This is a new luxury end unit town home. It was built in
2004, at Sunset Island on 67th and Bay. Sunset Island is a Gated
Community in mid-town Ocean City. The community has private
bayside beaches, an indoor poor, outdoor pool and baby pool pool -
directly across from the
Townhouse- an interactive fountain, walking trails, a market and
coffee shop and a full service
restaurant/grill, marina and poolside bar and restauant service. This
home is just a three block
walk from the Ocean. It takes about 8 minutes. The large community
center, located at the
pool has an indoor poor, fitness center, poolside cafe, showers and
locker rooms. The community was
inspired by southern coastal towns and contains beautiful landscaping
and serene neighborhoods. The
townhouse is an end unit with wrap around decks on the first two
floors, a back deck is located off
the kitchen,and a private balcony is located off the 4th floor
bedroom. It has the absolute best
view on the Island: it is one of only 6 townhouse units with a direct
unobstructed view of the bay
and pool.

The first floor has a back entrance 2 car garage (with 2
additional covered spaces) a laundry room with full size washer and
dryer, a large bathroom and Bedroom with a daybed and single pop-
up. It can be used as 2 single beds or a Queen bed. This room has a
DVD Player and plasma TV. The front entrance is on this floor,
it comes in from a large wrap around deck.

The second floor consists of a large back deck with picnic table.
There is a large eat in L shaped kitchen with island and
a custom made kitchen table with seating for 10. Behind the table is
a beautiful 15 foot mural. The kitchen has all GE Profile Appliances
and various Cuisinart and KitchenAid gourmet small appliances.
There
is plenty of tableware for either an elegant setting or everyday
affair.
There is also a formal dining area, living room with a home theater
system, and 46" plasma TV. The powder room is on this floor. The
livingroom door leads to a beautiful wrap around deck furnished with
swings, rocking chairs, and bar stools to enjoy the spectacular
sunsets.

The third floor houses three additional bedrooms. The Master
Bedroom on this floor has a Queen Size bed, and beautiful Grecian
Style bathroom with shower stall and oval soaking tub. This bedroom
has a TV and DVD player. The exotic garden bathroom mural will make
you feel like you are on a tropical island.

The second bedroom has a full size bed, TV and DVD player. The
entire bedroom has beach theme murals.

The Third Bedroom has a pyramid style bunk set with a pullout
single. There is another TV and DVD player. The murals in this
room a have playful beach feel. There is a Sand Castle and other
beach related items painted around the entire room.

There is a full bath on the 3rd floor for bathroom 3 and 4 to share.

The 4th floor master bedroom has a Queen 4 bed, a sitting
area with a loveseat which pulls out into a single bed. There is
also a full bathroom, TV, Stereo, and refrigerator.
Off the sitting room is your own private balcony. Is a perfect
place to start or end the day.

There is a hairdryer in every bathroom and TV and DVD player in
every bedroom!

There are TV and DVD players in every bedroom. The Living room has a
Large Flat Screen TV, DVD player, Stereo, Digital Cable and surround
sound.
High-speed wireless internet is available for your use. You will
need
your own internet account.
The outside shower is available for you to shower off at the end of
a great day at the beach.

Ocean City is the perfect vacation spot. There is a beautiful beach
minutes away for the sun worshipers, and for the person who wants
more activity during the day there are numerous water and land
activities. Fishing is one of the biggest draws to Ocean City. You
can rent or charter fishing boats or just fish off of a pier or
bridge. Jet skiing, surfing, wind surfing, kite surfing,
parasailing, and boogie boarding are only a few of the water
activities available within blocks of Sunset Island. World class
golf courses are plentiful and close by. There are Nascar races
horse races, and slot machines within a reasonable drive. Ocean
City is also known for great restaurants, miniature golf courses, go-
carts, laser tag, paint ball, horse and nature adventures, and
crabbing. A trip to Ocean City is not complete without a trip to the
world famous boardwalk and amusement parks. If you are still ready
to go when the sun sets, there are great clubs with live music for
every age group and music taste.

Tax free shopping at the Rehobeth beach outlets is less than a half
hour drive.

Sorry, We do not rent to high school seniors. only adults and
families. Adults must be present at
the house for the entire week, non-compliance will result in eviction
and loss of all monies paid.

THERE IS A 1,000.00 REFUNDABLE SECURITY DEPOSIT --Deposits will be
refunded within 30 days of reception of keys, baring any damage to
unit. The deposit is due with the final payment. Renter must notify
the owner of nay damages in the
unit upon check-in. The cleaning crew does a thorough check of the
unit for damage- but if the
renter is suspicious of something, they must notify owner- or the
damage will be assumed to be done
during their week.

A NON-REFUNDABLE deposit of half of the rental rate is due at time
of booking. balance of rent and security deposit is due 90 days prior
to rental week

Check in is 3pm and check out is 10 am

THERE IS A LIMIT OF 3 CARS PER UNIT ON THE ISLAND

THE UNIT'S MAXIMUM OCCUPANCY IS 12. Including all adults and children

SUNSET ISLAND DOES NOT PERMIT PETS IN ANY RENTAL UNIT.

Sunset Island reserves the right to evict any tennant who has more
tennants than stated on the rental agreement. If evicted the renter
forfeits the rental dollars.
