Vacation Rental Description

Enjoy our smoke-free and pet-free Villa at special rates for Summer and Fall 
2008 starting in July!!  
 
EZ-GO electric golf cart with lights and rain enclosure included!   
 
Discounts available for July through September 2008.  
 
When you stay at our Villa, you are entitled to all the amenities of a resident in The Villages,  
including free golf on 15 Executive courses, access to several beautiful recreation centers and a  
private residents' club and restaurant with nightly entertainment and dancing.  Our villa is located  
near the Savannah Center and Nancy Lopez golf course.  We provide an EZ-GO electric golf cart  
with lights and rain enclosure for easy access around The Villages and golf courses. 
 
Our villa is clean and fully furnished with all the comforts of home. The privacy fence encloses the  
courtyard with patio (and gas BBQ grill) and screened lanai for cherished privacy. All utilities,  
TVs with 100 channels through Dish Network in the living room and master bedroom, DSL Internet  
access (just bring your laptop), basic phone service (with answering machine), weekly lawn service,  
semi-weekly trash collection, and taxes are included. In addition to central heating and air  
conditioning, ceiling fans are in the living room, both bedrooms and on the screened lanai. All  
linens are provided.  We have recently replaced all carpet with wood-tone laminate to minimize dust  
and for easy cleaning. 
 
Each bedroom has an in-suite bathroom. The master bedroom has king-size bed, a walk-in closet, and  
the master bath has a solar tube for added light, a walk-in shower and shower stool for convenience.  
The guest bedroom has a queen bed. 
 
The eat-in kitchen includes a table and 2 chairs, microwave, dishwasher, refrigerator, electric  
stove, small appliances (coffee pot, toaster over, mixer, electric can opener, crock pot etc.),  
cooking utensils and dishes. The dining area has a table and 4 chairs, pass-through access to the  
kitchen, and a sliding glass door that opens to the patio and gas BBQ grill. The sliding glass door  
in the living room opens to the screened lanai with table and 4 chairs. 
 
A VCR, DVD player, CD/cassette/stereo, books and games are provided for your entertainment. An  
exercise/walking trail and pool are within walking distance. The daily newspaper with local  
activities is provided. 
 
A washer and dryer are located in the garage which has a remote door opener and room for a car with  
the golf cart (provided). We have a whole-home water softener to provide better-tasting water and to  
counter the negative effects of hard water on skin, hair and clothes.  We also have a 24-hour  
maintenance contract for all appliances, and we provide pest control.  Cleaning service is  
available for an additional fee.

Vacation Rental Amenities

The Villages is an active 55+ adult community.  Basic guest amenities including free golf on  
Executive courses, access to several beautiful recreation centers and swimming pools, and a  
private residents' club and restaurant with nightly entertainment. In addition to the basic guest  
amenities, two guest IDs providing access to Championship Golf Courses and Country Club Pools are  
available for length of stay for $50 payable to The Villages. 
 
The Villages has a shuttle service between The Villages and the Orlando Airport.  

Activities and Attractions

Free nightly entertainment at 2 village Town Squares, dancing, swimming, tennis, boccie,  
shuffleboard, pickleball, basketball, horseshoes, billiards and much more!  Recreation centers  
feature multiple social activities such as cards and games. Access to Championship golf courses is  
available for an additional fee. Nearby bowling centers, movie theaters, boating, fishing, fitness  
centers, shopping, restaurants, and much more!  An hour to Orlando and Disney parks. Something for  
everyone! 

Vacation Rental Rates

Summer and Fall 2008 discounts available!!  Weekly, monthly and long-term rentals are  
available. 
 
Note: Our villa is available:  
July 14 - September 30, 2008 
 
It is rented October 1, 2008 through April 30, 2009.  
 
Low-season: May-September - $1250/month (ask about specials) 
Mid-season: October-December, April - $1700/month 
High-season:  January-March - $3000 
 
  A security deposit of $500.00 is due at time of booking and is fully refundable within 15 days of  
departure/inspection if villa is left in the same condition as rented.   
  Full rent is due 45 days prior to arrival or at time of reservation if less than 45 days in  
advance.   
  A discount is available for leases of 3 or more months during non-peak months.  
  Our villa may be available on less-than-monthly basis.
