Phoenix X 1517 is a five bedroom/ four and a half bathroom Gulf-front unit located in beautiful Orange Beach. This property is located within steps of the FloraBama.

The kitchen is fully equipped with everything needed to enjoy your stay. The dining area seats eight and there is additional seating at the bar with four bar stools. The living room has two sofas as well as a love seat. The living room also features a 45" flat screen TV with a DVD player. The living room and kitchen are tiled throughout.

The master bedroom features a king size bed with a 31" TV/VCR. The second bedroom features a queen size bed with a 30" flat screen TV/DVD combo. The third bedroom features 1 set of bunk beds. The fourth bedroom features a queen size bed with a 30" TV/DVD. The fifth bedroom features a twin size bed as well as a double bed. All bedrooms have carpet throughout.

The gulf-front balcony has access from the living room and master bedroom. There are two tables with eight chairs on the balcony.

Wireless internet access. Maximum of two cars allowed. Parking passes are to be purchase on site for $12.

A bit overpriced, but overall decent choice...

Overall, a nice place w/ good location, plenty of living space, and decent amenities. Online photos accurately portray the place.

PRO's worth noting:
1. location w/ respect to beach and neighboring bars/restaurants/hang-outs/shopping
2. nice new balcony furniture (no doubt due to previous complaints; so I feel appreciative for previous tenants' experience/feedback)
3. spacious kitchen / wet-bar area / dining area
4. everything relatively clean & in good working condition (except flooring - see later explanation)
5. convenient multi-storey parking garage located adjacent to condo unit, w/ plenty of baggage trolleys
6. key-less door entry (code use only) was extremely convenient for so many persons continually traveling in & out


CON's worth noting:
1. floors were dirty (i.e. turn your feet black)
2. elevators were somewhat of a nuisance as they were excessively slow (only two located on parking garage side)
3. some of the beds/matresses should probably be reviewed for possible replacement (i.e. lumpy / sagging / etc.)

Overall, a nice rental with everything you need to enjoy your week on the gulf with a large group. No real major complaints, as the dirty floors are understandable considering the relatively large size of floor space, the particular type of tiling, and week after week of tenants dragging in dirt/sand. It would take a real experienced house-keeping company to really get those floors clean in the amount of time allotted (a few hours in btwn tenants checking-out / checking-in).

Finally, as for the price, it was a bit steep considering the overall quality of the condo & its facilities compared to other condos & beach houses in the area. The price is probably the primary factor that will determine whether I return here in the future vs. finding alternative accomodations in the area. I'm sure the mgmt team is continually monitoring their competition to strive to remain competitive.

Owner's Response: So glad you found the unit spacious and conveniently located. The door code is a great added feature as you stated especially for a unit of this size which occupies a large number of guest. Sorry that you found the floors dirty! Housekeeping could have returned to the unit for you had we only known of the issue. We are not in charge of the elevators however I will notify the onsite management of your findings. Will check on the status of the beds/mattresses to see if there is an alternative. We do strive to be competitive with our competition however our main concern is with our guest. We want their stay to be enjoyable!

Disappointed in the Gulf

I found this unit to be "oversold". While the photos are exceptional, the actual unit was not. The furniture desperately needs to be updated (you sink on the sofa and chairs, one bed had a side broken down, the master bed was lumpy, soft, and the frame squeaked every time you moved.) The dishes were terrible - no descent pans to cook in, and those that were there had been put away with food on them. The shower curtain in the front bedroom was black with mold. The floors were dirty - dust bunnies under the beds and grit on the floor - after a shower, you had to put on shoes to keep your feet clean. There were no instructions for using the TV and sound system, and the DVD player did not have any cables connecting it to the unit! The chairs in the dining area were wobbly - we had to tighten the legs so we didn't fall. There were two plastic chairs on ONE balcony - none on the master. The balcony table was plastic and had only 3 legs. We called the iTrip and they immediately sent someone over to check the lights that didn't work and to reclean the oven. None of the remote controls had batteries, and someone came over 10 hours later with a case of batteries. These little details should have been checked before ANYONE stayed there. Only good thing - great view. Overall - we will not stay here ever again!

Owner's Response: We appreciate the feedback! Unfortunately, we were not notified of any housekeeping issues or problems with the unit during the stay. The dishes in the unit are new. They were purchased in December. We have also replaced the pots and pans since this stay. We have purchased new balcony furniture to include a sitting area with small love seat, two chairs and small table. There is also a brand new huge dining table with eight chairs and three lounge chairs have been ordered as well.

We certainly strive for our units to look and feel like your home away from home. Unfortunately, unless we are informed of these issues during the stay, we cannot address them.

Large and Very Nice Space

Great views. Condo was very nice and had a lot or room. Had nice furniture and hardwood styled tile flooring. Very pleasant to deal with. look forward to going there again. This place was awesome, and the condo was very clean and had all amenities needed. A+++

Perfect for our large family!

The unit was perfect for our large family of 12! We had enough space to move around and for everyone to have their own space. As the rental company said in the responses below, the unit has been updated. All of the carpet has been taken out and replaced with tile. It was a great family vacation!

This was our 2nd family reunion here. Many problems this time--I should have read review from Renter T from Jackson MS!! Had to wear shoes constantly as our feet turned black on bottom from filthy floors! Have pictures of feet after just a few minutes on floors! Both sofa beds had food, etc. and dirty blankets in them when pulled out to use, water faucet on one shower kept falling off, no kitchen towels or dishcloths, no can opener that would work, towel bar off wall in bath, garbage disposal wouldn't work, bar stools very wobbly. When I talked with management, they claim they responded to things we called about and not enough cleaning problems--I think filthy floors indicate poor cleaning). Also said they responded to our claims--guess I should have called about everything but I really didn't want to constantly call and doubt they would have come to scrub the floors. We were wanting to enjoy our family and our time together! Think the owners of condo would want it taken care of better.

Owner's Response: It was reported to us that there were no kitchen dish towels. We took those to her. She also reported that there were two manual can openers and neither of them worked. A new can opener was delivered within an hour and a half. Unfortunately, that was not fast enough for her. There were a few maintenance issues that she had which were all taken care of very quickly others from her review were not reported to us until six days after her departure.
