Vacation Rental Description

Spacious Two-Family offers two seperate Units, Up & Down~ fully  
appointed with plenty of room. This home is perfect for several  
couples wanting to get away or to accomodate two families  
vacationing together.. 
 
Lower level features harwood floors with 2 large bedrooms, living  
room, full bath and eat-in kitchen/ breakfast bar along with newly  
built back deck, outdoor shower and changing cabana... 
 
Upstairs you'll find three cozy bedrooms with hardwood floors, tiled  
kitchen, skylights, full bath, living room and 200sf sun-deck. 
 
Home ideally located near the famous "cliff walk" 
famous "Cliffwalk" between the downtown area and the beaches.

Vacation Rental Amenities

Each Unit is fully equippied with appliances and all  
home furnishings including washer, dryer, cable and VCR/DVD.... 
 
First floor has 2 bedrooms with large deck off the back with an  
outdoor shower and changing cabana, ideal for showereing after a  
long day at the beach... 
 
Upper floor has 3 bedrooms, tiled eat-in kitchen with French Doors  
leading to a 200 square foot sun deck... 
 
Both units sleep 4-6 adults comfortably with pullout sofa/futon.  
Entire house will accomodate 8-12 adults.. 
 
There is plenty of off street parking (no sticker required) and up  
to four cars can be parked in the private driveway.

Activities and Attractions

This house is centrally located around the corner from  
the "Cliffwalk" near the mansions and the tennis hall of fame. You  
can easily walk to Easton's beach (First Beach), the Cliffwalk and  
to the downtown area and enjoy all of the unique offerings of  
Newport, RI....

Vacation Rental Rates

This centally located two-family home can be rented either as one  
big 5 bedroom house with two seperate two-bedroom units with 2  
kitchens... Or, rent each floor individually by the week or weekend.  
The longer the stay, the deeper the dicount... 
 
Summer 2007 rate ranges: 
 
One Floor=$1,200 -$1,600 per week and $600-$800 per weekend. 
 
Entire House= $2,200-$3,200 per week and $1,200-$1,600 per weekend 
 
$300 Security Deposit + 50% of stay is payable at time of booking. 
Balance of rental fee is due 45 days prior to check in date.  
Deposit refunded 14 days after departure, less $70-140 linen &  
cleaning fee. 
Check-in time: 3:00 p.m. / Check-out time: 11:00 a.m. 
 
 
Cancellation Policy: 
Cancellations made 30 days or more prior to stay 50% refund and full  
security deposit will be returned to guest or full credit will be  
applied to rescheduled stay subject to availability. Cancellations  
made less than 30 days prior to stay are NON REFUNDABLE. However,  
the full amount of the rent may be applied to a rescheduled stay  
subject to availability.
