Vacation Rental Description

Located in the northern Catskill Mountains, 20 minutes West of  
Hunter Mountain and 15 minutes to Ski Windham is Streamside, a  
unique, one of a kind luxury home.  
 
Streamside is aptly named as it is built on and over a secluded  
mountain stream that cuts right through the property, creating a  
dramatic natural setting. Over the centuries the flowing water has  
eroded the mountainside, exposing a natural sandstone ledge over  
which the stream currently flows. Extensive decking and foot bridges  
connect each side of the property, allowing the site to highlight  
the natural beauty of the stream and its surroundings. Each season  
at Streamside is unique unto itself and walls of glass bring nature  
into all entertaining areas. 
 
Fall Foliage at Streamside is Spectacular and can be enjoyed from  
the heated pool. 
 
Streamside is ideal for a large group or family reunion. 
The property is more like a private resort than a private home with  
5,000 sq. ft. of living space, allowing plenty of room to spread out. 
 
The house has 7 bedrooms with 6 bathrooms. All bedrooms have queen  
size Sealy Posturpedic beds. Some bedrooms have additional single  
beds. 3 bedrooms have private baths. 
 
The bedroom configurations are as follows: 
 
Bedroom # 1: (1) Queen bed & (1) Single bed. This bedroom has a  
private bath with double seat steam & shower enclosure (no tub) and  
his/her sinks.  
 
Bedroom # 2: (1) Queen bed, (1) Toddler bed & (1) crib 
This bedroom has a private bath with tub/shower 
 
Bedroom # 3: (1) Queen bed & (1) crib 
This bedroom has a private bath with shower

One Thousand $1,000 Security Deposit Required On All Rentals 
 
EXTRA LARGE Group Rentals (20+ winter and 22+ in Summer with pool  
house) Subject To ADDITIONAL OCCUPANCY AND CLEANING FEES 
 
LONG TERM RESERVATIONS, Dates Greater Than 6 Months In Advance can  
be held upon payment of: 
1) $500 Reservation Deposit ( = 1/2 OF Required Security Deposit) OR  
2) $500 From Hold Over of Security Deposit of Prior Rental 
 
At 6 MONTH DATE, RENTER has option to either keep date upon payment  
of additional $500 and the execution of a rental lease agreement, OR  
MAY GIVE BACK THE DATE AND RECEIVE A FULL REFUND OF THE RESERVATION  
DEPOSIT 
 
1/2 RENTAL FEE DUE 12 WEEKS PRIOR TO CHECK IN 
 
FULL FINAL PAYMENT IS DUE 6 WEEKS PRIOR TO ALL CHECK IN DATES 
 
CANCELLATION AND REFUND POLICY 
 
A) Cancelations made at least 90 days prior to occupancy will  
receive a full refund of the Deposit Paid. 
 
B) Cancellations made at least 60 days prior to occupancy will  
receive full refund of Deposit less $100 Administrative Fee. 
 
C) Cancelations made Less Than 60 Days prior to occupancy will  
Forfeit the deposit paid to date as Liquidating Damages to  
Landlord for Tenants Breach of Contract.  However,  Refunds will be  
given contingent upon the ability of Landlord to replace Tenants  
Occupancy at the Same Terms And Conditions as those contained within  
the rental agreement. Any Concessions in Dates or Rates granted to  
Replacement Tenant will be deducted from the Deposit held by  
Landlord. Additionally there is a $200 Administrative Fee retained  
against any Net Deposit .
