Vacation Rental Description

Location: 
Escape the ordinary into a tropical paradise for a relaxing and fun vacation! Cancún is a true Oasis 
for the senses, a delight for the body and soul and offers a lot to do for the curious.

Our 1 BR beachside condo is located in the desirable Hotel Zone, in Condominios Brisas, Blvd. 
Kukulcan km 19.5, directly on the spectacular Caribbean Ocean-side, on a premium,white pristine 
beach. 
Our quiet, residential apartment complex is located in the vicinity of Club Med - between the Ritz 
Carlton and next to the Royal Solaris Resort hotels. The sparkling turquoise ocean and a beautiful 
beach are only a few steps outside your door. 
The apartment complex is a gated private community with residential "club" ambiance, 2 Pools (one 
for adults, one for kids), pool lounge chairs, 24 hours security staff, free parking in front 
of the complex, shade palapas, beach showers by the pool, tennis court; convenience "7-11" type 
store; Laundromat AND absolutely fabulous beach!

Our large corner apartment with a semi-private garden and the 16' glassed in terrace make for a feel 
renting a house/townhouse, rather than a hotel room or a "cubicle" in a hi-riser.
The condo with 780ft2 or 80 m2, almost double size of other 1BR condos is nicely decorated, 
comfortable and inviting unit with two separate rooms.  Privately managed it will welcome you 
cleaned, with fresh linens and towels, ready for you to enjoy your holidays and have a good time. 

The convenient ground floor location makes the condo very easy accessible (no steps to climb or 
elevator to get stuck in) - you are in and out to the beach and pools in no time, and you'll 
appreciate it when unloading your beach gear, "kids", groceries, shopping or luggage. 

The Master BR features 16 foot glassed-in terrace overlooking the palm tree tops and the vast 
Nichupta Lagoon, great for watching spectacular sunsets. 
The Living Room has a fully equipped kitchenette, 2 comfortable sofas, each pulls out to accommodate 
2 guests or 2 adults and 2 children (4 single beds set up).
The condo has one bath, a separate vanity practically located outside the bathroom, a privacy 
curtain dividing the living area from the vanity hall and a door for the master bedroom.  See more 
below under amenities. 
The apartment accommodates ideally up to 4 guests, but will sleep up to 6 adults and 2 smaller kids 
if you are a family or good friends, willing to compromise a bit of space for a good value. 

Our place offers you the best of both worlds - the quiet, beautiful beaches of the Hotel Zone and 
the ease of convenient, inexpensive transportation to shopping, nightlife and entertainment areas 
downtown. Duty free shopping, world class dining and entertaining, flea markets, movies, bowling, 
romantic and entertainment dinner cruises, water sport marinas, interactive sea aquarium, ... all 
are only minutes away on the city bus from our condo.

Apartment Description: 

Our apartment has everything you can use on vacation:
Completely equipped kitchen has a microwave, blender, coffee maker, toaster, full size refrigerator, 
4 burner gas range with an oven, water dispenser, cookware and utensils & dishtowels.  
The round glass dining table is a nice spot to sit and enjoy your meals and company. 
The master bedroom has two full sized comfortable beds (sleeps 4),26" color TV w/remote, lockable 
safe for your valuables, A/C with remote controls in both rooms, a sitting area in the BR for 
reading, enjoying the spectacular sunsets or playing cards, etc. 

We also provide an iron, ironing board, hair-dryer, radios and clocks, bed linens, bath and beach 
towels and a wheeled shopping cart (comes handy when you go to town). 

For your enjoyment, we have a VCR (an a video library of children and family movies), DVD/CD & Audio 
(cassette) players, and a hammock on our glassed-in terrace, with a view over palm tree tops 
swinging in the breeze. A true experience are the magnificent sunsets over the huge Nichupte lagoon.
 
Since the apartment is also our home away from home, it is not an ordinary, sterile "hotel" room, 
but an oasis to come back to after a day of fun at the ocean or in town.

Activities and Attractions

Activities (on site or nearby): 
Beach strolling, Sand Castle building, Swimming, Biking, Fishing, 
Horseback riding, Golf, Tennis,Duty free shopping. Snorkeling, Scuba Diving, Water skiing, Sailing 
and other water sports. Boating, Windsurfing, Jungle tours. 
In town visit museums, go dancing, explore fine and casual dining, see English movies, go bowling or 
enjoy a romantic or a dinner cruise. 
Negotiate at a Flea Market or visit the great Sea Aquarium (swim with dolphins), only 10 bus minutes 
from our condo. 

