the stairs as well as raised flower beds. The location is perfect as you feel like you are in the middle of nowhere however Auburn is a short drive where we visited the Bass Pro Shop and they also have several malls, restaurants and a variety of shops. Ithaca is also a short drive where we visited the Taughannock Falls, restaurants and shopping.We didn't spend much time in the cottage however it is well equipped with everything you need. I can’t say enough about how much we enjoyed our stay and we will return!

Owner's Response: We thank Emmett and Donita for their kind words. As mentioned in their review we are starting to get some nice sized northern pike in off the dock as well as the usual Chain Pickerel, pan fish, and small mouth bass. The week after Emmett and Donita left, a 7 year old girl caught the fish of her lifetime using just a night crawler-- a 5 lb. large mouth bass.

It was great to have Emmett and Donita stay with us. We are very much looking forward to having them come back again.

What a good time

My family and I had such a good time at the Knapp Cottage. Steve and his son were extremely pleasant, informative and polite. The property is a very well maintained and has a view of Lake Cayuga that I hope stays with me for many years to come. The cottage is very clean and has many nice amenities, including Satellite TV, microwave and a nice new grill. The porch at sunset, however, was me and my wife's favorite.

The waterfalls in the area are excellent and easy to get to with little kids. Ludlowville Falls wasn't on our GPS but was definitely worth looking for. It is literally at the end of a park with a playground which is a homerun with a 2 year old. Taughannock Falls is a drive but beautiful. Ithaca Falls is great too. Long Point State Park doesn't have a waterfall, but my son absolutely loved it and it was only a couple of minutes away. We went there 4 or 5 times in a weeks time and flew kites and skipped stones. It is a beautiful park.

The local wineries are very good. I recommend the Sauvignon Blanc from Long Point Winery and the Gilded Lily from King Ferry Winery. Both are 5 minutes drives.

King Ferry Golf Course is another 5 minute drive. It is extremely well maintained, and the staff very good.

Ithaca is a beautiful city that is a 15-20 minute drive. Cornell and downtown Ithaca are great to walk around. The local restaurants are excellent. Rogue's Harbor Inn in Lansing is excellent and not too far from the cottage.

Our week up at the Cottage was an excellent time. It was a perfect getaway from the hustle of the City. Thanks Steve

Pillows and blankets are provided. We also recommend water shoes for our guests for swimming. We have a pebble and shale beach. The beach has a gradual drop off. The water depth is 8' approximately 75' from shore and is marked by the mooring buoy. The cottage is a stones throw from the water, but does require climbing 38 new and well maintained steps to the beach. Access to the beach is also available via the lane way. Parking is available there as well Septic systems require that only toilet paper be used, not kleenex, etc... Terms and Conditions: The Guest Cottage is a housekeeping cottage. Please do your best to leave it in the same condition as when you arrived. Some helpful hints can be found on the cottage refrigerator door. Thank you for your consideration. A 14' Aluminum boat, 2 seat kayak, and Sunfish sailboat are available for guest use, but guests must accept full responsibility for the safe use of these facilities. The owner can accept NO responsibility for accidents occurred on the lake. New York State law requires all children to wear life jackets. Any damages to the cottage must be made good, damages must be paid for. Reservations are confirmed upon receipt of a $300 deposit. In case of cancellation, deposit is refunded anytime we can re-rent the cottage. Otherwise, the deposit is forfeited. Directions to the cottage: If coming from Ithaca: Take Rt. 34 North and travel up the long hill along the lake until you come to a "T" in the road. An abandoned Citgo gas station will be on the left hand side. Turn left at this point and you will then be on Rt. 34B North. Follow Rt. 34B North about 7 miles to the hamlet of Lake Ridge. Lake Ridge is just north of the Cayuga Operating Company power station that you will see on the left. After you see the sign for Lake Ridge (the hamlet), look for the Lake Ridge Rd. which angles off to the left. Take a left onto Lake Ridge Rd. (A boat yard is on your immediate right once you are on Lake Ridge Rd.) You will pass Cuddeback Rd. and then Nut Ridge Rd. on the left. After passing these you will come to a four way stop at Atwater Rd. Take a left on Atwater Rd. Atwater Rd. will curve left at 90 degrees and then turn right at 90 degrees. Proceed through these turns and then pass by Brooks Rd. on the left. The next road to the left is Middlecott Rd. (You will also see our "Knapp" sign over the mailboxes) Turn left onto Middlecott Rd. Rabbit Run Rd. (gravel lane) then turns almost immediately to the right from Middlecott Rd. Follow this to the end and you will be at the guest cottage. The cottage is stained dark brown with Adirondack red trim. If coming from Syracuse: Determine the best route to take to Auburn. This may involve taking the Thruway to exit 40 (Weedsport) which would put you on Rt. 34. You would then take Rt. 34 south to Auburn. Or, you may choose to take Rt. 5 to Auburn until you reach the intersection with Rt. 34. In either case take Rt. 34 heading south out of Auburn. Approximately 7 miles south of Auburn in the town of Flemming, take a right hand turn on Rt. 34B. (Note that 34B starts here so that you cannot turn left on 34B even if you wanted to.) Follow Rt. 34B for approximately 15 miles south until you reach the small village of King Ferry. Continue through the intersection (stop sign only) staying on Rt. 34B South. As you proceed south about 1.5 miles, the first road on your right will be Center Rd. The next road you encounter about 1 mile further will be Atwater Rd. Atwater Rd. is marked with a sign, but is easy to miss. (If you pass an abandoned Agway store then you have just missed Atwater Rd.) Take a right hand turn on Atwater Rd. You will be heading west at this point. Proceed west to a stop sign. This is the intersection with Lake Rd. Go through the intersection staying on Atwater Rd. Atwater Rd. will curve left at 90 degrees and then turn right at 90 degrees. Proceed through these turns and then pass by Brooks Rd. on the left. The next road to the left is Middlecott Rd. (You will also see our "Knapp" sign over the mailboxes) Turn left onto Middlecott Rd. Rabbit Run Rd. (gravel lane) then turns almost immediately to the right from Middlecott Rd.
