My family vacationed with another couple and their children (4 adults and 4 children) for the week. This rental property was just perfect for us. There was ample space for both families and the views were spectacular. Both the adults and kids had a blast in the pool and at the beach. I think we encountered only a handful of other people on this almost private beach during the entire week! We have stayed at many other vacation homes in the state and this was by far our favorite place. Between Disney and the other attractions in Orlando and the space center within an hour away, there was just enough to keep us busy but we were also able to relax too. We also loved the fact that we had a concierge at the property to meet us when we arrived. Roddy was so friendly and helpful. He gave us great restaurant and activity suggestions and truly made us feel welcome and right at home. We had such a great time that we are in the process of booking for next summer to come back! Thanks again!!

I am a local, in Melbourne, but my mother and daughter and grand-daughter came down from Maryland the week of March 2, 2013 - March 9, 2013 and we stayed at this great Oceanfront Villa with my other grandkids. Everything about this condo was wonderful! When we first got there, we were greeted by Roddy and Chris. They were both very helpful and informative. It was very close to Sebastian Inlet, which was great for the children and adults. The beach is right in the backyard, along with a pool! There was great dining and live music less than 45 minutes away! A lot of places that are privately owned and rented for a week did not measure up to this Villa. Immediately after walking in, we felt right at home! It was extremely clean and spacious. I would definitely recommend this Oceanfront Villa to any size family looking for a great vacation! I am making my reservations for next year already! Thank You Chris & Roddy!

Hello again Barbara, I remember you well! I am so glad your family and you enjoyed your stay with us. We did receive your new deposit money and have you penciled in for the upcoming March season. You must have hit some of the out of the way restaurants near us as we do have many local places within 20 min. of the villa. I'm sorry you drove so far. There is a list inside the villa with all the info. I guess it was overlooked. In so,glad you got to see our state park at the Sebastian Inlet. It is a great family stopover.

Our Christmas Vacation 2012 review of this house can be summed up as - Location - great! Amount of space - great! Quality of unit - fair at best (although the group renting the other side of this house did have the unit in most of the pictures - we had the not re-done, more dated side of the unit. Water system - still very poor after stated repairs (be prepared for sulfur smell anytime you run water, showers/baths almost impossible to spend more than a minute of two in the water). For the price we paid, we have found much better quality units in most locations. But, it you want to be on the beach, and need lots of room for a larger group, this may be the property for you, if your expectations of quality aren't too high, ask for the updated unit!
Owners response: The villa you stayed in was scheduled to be updated right after the Christmas holidays and since has been repainted in all new designer colors. I regret your stay was prior to that upgrading. We have since purchased new furniture also to blend in with the new decor. As to our water system, it has been improved drastically. Florida does not have the water qualities that you get up in Canada. The underground water up in the northern states is filtered underground thrumassive amts. of underground rock channels that we just don't have in Florida. But we have the beautiful warm weather and pristine beaches so its a wonderful trade off for a week!

Chris, my cousins wanted me to let you know what a great time they had staying at your property. They enjoyed the Beach Villa so much that they already are planning another trip, and will contact you when they have it set up. They also advised that the person that you had to meet and greet them was on time and very informative about local area. Just thought you would like to know.

Pros: Location is fantastic. Right on the beach and the beach was just beautiful! Views from the decks were amazing. House was quite clean and overall well stocked with basics (linens, pots and pans, etc). House layout was great for multiple families. We never felt like we were on top of each other.
Cons: Horrible sulfur odor in the water. Poor water pressure in the shower. Although since the sulfur smell was so bad, showers were quick. House was warm, AC did not seem to work consistently. Most windows and all the doors lacked screens so we couldn't enjoy the ocean breeze or sleep to the sound of the surf. House needs work, water damage visible in many places. Decor was flea market stuff.
Overall, we had a wonderful vacation.

