Located just 1 hour east of Orlando, Disney and all the major theme parks, the property is 30 minutes south of Daytona Beach and the Daytona International Speedway, and 40 minutes north of Cape Canaveral and the Kennedy Space Center. New Smyrna Beach combines the relaxed pace and feel of old world Florida with some of the finest dining and entertainment in the state. 

This fabulous townhouse features private beach access, a huge private deck overlooking the ocean, barbecue grill, gas fireplace, and a common pool and private tennis court.

The home is built into the natural landscape of the dunes, and is devoid of the concrete and pavement of the typical Florida beach condo. Not only are you surrounded by the full beauty of the natural plants and magnificent beach flowers, but the dunes are home the nesting grounds for the famous endangered sea turtles. If you're lucky, you can catch them laying their eggs in the dunes in the springtime, or marvel at the hatching of the baby turtles and their race to the ocean in the late summer or early fall. Or just sit back on the deck and watch the porpoises playing in the surf, the pelicans gently gliding overhead on ocean breezes, or the occasional pod of pilot whales just off shore.

Rental Terms:

• A 50% deposit secures dates of stay. Payment is due in full
30 days prior to date of stay. Our cancellation policy is as
follows:

• Cancellations received 31 days or more in advance will
receive a refund minus the deposit, which will be retained as a
cancellation fee. If we are able to rebook the full week, you may
either (a) take a refund minus a $75 processing fee or (b) apply the
full deposit to a future rental within 12 months of the original
date of stay. If the week remains unrented, the full amount of the
deposit will be forfeited.

• Cancellations received between 4 and 30 days in advance are
non-refundable, but the full amount of the rental fee & tax may be
applied to a future rental within 12 months of the original first
date of stay should we be able to secure another booking for that
week. If the week remains unrented, the full amount of the rental
fee will be forfeited. In the event of a cancellation, cleaning
fees are refundable.

• Cancellations received within 72 hours of the scheduled
arrival time (3pm on the date of arrival listed in the contract)
receive no credit or refund.

• All cancellations must be received by email to
the owner. The date/time stamp on the email will be used to
determine the applicable cancellation policy

• You may cancel and rebook your stay one time only. Repeat
cancellations will result in loss of all cancellation fees.

• Cancellations due to situations when the property has been
rendered unusable as deemed by the owners (hurricane, flood, fire,
etc.) will be given full refund of all fees paid.

• Cancellation fees not used within 12 months of the original
date of arrival will be forfeited in full

• Movies on demand are available via digital cable. There
will be a $3.00 surcharge added to the actual movie rental fee.

• All calls within the continental US are free. Out of area or International calls will be billed to your credit card. There will be a 50 cent per call
service charge added to all out of area and long distance calls. 

• Your credit card will be held on file for any incidental
charges, movie rentals, phone charges, theft from or damage to the
property. The property manager will conduct a post-stay inspection
and inventory which you are welcome to be present for.
