This building was one of the past residences of Ms. Barbara
Capitman, a renowned Miami Beach preservationist who initiated the
cause for saving the Art Deco District and the wonderful architecture
from that era.
The building is an Art Deco gem and is quiet, safe and secure with
only 12-units. Although built in 1936, the residences were
completely renovated in 1996 with new plumbing, electric, restored
common areas with original “sea shell” lighting, central a/c, a
lushly landscaped tropical garden with sitting areas. Guest entry is
controlled by intercom call box. If you desire to determine the

Avenue, Miami Beach, 33139.
As advertised, the apartment is a fully furnished and spacious
junior one-bedroom (550 sq. ft.) apartment. The unit, like the
building itself is very clean and well maintained. There is a private
sleeping area with a queen size bed and enclosed with French doors and
a new queen-size futon in the living area that is ideal for an extra
guest. There is a walk-in/custom designed closet with plenty of
shelving, clothes hanging space and a chest of drawers to conveniently
store and organize your items. Other amenities include a newly
remodeled, modern kitchen with electric stove, dishwasher, microwave
oven, toaster and all cooking and eating utensils needed to prepare
meals; however, I am not a coffee drinker, so there’s no coffee
maker---sorry! There are plenty of Cuban coffee vendors all along
Washington Avenue, merely a block away.
Beautifully restored, and original hardwood flooring covers the living
and dining area with two chic sisal rugs; ceramic tile fills both the
kitchen and bathroom. The bathroom also has floor to ceiling, white
ceramic tile and all new fixtures to include an ultra modern, clear
glass sliding shower door and the shower has dispensers for liquid
soap and shampoo. The apartment comes complete with linens, towels,
clothes iron and board, dinning table and chairs, and a computer desk
to name just a few amenities.
When you’re ready to relax and enjoy the comforts of home, there is
a newly installed, Sharp "Aquas" 22" wall-mounted, flat screen TV
with 99 cable channels to peruse which include HBO, Cinemax, The
Movie Channel and Showtime. For music you will find a compact CD,
cassette, AM/FM stereo. Internet access is made available through a
WiFi (wireless Internet network, no hardwired connection), but you
obviously must have a wireless card on your computer. There is also
a ceiling fan with remote control in the living area. When there’s a
need to wash clothes, coin-operated laundry facilities are located
in the lower level ($1.00 to wash / $1.00 to dry). If you have a
vehicle you can bring your lease to Miami Beach City Hall (one block
away) and request a zone 2 parking permit, or there’s a city parking
garage on 13th Street merely one block away.
The price of rent does NOT include electric. I have found that if
you give someone free reign to a thermostat they will not be
conservative with the ice cold central a/c, leave lights on, etc. I
will receive all electric bills and deduct your electric usage from
the security deposit at end of your stay. “My” previous electric bills
have never exceeded $54.00, but it will be up to your personal usage
to determine your costs. However, if you prefer not to have utilities
deducted from your security deposit, the rent can be adjusted to $100
above advertised rent to include electric; just let me know.
I travel frequently with work, so subletting my apartment to
responsible, clean adults just makes sense, but I have had a few bad
experiences in the past where items were taken and the place was
left in shambles, so this is the reason for the security deposit of
one month's rent or $1,400.00. There is no maid service. The author of
this file is the maid, i.e., me! Having said that, I have kept the
price very competitive and reasonable, but you will have to take care
of the apartment and clean after yourselves, which leads me to this:
In order to secure 100 percent return of your security deposit
(less electric usage should you choose that option), the apartment
must be left in the same condition as you found it. Before you leave,
I will send to you via email a move-out checklist that will help prepare
for your departure.

from your apartment.
Unmatched nightlife! Club Mansion is across the street on Washington
Avenue or 1.5 blocks away and voted the best club in South Florida.
Great shopping! Can you say Versace, Prada, Anne Taylor, Polo? It's
all within walking distance.