Owners response: We had 21 people at the villas during your stay over the Easter holiday. It became evident our chlorination system couldnt replenish quick enough. It has since been upgraded to service more people. The water pressure was also checked and found to be ok. Water pressure will vary depending on what is being used at what time. If several showers are operating and a dishwasher or washing machine is running you will get a temp. drop in water pressure. The a/c is set at a pleasant 72-73 deg. It can only operate efficiently when all the windows and patio doors are closed. I rode by the villas during your stay and found all your windows open. I immediately emailed you and requested you close them or shut off the a/c, as some people dont like a/c. You acknowledged my email and said you would and did. I dont know why you would even make a complaint about this. The house is constantly maintained on a weekly basis. If anything needs to be repaired it is done prior to a guests arrival. We just had the villas repainted inside and out. I dont know what house repairs youre speaking of. As to the furnishings, anyone can view the pictures on the website and clearly see that the furnishings are anything but flea market standard. I cant imagine why you would make such a rude comment. At any rate, you stated that you had a wonderful vacation and isnt that whats most important?

Second Great Vacation

This was our second time visiting this property and last year I did not take the time to write a review but I made the time to do it this year because we had another wonderful vacation! We live in Orlando and escaping to this secluded beach house is just the break we need from our very busy lives. The accommodations were great and the pictures can’t describe the oceanviews, especially the sunrises/sunsets!

The location of this property was exactly as stated..remote with private beach. Beach was lovely, Master bedroom was lovely. The rest of the house needs work, lots of maintenance and a thorough cleaning. I did bring this to the attention of the house manager and he had excuses for everything. To cite a few: Not enough time between renters to clean thoroughly; group before us were very dirty; refrigerator didn't cool because we left the door open too long loading our groceries; refrigerator in downstairs kitchen was totally unusable because of the smell and that was supposedly due to the group of fisherman before us also. A screen door fell off and hit my daughter in the head. There were loose boards on the balcony that were easily tripped over and we had 2 dead roaches and 2 live ones plus 2 large spiders in the bedrooms. TV's were missing remotes which made them hard to use..especially when trying to hook dvd and game system for children to play. Dishes in cupboards needed to be washed before using...and I could go on and on... I would not recommend this place to anyone!
Owners response: We have an excellent cleaning and maintenance crew that we have had for years that keep our villas in tip top shape. If they didnt we couldnt posibly do the business we do. We have catered to over a thousand families over our 15 years in business with a less than one percent complaint record. Its just not humanly posible to please every family that stays with us, but we will continue to be diligent in our efforts and continue to build on our repeat businees who book our villas year after year and are thrilled to be here. Thanks to you all!

Great Family Gathering

My family stayed at this villa with a view for three nights at the end of May, 2011. After three days in Disney World Parks our time in Melbourne was a much needed retreat. The ocean view is incredible and there is a private little path to a very private stretch of beach. We met a few neighbors and they were friendly and very laid back. The wi-fi connection enabled us to provide Netflix on demand for our grandkids to give them a rest from the sun; fishing the surf just down the private path was a blast for the guys and they caught a few; boogie boarding was fun for everyone; and the kitchen was great for preparing meals and eating in. The private pool and patio was a great place for an evening cool-down. Sunsets and Sunrises are marvelous and this is a place we will definitely return to.

What a find. The family and I had a relaxing vacation. Would recommend this to anyone. A getaway from the crowds. Everything said warmth and welcome. Beautiful views from the living room and even better from the master suite. Will be back next year.

The description about the location of the home was accurate, the home had a beautiful location...Very secluded and beautiful beach. We were NOT pleased with the cleanliness of the property, in or out. We were not satisfied and cannot recommend this property to others.
Owners response: We have been in operation for 10+ years and this is the first issue we have encountered. We pride ourselves in the cleanliness of our property, inside and out. We have a professional cleaning team who thoroughly cleans the day of arrival and we have never received a complaint about their performance.
