Thank you very much for your interest in my vacation rental property.  In order to assure that my home will be suitable for your needs, please be sure to visit our on-line video tour which I've tried to list below (apologies, this site will not allow me to list the link, or a numerical phone number.  I've tried to get around that by spelling everything out...  The contact telephone number is eight five six, six two nine, forty six hundred.  Video tour address is:  double u, double u, double u, dot, Bushkill, vacation, home, dot com

If your combined stay rate equals or exceeds the cost of a weekly rental, then you will receive the weekly pricing (as long as your booking does not exceed 8 days).  If your booking exceeds 8 days then you will be charged a per day rental as outlined below in addition to the weekly rate.  Example:  Weekly Rental + Mon, Tues =  $1365.  If you book a 3 week stay, you will be charged the monthly rental fee, even though you will not stay for the month, as it works out costing you less.

Monday – Thursday daily rental = $185 per night

Friday – Sunday & Holidays, daily rental = $325 per night

Weekly Rental (8 days/7 nights) = $995

Monthly Rental = $2200

Additional Fees are outlined below:

Ordinary cleaning fee = $85

**Property Damage Protection policy = $69, which will be refunded after you purchase a policy directly

Pet Fees are additional ($20 per 1 pet, per night / $15 each additional pet, per night

**Deposit = $(200), which may be refundable

 

**Please note that in order to book this property, you must purchase Property Damage Protection Insurance. 

By purchasing this insurance, you eliminate the need for me to hold a Property Damage Deposit for your stay.  You may purchase this insurance yourself through a website address we will provide to you, or we can purchase this insurance for you.  If you purchase the insurance, a copy of the policy will be forwarded to me by the underwriter and the $69 listed as part of your rental fee will be refunded to you at the same time as your deposit.  If I must purchase the policy for you, the $49 fee that is listed in your booking fee will NOT be refunded to you.  I will provide the information that you require, once you let me know that you want to book this rental.

Smoking is outside of the home only.  Additional fees will apply if a smoke odor removal cleaning is required. 

We do accept dogs, without restriction due to size or breed.  We do ask that you “kennel crate” your pet(s) while you are away from the property so as to protect both your pets and our property from harm.  We do not allow you to tie the dog outside while you are away from the property.  We can supply one large sized kennel crate upon request, but you must supply bedding and this must be requested in advance; you may NOT use our provided linens, towels or bedding for pet kennel crate bedding.  Pets must be up to date on vaccines, have received a flea/tick preventative (such as Frontline) no less than 3 days prior to the visit, be in good health, and be leashed when outside of the property at all times.  There is a barking ordinance in effect within this private, gated, community which states in essence that if your dog engages in prolonged and excessive barking, you will be cited and subject to fines.  Common sense should govern what is considered excessive and prolonged barking; if pet(s) spot a squirrel and bark excitedly, (as they are known to do) this is perfectly acceptable and expected – if they bark non-stop (or mostly non-stop) for 30 minutes or more, this is excessive…  

This is a fully operational home we hope that we have provided the essentials that would be ordinarily expected. There are bed linens and bedding, towels, soap, toilet paper and kitchen necessities which include pots, pans, dishware, glassware and utensils.  Guests that are checking out will occasionally leave behind items that they believe you will find useful, you may either make use of these items or discard them as you wish.  We do however ask that guests that are checking out do not leave behind perishable food stuffs or opened beverages.  We additionally expect that you will deposit your kitchen trash in the community trash compactor upon your departure – kitchen trash removal is NOT part of the ordinary cleaning fee and will billed separately should you forget.  There are televisions in each bedroom as well as in the living room.  Access to HBO, Showtime, Cinemax and other premium cable channels is included.  This home has high speed Wi-fi, and cable telephone w/unlimited calling within the continental U.S.  

Please note that the kitchen table is a “fold open” style and is located immediately to the right of the entryway. You will need to slide the unit forward and open it out.  This table seats 6 adults comfortably and there are 2 additional seating places at the breakfast bar.  We have chosen this model of table in order to allow you maximum use of the available floor space when the dining table is not in use.  Folding chairs with padded cushions are located within the hallway closet.  There is also an additional outdoor breakfast table which seats 4 comfortably.  An outdoor bar-b-q is located on the front deck and it is equipped with (2) propane tanks.  Propane is not included with your rental and while the tanks may contain fuel, you should check prior to use. 

There are 4 pool sites within the community.  This is a gated, private community with it's own on-site security force.  Mountainside pool is located one block from the house, there is an outdoor Jacuzzi here and it is usually quite serene.  Top of the World pool is part of the facility which includes the fitness center, restaurant and both indoor and outdoor pools – this is the largest and busiest of the facilities.  Mill Pond facility has both indoor and outdoor pools, a wading pool for smaller children and a Jacuzzi within the indoor area; this facility overlooks a lake/beach area and most find it quite lovely.  The VIP pool facility is located next to the outdoor tennis courts and overlooks a small pond.  All facilities are located close to the house and (6) guest amenity badges are provided with your rental.  Additional badges are available for a small fee. 

We hope that you find our home suitable and have tried to provide information that you will find necessary.  We do however recommend that you bring the following items with you:

1.  Sunscreen and mosquito repellent

2.  Foodstuffs enough that you can settle in prior to going shopping

3.  A pad and pen so that you can make a list for shopping

Love this place !!

This was so much better than we expected. The screen room was the best - you feel like you're up in a tree house except without the bugs. It was great being so close to the pool and awesome that we were allowed to have our dog with us (she's a pitbull and most places won't allow them). The owner was great and since this was the first time we've done this, she made it way easy. Our group had 4 adults and 3 kids - we're trying to come back for Labor Day!

Recommended for: families with teenagers, pet-friendly, romantic getaway
