Vacation Rental Description

La Dolce Vita..... The Sweet Life.... Come and experience the 
breathtaking view, the fresh sweet smell of the vineyards, the 
sounds of the water rolling into shore, the comfort of lake front 
living, as you relax and unwind with your family.

Our home was built in 1895 and is right across from a vineyard.  
Used for grape storage in those early years, the steamboats came 
right up to the home to load the grapes and transport them to 
wineries for processing.  Over the years, it evolved into a 4 
bedroom, 2000 square foot colonial. We purchase our lakefront home 3 
years ago and have literally gutted and redone almost every room.  

To begin with, you will drive down a private drive that services 5 
cottage homes.  Ours is the last one, with a newly blacktopped 
driveway area.  This is a huge advantage on Keuka Lake, when loading 
and unloading your car and groceries, as many homes here have 
parking at the road and you need to walk up or down several steps to 
the cottage entrance.  There is parking for about 3 cars on the 
blacktop area, and additional parking at the road for 1 more.  

Upstairs there are four bedrooms, which have new drywall, oak 
flooring, ceiling fans, blinds and fresh paint.  Two of the bedrooms 
face the lake and they each have a Queen size bed, with brand new 
mattresses.  The third bedroom has a Queen size bed and a twin bed.  
The fourth bedroom has a double bed.  There is ample closet space 
and dressers in each bedroom.  There is a full bath on the second 
floor with tub & shower.

The main living & dining room is what captured our hearts.  It is 
very large, 20 x 22 ft. There is a large sliding door and windows on 
each side that face the lake.  Additional windows on each side wall 
also offer beautiful views of the lake.  New hardwood floors and 
beautiful oval braided rugs enhance each area.  In the dining area, 
there is a large table that easily sits 8-10 people, where the 
family can enjoy a meal and see the lake from every angle.  The room 
also serves as a living room, with two couches, two recliners and 
a television, as well as a dvd/vcr combo. The room has two new 
ceiling fans. 

The kitchen was completely remodeled in 2006.  There are beautiful 
white cabinets and plenty of counter space, in addition to an island 
with 3 stools, and new ceramic floor.  A ceiling fan is over a 
kitchen table which seats 4-6 people.  

Off the kitchen is a powder room and utility room, which house a 
washer & dryer, and utility sink.  The ceramic tile from the kitchen 
continues into this back room.   

If you prefer to have your coffee & breakfast out doors, you can sit 
on the glider, on the covered porch, which is off the entrance to 
the kitchen & living area. The covered porch overlooks a grassy 
area, which leads to the large grill and picnic table, with umbrella 
overlooking the water.  Off the living & dining room there are steps 
which lead to a cement patio.  There is a breakwall which overlooks 
the lake.  From the patio, there are three steps that lead to the 
lake.  The water is crystal clear and is very shallow at the shore.  
The water gradually gets deeper, with a flat rock & stone bottom. 
Here you can enjoy 75 feet of private beach area.  There is a new 
30ft. dock, where you can sunbathe and in the morning, watch the 
sunrise and sometimes catch a blue heron landing or watch the ducks 
swim by.  One of my favorite things to do is just sit on a beach 
chair with my feet in the water, relaxing and reading a book, with 
children playing on the shore.  

In the evenings, you can use the fire pit on the beach area or one 
up on the patio, to make smores and sit around the fire and talk and 
sing with your family under the stars.  
 

Vacation Rental Amenities

Kitchen:  Microwave, Dishwasher, Gas Stove & Oven, Refrigerator, 
Coffee Maker, Toaster.  Fully stocked with dishes, glasses, mugs, 
pots & pans, bakeware, food processor, can opener, mixer.  Bring 
your own dishtowels and paper products.  There are two built in 
wastebaskets, one for garbage and the other we use for bottles/cans.

Living Room:  Large-screen television, no cable, but a vcr/dvd 
player for movies is available.  The receiption isn't great since we 
are right at lake-level, but we do get one channel.  We find we 
don't watch TV since we are playing games, reading, talking and 
enjoying each other's company.  Stereo system and cd player is 
available, along with family games, cards, books.

