Miramar Beach is the only beach in the Santa Barbara area that has
dwelling units directly on the beach.

The beach is a crescent shape, facing directly South, providing
protection from West winds, and giving delightful sunrises-sets and
moonrises-sets at the points at each end. The cottages on this beach
are historic and protected against change by the California Coastal
Commission. There are about 50 properties along the beach, some of
which may date back to the late twenties.

This charming cottage with Architect and Engineer-owners is
perfectly preserved and maintained board and batten construction
with exposed beams and structure--all painted white inside--blue
carpet--blue and
white outside.

It is NOT a Duplex! Check comparables on the beach in this regard.

There are two stories, the living area above with kitchen and half-
bath. The lower story has a bedroom with queen bed (2005), bathroom
with tub and shower, a dressing area with laundry, and an additional
TV.

Views and ventilation--Both Living Area above and Bedroom below have
French doors leading to decks overlooking the beach and ocean.

There is a gas log fireplace in the living room, a TV,VCR and CD
player upstairs. The kitchen is fully equipped with up to date
appliances, except for no dishwasher. There is a Crate and Barrel
queen size
hide-a-bed in the living room with half-bath close by.

Between the ocean and mountains, Santa Barbara is a small vibrant
and cultured city.

It is anchored culturally by University of California Santa Barbara
University and the Santa Barbara City College--both overlooking the
Ocean. There is a wonderful downtown core--since the 1925
earthquake, required to be designed in Spanish Colonial architecture-
-white with red tile roofs--very quaint and delightful
shopping/restaurants.

Everything is close at hand. Miramar Beach is located at the
bottom of Montecito (where the movie stars live), which adjoins
Santa Barbara on the East, is about 5 minutes or less to two
fabulous shopping/eating streets there--and 10 minutes to Santa
Barbara downtown or the wharf and marina areas--or at low tide, you can walk!
