*Villamagic* is a luxurious 5 bedroom 3.5 bathroom pool home. Beautifully decorated and furnished throughout by an interior designer, *Villamagic* is licensed to sleep 12 people comfortably. Ideal for the guests who are looking for something just that little bit special!

FAMILY ROOM
A spacious informal sitting area with a stunning high vaulted ceiling. The family room is open plan to the kitchen and breakfast nook. The ideal area to relax and watch our large screen cable TV or listen to the cd player. From the family room you exit through patio doors, which lead to the covered lanai and pool area.

KITCHEN
Our well equipped modern kitchen contains everything from a cooker, microwave, dishwasher, fridge freezer with built in ice-maker, waste disposal, along with other essentials such as cutlery, crockery and glassware.

NOOK
Leading off the kitchen an informal dining area with a table and 4 chairs and 2 bar stools.

DINING ROOM
Located just off the kitchen our formal dining room contains a beautiful table with seating for 6 people.

LAUNDRY ROOM
Well equipped with a washing machine, dryer, vacuum cleaner, iron and ironing board. All towels and linens are supplied.

GAMESROOM
To keep you entertained we have located a gamesroom in the garage area. Including a 8’ pool table, air-hockey and foosball. There is also a Playstation 2, board games and puzzles etc for our younger guests.

POOL & SPA
The pool deck is screened and has been extended to allow all our guests plenty of space for their sun loungers, yet keep an eye on the children enjoying the pool without getting drenched! In this area you can relax, enjoy a cold drink by the south facing, extended 30’ x 15’ pool or chill out in our heated spa after a hectic day at the park. There is even an outside shower to help you cool down in the heat of the Florida sun! The huge lanai offers some welcome shade, with a table & chairs for alfresco dining.

UPSTAIRS DEN
A comfy loveseat provides a cool, quiet area to curl up with a good book or to use the high speed wireless internet provided fee, which is encrypted for your security.

MASTER BEDROOM
A huge luxurious King size bed sets the tone for this stunningly furnished and decorated room. Our master bedroom also boasts a cable TV and ceiling fan. The patio doors lead directly onto a private balcony, with wonderful views across the conservation area. Hot air balloons regularly glide over the skyline.

MASTER BATHROOM
A stunning, spacious bathroom with 2 vanity units, garden tub, double shower and enclosed WC. Hair dryers are also provided.

MASTER BEDROOM 2
A luxurious light room with a Queen bed and cable TV. Leading from this room is the second master bathroom with vanity unit, shower and WC.

A lovely double guest room with Queen bed and cable tv, with views across the conservation area.

The Sanctuary is an impressive gated community of high quality homes
set in beautifully landscaped communal areas. Red stone paving
driveways and tree-lined boulevards add elegance to the development.
Westhaven is located within the proximity of the US27-I4
intersection and is well placed for shops, supermarkets, petrol
stations and restaurants. There is a newly built Publix supermarket
within 2 minutes drive of your villa. Orlando International airport
is about 25 minutes drive away, Sanford airport is about 60 minutes
drive and Tampa airport about 75 minutes.

The world-renowned Championsgate golf resort featuring two 18-hole
courses designed by Greg Norman is a mere two minutes drive from
your vacation villa. There are numerous other golf courses nearby.

Within a two mile radius of the villa, you will find the Champions Gate Plaza with a Publix grocery store, Walgreens pharmacy and other conveniences to meet your vacation needs. There are several restaurants including Chilis, La Crepe, Pepperoni, Zen, Subway, McDonalds and China One.

If you drive up Lake Wilson Road you will find a plentiful supply of restaurants on the 192, including TGI Fridays, Outback Steakhouse, Giordano 's, Bob Evans, Perkins, Black Angus, IHOP, Shoneys, Ponderosa and Sizzler to name a few.

The nearest Walmart is situated on the junction of 192 and US 27 and is only 12 minutes away

The new Ovation Retail Mall (less than a mile away) will be completed by summer 08. It will include a flagship Publix, Kohls, several restaurants, shops, a bank and gas station. A CVS pharmacy is on the opposite corner to the Ovation Mall, and has several small shops, small take out Pizza Hut and Dunkin Donuts.

The new Posner Park Retail Center (about 6 miles away) at the junction of US27 and I4, is now open. There are well known stores such as Target, J. C. Penney, Belk, Dicks Sporting Goods, Best Buy, Staples, Ross, Michael's, Dollar Tree, Payless Shoes, PetSmart and Books-A-Million. Posner Park will offer a lifestyle centre with high-end boutiques, destination restaurants, entertainment and cultural venues and pedestrian parks. An extensively landscaped core plaza with fountains and decorative hardscape elements will be in the midst of these establishments.

The home is situated in a quiet rural location overlooking a lake
and woodlands and offers easy access to Disney World, which will
take 15 minutes by car. Your rental property is also well placed for
all the other major attractions in the Disney area.
The superb Gulf coast beaches can be reached in about 90
minutes while to the east, Kennedy Space Centre and Cocoa beach on
the Atlantic coast can be reached in about an hour.
