Vacation Rental Description

We call our home "Paradise in America" because where else in these great United States  
can one enjoy all that tropical islands have to offer with relaxing bright blue skies, brilliant  
white puffy clouds and clear blue water. 
 
     The house is located just off US 1 at MM 23, 19 miles from Key West.  It is a 24' wide by  
36' long, 864 square foot, pre-manufactured home permanently installed on eight foot  
concrete stilts, built in 2000.  The property has 35 feet of dockable canal frontage and is  
located about 50 feet, away from the canal openning to the Atlantic Ocean.  the canal docking area  
has new dock fenders and a new fish cleaning station. 
 
     From the south facing, canal side covered deck you can watch the sunrise looking to  
the left (walking out of the house) and the sunset looking to the right.  You park your  
vehicle under the home (out of the sun) and your boat at the houseside canal.  The canal  
dock has new fenders and 4' fish cleaning table ready for your boating and/or fishing  
adventures. 
 
     The house has two bedrooms and two full baths.  The master bedroom has a king size  
bed, dresser and closet with built in drawers.  The second bedroom has a bunk bed which  
is a double size on the bottom and single size on the top, dresser and closet with built in  
drawers. 
 
     The house is fully stocked with linens and towels. 
 
     The kitchen has a dishwasher, microwave, blender, elecric can opener, coffee maker,  
toaster, toaster oven, crock pot, pressure cooker, juicer, special cooking devices and pots,  
pots and pans, utensils and dishes.  The refrigerator has an ice maker. 
 
     It has a/c and heat with lighted ceiling fans in every room for additioal comfort and  
cooling.  We also have a full size washer and dryer. 
 
     There is a TV in the living room with "Dish TV" service and also connected to a combination  
video cassette/DVD player.  There are board games, books and video tapes there for your use  
and enjoyment.   
 
     There is a computer center with the power and dial up phone hook ups.  There is also  
wireless HS connectivity at the recreation hall and as far as signal will allow (when  
operational).  There is a phone in the master bedroom and a wireless phone on the  
computer center.  The phone is on and you may use it (no long distance please). 
 
     There is a picnic table, various benches, gas Bar-B-Que grill and a water hose under the house,  
in the shade.

Vacation Rental Amenities

Venture Out Resort is a 5 Star Resort in a guarded and gated community.  The many  
amenities include: 
-Hot tub, 80' heated pool and seperate kiddie pool, salt water ocean swimming area in the  
marina bay and bathhouse, all with beautiful oceanfront views.  
-The marina has 4 boat ramps, fuel and boat pressure washing & fish cleaning stations. 
-The convenience store is open 7 days a week, and provides cooked meals, bait, ice, beer,  
deli and convenience items. 
-Community clubs and events are open to everyone.  There is a dart club, boating/fishing  
club, computer club, exercise events for both water and land, TGI Friday socializing, movie  
club, fishing tournements and the list goes on (some clubs and events are only in the  
seasonal period). 
-There are two tennis courts which are also lighted at night, a Bocce court, basketball  
court, shuffle board, childrens playground, recreation hall with billiards, library and HS  
computer connectivity. 
-There are non-denominational church services on Sundays (seasonal).

Activities and Attractions

Snorkling and diving at many places, including the world famous Looe Key Reef which is  
about 7 miles from the house by boat. 
 
  There is quick and easy access to both the Atlantic Ocean and the Gulf of Mexico's Back  
Country for boating and fishing, including billfish, dolphin, bonefish, permit and tarpon. 
 
  There are many carry outs, famous restaurants and a variety of night  
life, theatre arts, museums, art galleries. 
 
  Boat rentals are nearby for power boating, kayaking, canoeing or charters for just  
playing, boating around or fishing.   
 
  Bahia Honda State Park, Dolphin Research Center, National Key Deer  
Refuge and Looe Key Diving Center are also near by. 
 
  There are many sand beaches nearby for your enjoyment.

Vacation Rental Rates

OFF SEASON: 
$175.00 per night with a three night minimum.  $1,100.00 per week.  A 10% discount is  
provided per 4 week continuous period.  Cleaning fee is $75.00.  There is a $300.00  
security deposit that is refundable if there are no damages, losses or extra cleaning  
needed.  Plus 11.5% state and local taxes.  The community charges a $50.00 registration fee  
for the entire stay, no matter how long the stay, or the number of people (limit 6). 
 
ON SEASON, HOLIDAY and EVENT PERIODS: 
$175.00 to $225.00 per night with a three night minimum.  $1,100.00 to 1,400.00 per  
week.  A 10% discount is provided per 4 week continuous period.  Cleaning fee is $75.00.   
There is a $300.00 security deposit that is refundable if there are no damages, losses or  
extra cleaning needed.  Plus 11.5% state and local taxes.  TThe community charges a $50.00  
registration fee for the entire stay, no matter how long the stay, or the number of people (limit 6). 
 
No smoking inside the home and no pets. 
 
For reservations, a 50% deposit of all fees (except the communities registration fee) is required to  
hold your dates.  The balance is due not later than 30 days prior to occupancy.   
Reservation deposits are refundable if cancelled 45 days prior to occupancy date,  
otherwise, any portion that is re-rented will be refunded.  There is a $75.00 cancellation  
fee.
