Vacation Rental Description

10,000 SQUARE FEET OF PRIVACY AND SERENITY located at San Antonio  
a 24 hour gated complex four miles north of Rosarito on the toll road. 
                                                          
   NEW PRIVATE SOLAR HEATED SWIMMING POOL AND WHIRLPOOL ON OUR  
PRIVATE PROPERTY FOR THE EXCLUSIVE USE OF OUR GUESTS.  
2000 sq ft Poolside cabana with 20'x20' buffet kitchen, 2 baths and  
large social area for small wedding,birthday or batchelor parties and  
special occasions. Poolside cabana social hall is free with 2 and  
three villa rental.  
 
 
                                                      
        
    
    POOL-Our pool is NEW and beautiful custom made on our private  
property with a bench built inside so you may sit and enjoy your  
beverage in the water. There is no chlorine smell as we have a new  
purification systen that does not use chlorine. The pool is solar  
heated and only 4 feet deep. We have tables and chairs for 30 guests  
around the pool. The pool is for all the villas to use including the  
whirlpool. 
 
    KIDDY POOL- We built in a small kiddy pool that is 2 feet deep  
which keeps children safe and out of the deeper water.  
 
    WHIRLPOOL- The whirlpool in in ground and connected to the  
swimming pool. We have 3 speed jets and it can sit 10 guests very  
comfortably with propane heat. There is a bathroom and a shower in  
the pool area for your comfort. You will find this a very relaxing  
and serene atmosphere and a very unique place for privacy. 
 
    CABANA- WHEN YOU RENT ALL THREE VILLAS you get to use the cabana  
for social gatherings.Beautiful 2000 sq ft enclosed Mexican CABANA  
with 20' x 20' buffet styled kitchen with 35' of counter space. In  
the cabana we have a 8' x10' pantry to store coke, beer,etc. There is  
a freezer for bagged ice. Enjoy the pool area with cold drinks. Just  
inside the cabana door is a large restuarant sized refrigerator.  
There is a large brick Mexican bar b q out on the pool patio with 6  
tables and sling chairs for dining and lounge chairs for  
sunning.Inside the cabana are tables and chairs seating for 29  
guests. There are 2 bathrooms one inside the cabana and 1 out by the  
pool with a shower. Cabana has dishes, pans, utensils,appliances,  
toaster, blender and microwave. 
  
3 NEW SPECTACTULAR OCEANFRONT BLUFF TOP VILLAS, 5400 square feet of  
comfort rent 1, 2,or 3 villas. All villas are single level with  
private patios and charcoal grills. All villas are 3 bedroom 2 bath  
with a total living space area of 1800 sq. ft per villa. plus 10000  
sq. ft. of beautiful garden areas and a truly spectactular 200 degree  
view with private steps to the beach. 
   
A PERFECT VACATION PLACE. TOTAL TRANQUILITY AND PRIVACY  
Large oceanfront kitchen seats 10 with Costco size cabinets and all  
the comforts of home. Room to room privacy with our solid cement  
construction plus villa to villa privacy. The ocean's roar muffles  
all normal noises and patios are built so you do not view guests  
above or below you yet you are only 15 steps apart which is good for  
families with all the comforts of home. The villas are constructed  
with beautiful blue heat and glare resistant glass. 
 
  HONEYMOON PERFECT with large oceanfront master king bedroom with  
tiled master bath with shower and Mexican tub for 2. There is a  
beatiful view of the city night lights. A truely spectacular view  
with no obstructions of any kind. We have a beautiful white beach in  
the summer time that goes out about 200 feet. In December through the  
early spring we have many tidal pools with beautiful sea creatures.  
 
  Groups-You can have your privacy and togetherness at the same time. 
 
  GOLF FANS-Real Del Mar golf course just 3 minutes away. This is a  
beautiful country club with snack bars,restuarants,sports bar spa and  
exercize room. 
 
 
  SPORT FANS-We have 186 channels of Direct TV plus NFL Sunday  
football package and NHL hockey. We have satilite music on the direct  
T V. NO VIDEO GAMES ON THE TV PLEASE. Cabana has 65 inch T V with NFL  
Sport package 
  
  ALL VILLAS ARE OCEANFRONT. Villa #1 is street level with 3 bedroom  
2 bath with 1 king bed, 2 queens, and living room queen sleeper sofa  
sleeps 8. Villa #2 is 15 steps away with 3 bedrooms 2 baths with 1  
king, 2 doubles, and a double and a twin plus a queen sleeper sofa  
sleeping 10/11. Villa #3 is 15 steps down with a king, 2 doubles, 2  
twins and a queen sleeper sofa in the living room sleeping 10. 
We have private off street parking for 4 cars and additional street  
parking on our deadend street with little traffic.We are located at  
1001 Duna. There is an oceanfront football field size park next door  
to the villas for vollyball etc. 
 
