While I have seen several negative reviews, our experience was much different and not at all disappointing. We were made well aware that the house was a "beach house" and went with expectations to match. The person we talked with assured us things were being improved and if we had any issues to call. The units were all large and nicely equipped. It was obvious that some improvements were made and some furniture was new. We found the units to be quite clean and had no complaints. It was great having access to a laundry and the beach was beautiful. If this property continues to be improved, it will be great. We enjoyed our visit and have booked another week for next year.

Sad Angel in the Sand

We stayed at the Angel in the Sand in February 2012... before the spring breakers. We were shocked over the cleanliness of the unit. It was sad to see this property in such condition. Now the first thing you are drawn to when you enter the unit is the beautiful view of the ocean... the windows were so dirty it was like looking through a dirty cloud. We understand sea spray but this was beyond that. We purchased cleaning supplies and pretty much cleaned the first two days we were there. The windows were the first thing we cleaned. The bathrooms were beyond words.. especially the toilets. The fully equipped kitchen had one small 6 inch frying pan & small pot and two small plastic mixing bowls to cook with. We had to buy a pot to boil spaghetti in. The kitchen did have glasses, cups, plates, silverware and a coffee maker. The appliances were old and did work but were not clean... especially the refrigerator. The couches were horrible, we covered them with blankets so we could sit on them. The building, property and outdoor furniture looked old and tired and needed a coat of paint and some cleaning up..we are sure being next to the ocean is a challenge as far as the outside appearance goes. If there was a property manager they did not make themselves known to us as such. There was a nice older couple staying next to us..who we did speak with about the condition of the unit.. they had little to say. We are a positive bunch and we made the best of our situation...we tried to laugh off the issues. As I said it made us sad to see the condition.. such a incredible beautiful fun spot in New Smyrna. We did not expect a brand new spotless perfect rental... we are realistic..it is a beach house... but I did not expect to clean. We could only guess that the owner had not visited the property in a long time and really had no idea it was in such shape. We truly hope that the very necessary cleaning has happened. It is a beautiful location with wonderful views. We would stay here again if we could be sure the unit was cleaned up.

Not what it's cracked up to be

Our 1st family vacation in years started out as a nightmare. Upon our arrival we found broken glass from beer bottles all over the patio, the patio itself had not been swept or cleaned for several weeks which was evident by the amount of wind blown sand and cigarette butts all over, the grills were turned upside down and in the sand and the parking lot was stacked and overflowing with garbage from the previous stay. Once entering the units we were welcomed with dust, mold, broken windows, an air conditioner that did not work,major appliances that did not function, spiders, mice droppings in all the silverware drawers, nasty furniture, pull out beds that we could not use, television not functioning and windows that had not seen a cleaning cloth in months. Most all light fixtures needed light bulbs, the upper decks needed repair and definately some paint and the kids little wading pool again was full of empty beer cans and cigarette butts.
After several hours of cleaning things ourselves, the positive things that Angel Inn The Sand offered were a great beachside location, close to grocery stores and shops, a great view from 3 of the 4 units of the ocean and walking distance to most gift shops. We had dinner one night at the old Sea Harvest Restaurant - it was fantastic.
After corresponding with the owner and business manager for Angel Inn the Sand, we were promised that repairs and upkeep would be taken care of and they offered compensation for the disarray and disappoint we were greeted with upon arrival. I would be curious to hear if anyone after us had a better experience.
If repairs and upkeep are indeed followed through with - I would recommend this location for a family vacation, but until then, I would hesitate to mention this as a joyous spot.
