Kid-friendly home w/ yard - recently renovated - SXSW ONLY in Austin

Located not far from the intersection of Far West Blvd and Mesa Drive, which is only 8 miles to downtown.  We have 2 boys and a little girl, so if you need to bring your young children, our set up is probably just what you need.  Their rooms and our yard have plenty to keep them busy.  There is a large BRAND NEW master bedroom w/ BRAND NEW private bathroom, a guest bedroom with a daybed (that will turn into a king), 1 kids room with a twin bed, 1 kids room with a twin bed, and room with a crib.  The boys rooms share a full bathroom and the guest and "crib" room share a full bathroom.

Obviously includes a full kitchen, living room, and use of our laundry machines.  The yard has a sandbox, small playscape with slide, soccer goal, basketball hoop, airplane teeter-totter, small “roller coaster” and even a zip line (need to figure out if that stays up).

This rental is ONLY for the week of SXSW.

Stay Includes: towels, linnens, soap/shampoo, cleaning before arrival, washer/dryer use, wireless internet, etc.

Rules: no smoking, no pets inside (nice backyard), no loud music, no late nights outdoors, must lock all doors and set alarm when gone, no damage to house, care for the house as if it were your own, etc.

Rate: $450 per night - min of 3 nights.  Will consider lower rate for anyone staying from interative thru music weekends.  $400 per night for full week of 7 nights = $2,800.

Initial Deposit of 50% to be paid at reservation.  Non-refundable within 30 days of arrival.  Balance due upon "check-in"

Fees: $100 cleaning fee due at "check-in"

Security Deposit: $1,000 via check due at "check-in" and will be returned upon departure after inspection by Owner at "check-out"

Taxes:  Must also pay 15% City of Austin "hotel" tax for temporary rental.
