This is a view of the beach at the end of our street (80th), in addition to views of our Townhouse.
It is one of the most desirable areas of the New Jersey coastline. Stone Harbor features beautiful
beaches and abundant shopping, restaurants, and nightlife. It is located just 20 minutes from Cape
May Point and the Cape May National Wildlife Refuge, and 25 minutes from Atlantic City. The
Wetlands Institute is less than a mile from Stone Harbor. There are several golf courses located
just off the island.
80th St is the border between Avalon and Stone Harbor. The townhouse is on the Avalon side of the
street, but is physically closer to "downtown" Stone Harbor than "downtown" Avalon. This is a GREAT
location, in that it is only 1 block to the beach, and within convenient walking distance to the
island�s finest public recreation facility, restaurants, night life, take-outs, and even a small
grocery. That recreation area is on the way to the beach and includes tennis courts, a ball field, a
small skate park, basketball courts, a soccer / football field, and playground equipment for small
children. The grocery is a great little place that even has a cut to order butcher facility. VERY
good quality. That one block is also enough to insulate the location from crowd noise and traffic
sometimes thought to be associated with such facilities. Basically, it�s a nice quiet neighborhood
that�s within walking distance of just about anything a beach vacationer may want.
This is a 3-bedroom townhouse with 2-1/2 baths and an outside shower. The bedrooms and 2 full
bathrooms are upstairs. The main bathroom serves the 2 smaller bedrooms and has a Tub / Shower. The
other bathroom has a step in shower and is associated with the Master bedroom. The Master bedroom
has a King-size bed, and the other 2 have twin beds. The downstairs has the Living room, Dining
room, Kitchen, and Laundry / Utility room, and a Powder Room. The townhouse is centrally air
conditioned and heated with a new heat pump that includes an air cleaning and UV purification
system. There is wireless internet service. There are 2 TV�s. The one in the Living room has a DVD /
VCR associated with it. The other is in the Master Bed room and has a VCR associated with it. The
appliances are new. The inside was freshly painted in 2007. Kitchen and laundry facilities are
complete and full sized. The outside shower features both hot and cold water.

The off season runs from the first week that includes September dates thru
the week that ends the Saturday before Memorial Day.
The weekly rate in the off season is $ 595.
The monthly rate in the off season is $ 2,000
In the off season a �month� can be defined as either a calendar month or
any contiguous 4-week period.
All of the above rates include change-over cleaning upon departure.
Weekly Security Deposit $ 200 up to a maximum of $ 500.
Non-Refundable Booking Fee $50
Naturally, availability is subject to confirmation at the time of
inquiry.
Check In / Check Out: Incoming availability is 2:00 PM local time on the day of of the lease's Start
Date. Departure Time is 10:00 AM local time on the day of of the lease's End Date.
Payment Options: Check, either personal or certified, or money order. Most major credit cards are
accepted but only after a signed lease is in hand. Credit cards are accepted in person at our
attorney's office in Upper St Clair, PA (south of Pittsburgh) or by either phone or fax. NEVER by e-
mail. No checks or credit card payments for amounts not owed under the lease will be accepted
Deposits: Requested rental times remain on the market until the rental is secured. For rentals that
have a Start Date ninety (90) or more days from the date of the preparation of the lease, receipt of
a deposit of 50% of the rental amount plus the $50 booking fee, along with the signed lease will
secure the rental. For rentals that have a Start Date less than ninety (90) days from the date of
the preparation of the lease, receipt of payment in full of the rental amount, the security deposit,
and the booking fee along with the signed lease will secure the rental.
Procedure: Upon verbal or e-mail commitment, which will include provision of the renter's full name,
address, and phone number, a lease will be prepared and mailed for signature and return along with
the aforementioned deposit or payment. Any amounts remaining due under the lease must be in hand 30
days prior to the occupancy date. Keys will be mailed out upon receipt of payment in full. Security
Deposits are fully refundable within thirty (30) days of Tenant�s departure if the keys have been
received at the address stipulated in the lease, providing there are no claims for damage, excessive
cleaning and/or extermination.
Cancellation/Refund Policy: All leases are firm commitments. All lease amounts must be paid in full.
Cancellations are only accepted if the property can be re-rented at no loss to the landlord. If the
property is not re-rented, the lease remains in full force, and the tenant is responsible for any
balances in full. In the event of re-rental, the lesser of the amount already paid or the amount of
the re-rental will be refunded.
