A beautiful villa (townhouse) of recent construction, located in the palms directly on a secluded Gulf Coast beach situated in the heart of the San Benito area. This elegant villa includes a private swimming pool a step off the beach, a balcony overlooking the Gulf of Mexico, and private car parking in a prime Yucatan location away from the hustle and bustle of Cancun and near to the historic city of Merida.

The villa is just minutes away from conveniences: a 5-minute walk down the beach to the Silcer Marina (just recently relocated, which offers kayak, sailboat, windsurfing and jet-ski rentals), a few minutes by car to restaurants, and a short drive to grocery and other necessities in Progresso.

Local English and Spanish-speaking property managers will attend to guests during their visit to assist with any needs they may have.

The social area of the house is located downstairs. The house opens through sliding glass panels toward the beachfront terrace and pool. The beach is just beyond the pool. Inside, living and dining rooms offer comfortable and brand new furnishings and ceiling fans. The dining area can comfortably seat up to 8 people. The granite kitchen overlooks the beachfront area as well. There are two full bathrooms downstairs.

The three primary bedrooms are upstairs. Each has a private full bathroom, air conditioning, hanging closet and drawer space or bedroom dressers, and a queen bed with two night tables. The master bedroom opens through a sliding glass door to a private balcony overlooking the patio, pool and beach, and is very spacious. This room has a walk in closet. One of the other two upstairs bedrooms also opens to the balcony overlooking the terrace, pool and beach, and the other overlooks the quiet area to the rear of the villa. The fourth bedroom, the maid's room, is located downstairs in a private area at the rear of the home and also has its own full bathroom; this room is not furnished.

The kitchen is fully equipped with refrigerator, oven and stove, microwave oven, coffee maker, blender, toaster, cooking and serving utensils, dishes, and cookware.

The patio/terrace and pool are located off the front of the home, toward the beach, and the terrace includes patio furniture (table, chairs and lounge chairs). The upstairs balcony also includes patio furniture (table, chairs and umbrella).

An interior laundry room allows use of a clothes washer.

The covered parking area accomodates two vehicles and is located with the private utility rooms at the rear of the home.

The villa is just a 35-minute drive to Merida, the beautiful historic capitol of Yucatan which offers an incredible range of dining , shopping, night-life, sight-seeing and cultural opportunities. The villa is located a convenient drive from such natural, archeological and historic sights as the Mayan ruins of Chitchen Itza, Ek Balam, Uxmal, Dzibilchaltun and Xcambo; a number of historic churches, convents and haciendas (alone the Puuc Route, the Convent Route and elsewhere; charming towns such as Izamal, Celestun and Valladolid; and a number of fascinating ceynotes, caves, mangrove swamps and eco destinations. Local arts and handcrafts are available throughout the area. The Mayan culture is prominently displayed at locations throughout the area. Flamingos occasionally fly overhead and can be seen up and down the coast. it is short drive to the area's best golf course. A truly incredible location.
