Phoenix X 204 is a three bedroom/ two bathroom Gulf-front unit located in beautiful Orange Beach. This property is located within steps of the FloraBama.

The kitchen is fully equipped with everything you could possibly need to enjoy your stay. The dining area seats six and there is additional seating at the bar with two bar stools. The living room has a cozy sofa with sleeper as well as a recliner. The living room also features a 40" flat screen TV with DVD player. The living room and kitchen are tiled throughout.

The master bedroom features a king size bed with a 30" TV/DVD. The second bedroom features a queen size bed. The third bedroom features 2 double beds with a 25" TV. All rooms have carpet throughout.

The gulf-front balcony has access from the living room. There is a table with seating for 4 as well as 1 extra lounger.

Wireless internet access. Maximum of two cars allowed. Parking passes are to be purchase on site for $12.

Our stay at the Phenoix X was wonderful! We could not have asked for a better location, a friendlier owner or a nicer condo! The owner was especially helpful in answering questions prior to our arrival and made helpful suggestions s to dining and entertainment events after we arrived. I was given the owner's contact number in case we had any questions or needed anything during our stay.

The on line pictures of the property were "true", no funny camera tricks here. The unit was clean and tidy. We will be staying here again, hopefully very soon!

Great facilities at Phoenix, but not a premium property

The unit's location provides a good view of the Gulf. The condo's amenities are well-maintained, and personnel are courteous. The location is near several restaurants; large chain grocery stores are nearby. The condo does have new furniture and new small appliances. However, the old refrigerator is small, and our eggs and other food froze in the refrigerator section. More attention is needed to basic cleanliness of blinds and baseboards, which were quite dusty on our recent visit. Bathroom appliances apparently haven't been updated since construction, and the stained tubs need replacing. Kitchen linens are inadequate--one dishcloth and one dish towel. Sheets are of low quality. TV's have been updated, but watching TV wasn't the purpose of our trip. Our family rates this as a very basic condo with adequate room for 8 to 10 guests and a good view, but definitely not a good value for the price. It was our first VRBO rental after years of using agencies, and it appears that the rental companies require higher standards than this unit provides. We felt the description is misleading, in that the word premium implies high quality while this unit reminds one of a low-budget motel.Given a second chance for this vacation, we'd probably spend a few hundred more dollars and rent a condo from one of the agencies which require more upkeep by owners.
