Perfectly located just outside the congested tourist area on a cul-de-sac in a tranquil community, this beautiful villa is waiting to be your home away from home.

The Sunset Palms Villa is conveniently situated in the Greater Groves Community on Route 27 off US 192, just 10 miles from the Disney main gate.

Our villa has been recently updated with fresh paint inside and out, new landscaping, new bedding, towels, linens, and electronics. We truly hope that you enjoy your stay at our villa as much as we do!

The Main Living Area:

The formal living room is bright and open and offers a sofa and chair. There is also a desk equipped with FREE Wi-Fi High-Speed Internet so you can easily connect your laptop for web surfing, checking on flights, purchasing theme park tickets, or working (but we hope you don’t have to!) A telephone with free nationwide long distance calling is provided.

The brightly lit formal dining room is right off the kitchen and easily seats 6-8, perfect for casual family meals or grand, holiday celebrations.

The kitchen comes fully equipped with full-sized appliances, and offers a wide array of utensils, pots and pans and small appliances such as a coffee pot, toaster and crockpot. The breakfast nook provides additional seating, adding a table and two chairs and the breakfast bar adds seating for five more.

Snuggle in and watch a movie on the huge, brand new 46” High Definition Flat Panel TV, or pop a Blu-ray movie or PS3 game into the PlayStation. The family room also offers an assortment of board games, a wide range of DVDs for the entire family, and books if you want to spend some time indoors. The PlayStation 3 Video Game System comes equipped with the Move Package, two controllers and a few games—or bring your own games!

The refreshing private pool is situated under a screened lanai just off the main living area and is flanked by loungers for basking in the sun. This south-facing pool is greeted by sun from morning till night. Enjoy some of the best Florida sunsets from the upgraded patio furniture for alfresco dining or a comfy place in the shade to watch the kids swim.

The Game Room includes a full-size Pool Table, Air Hockey and Foosball. It also has a TV/DVD combo, ceiling fan w/ light, and a portable A/C unit.

The Laundry Room is located off the Game Room, and is equipped with full-size washer and dryer, utility sink and Iron/Ironing Board.

The Bedrooms:

The master bedroom is spacious and attractive, boasting a King size bed, nightstands, dresser, walk-in closet with safe, ceiling fan w/light, and a large 42” High Definition Flat Panel TV with Blu-ray DVD player and High Definition cable TV. The master bathroom has “His and Hers” sink vanities, Jacuzzi soaking tub, separate toilet room and a spacious, fully tiled, walk-in shower.

The girls will love the second bedroom! Pink exploded in this room, offering two twin beds, a nightstand, dresser, ceiling fan w/light, large closet and a 32” High Definition Flat Panel TV with Blu-ray DVD player and High Definition cable TV.

The third bedroom has the boys in mind—dinosaurs roam here! Two twin beds are separated by a spacey, cool floor lamp. A dresser is situated below a 32” High Definition Flat Panel TV with Blu-ray DVD player and High Definition cable TV. This room also offers a ceiling fan w/light.
Both kids’ rooms share a hall bath, which includes a tub w/shower, toilet and single sink.

The fourth bedroom is the second master bedroom. What a retreat! The elegant bedding sets the tone in this room, which is located at the far end of the house, away from the other bedrooms. This room offers a King size bed, two nightstands, dresser, ceiling fan w/light, and a 32” High Definition Flat Panel TV with Blu-ray DVD player and High Definition cable TV.

The bathroom for the second master is spa-inspired, offering a sink with vanity, toilet and large, walk-in, fully-tiled shower. This bathroom conveniently has pool access.

The Community offers a children’s playground with swings and slides, a basketball court, tennis court, huge pool, pool house with restrooms, and large, open area perfect for a game of Frisbee or football.

The Greater Groves community is close to Disney within easy reach of all the major attractions and some superb golf courses. Although it is close to the attractions it is also a quiet community.

At the entrance to Greater Groves you will conveniently find a new shopping plaza which includes a Publix supermarket. Within just a few minutes’ drive there are restaurants, pharmacies, urgent care clinics, dry cleaners, post office, banks, farmers market and many shops and stores like Super Wal-mart.

You will find everything you need and want while visiting Orlando. The famous attractions are worth every bit of praise they have received over the years. Disney World is the best theme park in the United States by far. You will also find attractions including: water parks, amusement parks, botanical gardens, and tons of animal adventure parks.

Explore Florida! Take a sunrise, hot air balloon ride or go hiking at Lake Louisa State Park. Tour the local winery or go on a day trip to the beach. Play a round of golf or visit a historic landmark.

Peak (July 1 - Aug 15, Dec 19 - Jan 9, March 22- April 15):$1100 weekly, $179 nightly

Mid (April 16 - June 30, Aug 16 - Oct 31): $975 weekly, $159 nightly

Low (Nov 1 - Dec 18, Jan 10 - March 21): $850 weekly,$139 nightly

Rates do not include 11% Lodging Tax.

Minimum stay of three (3) nights.

Cleaning Fee of $85 is waived for stays of 7 nights or more. Mid stay cleanings are available for the standard cleaning fee.

Pool heat is recommended October - May. Charge for pool heat is $25/day or $140/week

Damage Waiver of $49.00 applies to all reservations in lieu of a security deposit.

$200.00 depost required at the time of the reservation; remainder is due 6 weeks prior to the stay.