WE SUPPLY: Kitchen soap and towels, bath towels, trash bags, electric  
water cooler with a free 5 gallon bottle of Sparkletts water, all  
kitchen utensils, cookware, coffee pot and filters, blender, toaster,  
microwave, all plates, bowls, and cups, salt and pepper, bath robes,  
bath towels and 3 roll toiler tissue per bathroom. 
 
PLEASE BRING: Beach towels for beach and pool area, paper cups  
plates, and plastic utensils for picnics in the pool area. NO GLASS  
ALLOWED IN THE POOL AREA. Only canned beer and beverages in the pool  
area.   
  
  SAN ANTONIO is a gated community with 24 hour security. We have a  
community olympic sized oceanfront pool and tennis courts. there is a  
small Italian restuarant and pizza parlor that home delivers in the  
complex. 
 
DRIVING INSTRUCTIONS; 
  Take I-5 or I805 to the Mexican border. Right after you cross the  
border follow the signs [on your right]to Rosarito via Rte 1 sceanic  
toll road. When you see Real Del Mar exit continue under the overpass  
and exit immediately to the right. Look for a wall with globe lights  
on top. There is a green sign that says "San Antonio Nte".Turn into  
the complex this is the north entrance to San Antonio Del Mar. Pass  
through the guard station and continue down the road [Tornado] to the  
ocean. Turn left and proceed one block to the end of the street. The  
villas sit on the right a flag stone and tile parking area in front.  
We are located next door with a sign on our entrance saying "Pat and  
Bob". Come through the mosaic arch to the house to get keys or to see  
the villas. The area is quiet and private with very little traffic.  
The villas address is 1001 Duna. This is a dead end street with only  
3 homes. There is additional street parking and a 24 hour guard  
station 30 seconds away.   
 
 
  YOU CAN SURF SWIM AND FISH on our beautiful all year round beach.  
We have a mini market, pizza parlor, and oceanview restuarant by the  
south entrance. We have a football sized oceanfront park next to the  
villas for walks and games. 
 
  OWNERS live across from garden area to greet you and answer any  
questions you may have.

    Rent 1-2 or 3 villas- All 3 villas are oceanfront with 3 bedrooms  
and 2 baths. A combined 5400 square foot plus a 4000 square foot  
Social area with an enclosed 2ooo square foot cabana with swimming  
pool. whirlpool and bar b q. 
                     SUMMER - MARCH - SEPTEMBER 
Nightly - one villa - 6 to 11 guests - $300 / $400-Holiday $450 
Weekly - one villa - 6 to 11 guests - $2000 / $2400 including holiday 
Weekly we prefer Thursday or Friday start date. 
Villa #1 sleeps 6/8 - Villa #2 sleeps 9/11 - Villa #3 sleeps 8/10

Over 10,000 square feet of serenity and privacy. Rent all three  
villas and receive exclusive use of the poolside cabana social hall  
with beautiful Mexican decor, with 20' x 20' kitchen, 2 full  
bathrooms, 65 inch TV with 186 Direct T V channels and sports  
package, large refrigerator and stand up freezer, tables and chairs  
for the comfort of 26 guests, solar heated swimming pool with 103  
degree heated whirlpool and charcoal grill. Around the pool there is  
patio lounges, tables and chairs for 26 guests plus 2 full bathrooms.

3 villas- max 26 guests - Oct / Feb $1000 / $1100 nightly 
3 villas- max 26 guests - March / Sept $1200- nightly - $1350 holiday 
WEEKLY 3 VILLAS $7200nightlyincludes holidays- one night free max 26  
guests $350.00 per night per villa 
CABANA SOCIAL HALL IS FREE WITH 3 VILLA RENTAL 
Rates are determined by the season and the amount of guests [adults  
and children]. 
Small wedding or reception possible maximum of 50 guests 
 
We have on site maintance personel who are available to clean or run  
errands at an hourly rete of $7.00 per hour. We have a team of 2  
cooks at $14.00 per hour available. We have an English speeking cab  
driver with a 15 passenger van who is available to take guests to  
town or other locations for a fee of approximately $25.00. Two vans  
are available.

     Prices are negotiable and vary with seasons 
     MULTI NIGHT DISCOUNTS-3 nights or more 
 
     Security deposit of $350 per Villa returned by mail within        
     15 days of your departure less damage. 
     Undisclosed guests is cause for immediate eviction and forfeit  
of all money deposit and rental payment.  
 
 
     Rental payment pay 60 days prior to start date of rental,  
personal check or bank transfer permitted. 
      
     Undeclared guests [adults and children] will be immediate  
eviction and forfeit of security and rental payments 
 
     Cleaning non refundable $100 per villa/ $100 cabana 
     Upon departure all trash must be taken out and all dishes  
     washed and returned to cabinets. 
 
     Pets okay with $50 fee and permission must have portable kennel  
based on two nights.  
             
     Cancellation policy; 
    
     50% of payment will be returned if we can rerent for the same  
amount