Outdoors, there is a large gas grill and picnic table with umbrella. 
Several folding lounge chairs, or folding chairs for outdoors.

Canoe is available for renters.  

There is natural gas in the home, including a new furnace, and we 
are on the sewer system.

Additional information:  The home does not include linens or 
towels.  Pillows, Comforters, and Blankets are provided.  

This is a very quiet area of Keuka Lake, and it is our hope to 
respect our neighbors' enjoyment of the lake.  If you are looking 
for a place to enjoy quiet relaxation and make special memories with 
your family or friends, this is the place for you.  

No pets, No smoking in the home.

Activities and Attractions

Keuka Lake is one of the most beautiful of the Finger Lakes in New 
York State.  It is crystal clear and offers many water activities, 
such as swimming, boating, fishing and other water sports.  There is 
a marina less than a mile away that rents jet skis, sailboats, 
kayaks, ski boats and pontoon boats.  

Just being on the lake is what it's all about and you will enjoy 75 
feet of pristine, private beach and sunrises and sunsets that will  
take your breath away.

There are fine restaurants along the lake, such as the well known 
Esperanza Mansion, with breathtaking view and delicious lunches and 
dinners, located 5 minutes away.  There are many other restaurants 
that you can drive to or boat to, and enjoy a meal outdoors with the 
lake as your backdrop.

The quaint town of Hammondsport is a short drive away and has small 
shops, an amazing coffee shop and delicious ice cream treats.

Hiking in the hills around the lake is also an enjoyable pastime. 
Garret's Memorial Chapel is also nearby.  There are churches of all 
denominations in the town of Penn Yan.  Shopping at antique shops, 
or amish stores or for ceramic ware is readily available.

Every Saturday, there is the Windmill Craft Market, which sells a 
variety of crafts, clothing, and fresh fruit, bread, eggs, etc.  Oak 
Hill Farms is on the same Rt. 14A and has bulk candy, snacks, 
spices, and a variety of items that are very unique and run by the 
Amish.  

Of course, the Finger Lakes Region is internationally renowned for 
it's New York State Wineries.  Keuka Lake has a wide variety of 
wineries, such as Heron Hill, Dr. Frank's, Barrington Cellars, Hunt 
Courtry Vineyards, Keuka Overlook, Keuka Srings, McGregor, Rooster 
Hill, Ravines and Yates Cellars.  From our home you can look 
directly across the lake to Rooster Hill Winery.  You can take a 
short drive and taste some of these locally grown wines or go on 
weekend tours with friends.

Other attractions that are between 1/2 and 1 hour away are Watkins 
Glen International Speedway, Corning Museum of Glass, Granger 
Homestead Museum.  The new Strong Museum of Play in Rochester, New 
York, is about 1 1/2 hours away, as is the Rochester International 
Airport.

In the Fall, the foliage in the Keuka Lake area is breathtaking.  
Since the lake is only about 1/2 mile wide, and is situated with 
high, rolling hills on either side, the color of the leaves on the 
trees is cascading.

Vacation Rental Rates

May, June,Sept.&October: Weekly Rates- $2400.00 + $500 Security  
Deposit
                Weekend Rates - $ 950.00 + $300 Security Deposit

July & August:  Weekly Rates - $2600.00 + $500 Security Deposit
                   
Off Season:
  November - April:  Weekly Rates  - $2000.00 + $500 Security Deposit
                   Weekend Rates -  $ 750.00 + $300 Security Deposit

As of 01/01/2008, we are required to collect a 4% Occupancy Tax from all rentals.  This tax will be added on to 
your rental amount.

Weekly Rentals run from Saturday to Saturday, 
Check in time: 2:00 P.M. 
Check out time:  11:00 A.M.

Weekend Rentals run from Friday to Sunday
Check in time:  11:00 A.M.
Check out time:  3:00 P.M.
Security Deposit will be returned within 5 Days if home is left in 
same condition you found it.  Owners will come to ready cottage for 
next renters by 11:00 A.M. on Saturday of departure.

Payment in full is due 60 days prior to rental week.


A cleaning fee of $125.00 will be charged if the premises are not 
left in the condition found.