Cancun's small Mayan Ruins Ruinas El Rey are less than a mile from the condominium. Club Med, only 
15-20 minutes walk (or 2 bus stops) has great snorkeling (the Palancar Reef begins here) and one of 
the best beach locations in the world.

The world famous Mayan ruins are within reach. Explore the rich history of ancient Mayan 
archeological sites: (Chitzén Itzá, Tulum, Uxmal, Cobá); several majestic haciendas; underground 
river park Xcaret (a natural sacred paradise with an superb Mayan night show, or swim there with the 
dolphins, see a butterfly farm, turtle hatching station and more). Cancún's Mayan ruins Ruinas El 
Rey are less than a mile from the condominium.

Vacation Rental Rates

2008 RATES (in U$ funds), with up to 4 guests* occupancy.

LAST MINUTE SPECIAL:
15% off on rentals within a week (pending availability.  Holidays 
excluded).

April 28 - June 27th, 2008: $100/night or $675/week

June 28th - September 7th, 2008: $110/night or $725/week

Sept. 8th - November 15th, 2008: $95/night or $625/week

November 16th - December 19th, 2008: $100/night or $675/week. 
Thanksgiving Week: + $100.00 Holiday surcharge.

December 20th, 2008 - January 4th, 2009: $225/night or $1,475/week. 
Thanksgiving Week: + $100.00 Holiday surcharge.

January 05 - April 30th, 2009: $125/night or $825/week. 
Presidents' Holiday and Easter Weeks add $100 for the week.

*Rates are based on occupancy up to 4 guests.  Ideally accommodates 4 Adults and 2-3 children.
- For 4P occupancy, add $50.00 housekeeping fee; with 5 or more 
guests, add $75 housekeeping fee.
- Each additional person over 4 people occupancy pays $20.00/night 
If the occupants over 4 people are children below 12 years of age, 
they pay only U$12.00/night.  Children under 2 yrs. of age stay free 
if not requiring own bed!
- Add $100/week holiday surcharge for Thanksgiving, President's and 
the Easter Holiday Weeks 
- Multi-weeks discount offered (except high season from mid December 
till end of April).  Call us for a deal or a current promotion.

What is included in your rent:  
- The use of utilities; local phone calls.  Convenient for travel or 
dinner reservations and for any incoming calls or for your lap top 
local access to aol; we are working on hi-speed access.
- Clean linens, soap, toilet paper and towel service on arrival; 
- Condo clean-up before and after your rental;
- Mid week maid service (condo clean up) with bed linens and towel 
change weekly on rentals of two or more weeks. Additional or daily 
maid service available for about $15-18/day, pending occupancy and 
service you desire. 

Notes and Policies: 
- Check-In and Check-Out times are flexible: as agreed on with the 
owner. Usually, check out by 11:00 and check-in after 3:00PM.
- The use of the safe is your choice and responsibility. 
There is a $30 emergency fee to open the safe.
- No pets allowed. 
- If you smoke, we appreciate your smoking on the patio or in the 
garden. Ashtrays are provided.

Reservation & Booking Policy:
- 25% retainer is due to hold the condo at time of booking. 
- The balance plus U$300.00 security deposit ($500 for occupancy 
with 5 or more guests)is due 12 weeks before arrival date. The 
security deposit can be a separate check and we'll hold it until 
your return. The amount is fully refundable pending your leaving the 
condo in order (no damage), returning all the keys to us and not 
exceeding pre-authorized occupancy.

Payments can be made by:
- personal or certified checks (drawn on U$ account)or Money Order
- major credit cards: we accept Visa, Ax, Master Card (add 4% if 
US card or 5% if international card or any Ax)
- Pay Pal: Visa, Ax, Master Card, Diners Club (fast, secure, 
economical: add 4.5% of total amount)
- wire transfer: we provide bank details 

Cancellation and Refund Policy:
- 10% of total rent price will be charged if cancelled, once the 
condo has been booked, dates confirmed and the 25% booking retainer 
paid. 
- 75% refund if cancelled between 98-84 days (i.e. 14-12 weeks 
notice) prior to arrival date. 
- 50% refund if cancelled 83-70 days prior to arrival date. 
- There is no refund if cancellation is made less that 69 days prior 
to arrival or once checked in.
