'Still Waters', our south-facing lakefront, highly upgraded villa, is
the perfect vacation choice if you appreciate peace and tranquillity
in luxurious surroundings, yet want the convenience of being as close
as possible to the Orlando Theme Parks, shopping & Golf Courses. It
is situated in Kissimmee at Sunset Lakes, which is a small private gated
development of luxury detached villas located on the shores of two lakes.

The view of the lake from the pool and deck is incomparable,
when you sit outside sipping a cool drink in the evening, watching the
sun go down & then seeing the moon rise over the lake,you will find it
hard to believe that you are only 5 minutes drive from the main gates
of Disney and the lively Highway 192.

With this ideal location, you really can visit the Parks in the
morning, return home for a leisurely afternoon by the pool, and then
return again for the evening fireworks.

This is one of the largest 4 bedroom vacation homes you can rent in
the Orlando area (2600 sq ft) so there is ample room for two couples
or families to holiday together in comfort - especially as the two
huge Master Suites have identical facilities.

The lovely private south-facing heated swimming pool has been
specially designed with a small water feature & plants to create a
very pleasing scene overlooking the lake. Privacy is guaranteed by
planting & screening. The whole pool area is mesh screened to let the
sun in but keep the bugs out. Pool heating is optional May - September.

A luxurious hydrotherapy Hot Tub/Spa is there for your enjoyment. With
its 18 adjustable high performance jets, 7 multi-level seats &
underwater multicolour lighting, soaking in the hot swirling water is
truly a pleasure after a long day out!

The pool and spa are maintained regularly by our Management Company.

The extended deck area contains ample luxury pool lounging furniture
for 8 guests, together with tables & chairs for alfresco dining.
Tropical planting & garden lighting create a special atmosphere at night.

The large lanai provides protection from the sun if desired and has a
ceiling fan for extra cooling. An electric BBQ/grill is available for
guests to use; a full Gas BBQ may be hired for around £35($70) per week,
including cleaning.

Inside, the house has the benefit of unlimited highspeed wireless internet, so bring your lap top if you need to keep in touch by e-mail or don't want to miss your E-bay auctions!

A professional slate bed Billiard Table is there for your entertainment.
You can make free local phone calls from the house, if calling long
distance you can buy a pre-paid phone car from the supermarkets or
pharmacies. A Sony Playstation2 games console is provided in one of
the twin bedrooms - bring your own games or hire them very
inexpensively locally. A child's travel crib, high chair,
stroller & stairguard are available if required.

For your peace of mind, we provide a Safe for guests' small valuables,
and the house is protected by a monitored Security Alarm System.  Alarms are fitted to the sliding doors opening to the pool area for your peace of mind if you have young children with you.

SUMMARY OF ACCOMMODATION
The two master bedrooms have King-size beds and identical bathroom
facilities (twin sinks, walk-in shower, full-size bathtub and
separate w.c.) One of these bedrooms is on the ground floor with
direct access to the pool and deck, the other is upstairs and has
wonderful views over the lake.

Two twin bedrooms upstairs share a separate bathroom which has sink,
w.c. and bath with shower over.

All the bedrooms have TVs and DVD players, + a PS2 in one of the twins.

Downstairs, the accommodation comprises : Living Room/Games Area with
billiard table and sofas; Luxury Kitchen with granite worktops;
Dining area overlooking the pool, Family room with cable TV, DVD and
CD player; Powder room, Laundry room, Garage with automatic opener (space for one car). And of course, one of the Master Bedrooms as described above.
There is ample parking for 2 cars on the driveway.

"Still Waters" is fully licensed by the State of Florida for short term letting.  Fire extinguishers and emergency lighting have been provided with your safety in mind.  We employ a professional management company to look after our home in our absence, and they are your contact 24/7 in the unlikely event of any problems arising. 

We visit at least 3 times a year to ensure that our very high standards of maintenance and cleanliness are being upheld.

From our villa it is just a short walk to the fishing dock, where you may fish without a license.  There is a Children's Play Area a few yards from our home as well.

Walt Disney World Resort is only 4 miles away from the villa.
Orlando International Airport is just 30 minutes drive away. Sanford
Airport is approx. one hour's drive.
Sunset Lakes is within a few minutes drive of local amenities
(shopping, pharmacy, banks and restaurants).
The Atlantic beaches, the Kennedy Space Center and the Gulf of Mexico
are approx. 1 hour's drive.
Universal Studios, Sea World and WetandWild are around 20 minutes
away, as are the two fantastic shopping malls, Mall at Millenia and
Florida Mall.

You are literally minutes from numerous local golf courses.

2009 Rates for the Villa per week: $125 - $1640

2010 Rates for the Villa per week: $1145 - $1655

Rates INCLUDE Tax (currently 13%), all utilities, linen, towels, unlimited
high speed internet access, local phone calls, use of safe. For
the convenience of those with a young family, a travel
cot (crib), stroller, high chair and stair guard are also provided
free of charge if required.

Electric heating for the pool is $200 per week from
October-April and is not optional during these months. Heating for
the Hot Tub only is $72 per week, all year. From May-September
pool heating is optional, but is recommended for your additional
enjoyment, and is offered at the discounted summer rate of  $100 per week.

Initial deposit : 20% of rental fee, to be paid by Paypal (no charge)

Security bond : $500 (required with final balance, normally
refunded within 2 weeks of your return, providing there is no loss or
damage at the property)

Final balance due 10 weeks prior to arrival date.

Payment may be made by check, bank transfer or Paypal (+ 3.5% convenience charge)
