Vacation Rental Description

This exclusive detached vacation villa was built in 2003 and 
lovely furnished by their owners in May 2004. 1648 square 
feet under air with light-flooded rooms and lovely details like 
round arches at the windows and 8 foot doors radiate the typical 
Florida feeling.  
All three bedrooms are equipped with beds (King Size, Queen-Size, 
Single beds and Berber floors of high quality. The inviting dining 
area is apart from the bright and large living room. The modern and 
high-quality equipped kitchen leaves nothing to be desired. 
For your comfort there is also a 32ŽLCD-TV with broadband cable, DVD-
player, Stereo system, telephone, Highspeed Internet, cooker and
microwave available. 
Bed linen, bedspreads for cold days and towels are included. Beach 
toys guarantee bathing fun. Four new mountain bikes inviting you for 
discovering the area. The sunny and central position in the Southwest
of Cape Coral guarantees short distances. Shopping facilities are 
nearby. The Sun-Splash-Waterpark and sandy beaches of Fort Myers can 
be reached easily and quickly within minutes with your rental car. 

Vacation Rental Amenities

Huge and temporary kitchen with courian countertop, microwave, oven, 
ice maker and fully equipped. Bright and light dining room 
with large glass table and six chairs. Generous living room with 
comfortable couch and table, suite and glass table on the terrace. 
Washing machine and tumble-drier. Direct access to pool / terrace 
from master bedroom, large walk-in shower, second bathroom with tub 
and shower. Walk-in closets in all sleeping rooms. All rooms are air-
conditioned, heatable and equipped with ceiling fans and lights. 
Charming pool with waterfall, dolphin pictures, illumination and 
solar heating. Well-kept garden with terrace area with a screen 
(protection from insects) and two outside doors. Directly positioned 
at the fresh water canal (no access to the Gulf of Mexico, no boat 
deck!). Hair dryer, towels, beach towels, dishes, cutlery, coffee 
machine, micro wave, refrigerator with ice box and ice maker. Garage 
door electric with remote control.

Cape Coral offers you all kind of sports and adventures. 
Many Gulf- and Country clubs nearby. 
The Sunsplash Waterpark is only a 5 minutes ride away from home. 
Fort Myers Beach reachable in 20 minutes, 35 minutes to Sanibel
Island. Gas 
station, Publix and other supermarkets as well as nice Restaurants are
nearby. 
Rental of motor boat, sail boat, motorbikes near by.    

Vacation Rental Rates

April, 15, 2008 - November, 30, 2008 $ 790 per week - minimum stay: 1 week

December 1st 2008 - April, 19, 2009 $ 890 per week - minimum stay: 2 weeks

April, 19 - August, 31st 2009 $ 790 per week - minimum stay: 1 week 
     

Notes to the rental rates: 
The stated price is valid per property per week (7 nights) and 
occupancy by 2 adults. Each additional person plus $ 15 per day, 
in high season (12/01/2008 - 04/19/2009) and $ 10 in between per day. 
One child up to the age of 12 will stay for free! 
All mentioned rental rates plus US-State-Tax and Florida Tourism Tax 
(11% in total). 
City water and sewer, local phone calls, cable TV as well as pool and
garden maintenance are included! 
Use of electricity will be charged extra ($ 0,15 per kWh).
  
Minimum booking period is one week, in high season two weeks. 
Flexible arrival possible. 
For long-term rentals-discount (as of 3 weeks, in high season as of 4
weeks)! please contact owner directly!

Use of gas barbecue for free, gas has to be bought by tenant if 
required. You can use 4 new bikes for free. Highchair and cot can be 
provided on request. Cable TV, usage of telephone (local calls) 
without any costs. We recommend to buy a phone card for national
and international calls. High Speed Internet Access (Broadband) 
available, will be charged with USD 10 per week (flat rate).

Additional costs: $ 180 cleaning- and service fee, to be paid after
arrival 
to the Property Management. If barbecue should be delivered dirty upon
departure 
we will charge an extra cleaning fee of 35 US$. 
We also recommend a security deposit of $ 300 to the owners bank
account or by check to
the local Property Management. Balance is refundable after check out
by Property Management. We strongly recommend a travel cancellation 
insurance!
