Vacation Rental Description

Mediterranean villa at villas del Amanecer ( Sunrise villas) with 2  
bedrooms and 3 baths. Living room, Family room, Laundry, dining area,  
Balcony and Terrace. Livable area of 2,140 square feets. Villas are  
located in Rio Grande municipality just 19 miles from the Intl,  
Airport Luis Munoz Marin (city code SJU). A golfers paradise and  
beach lovers. El Yunque Caribbean National Forest which is around the  
corner at 15 minutes. Enjoy the history and culture of Old San Juan.  
A garden unit with access to playground ideal for children's. A  
caribbean atmosphere and rustic decoration with vivid color designs  
are combined with style for you. Open and breezy with tempetures  
around the 80's perfect for a great vacations.  
Beach and swimming pool are just 3 minutes driving from villa. 
 
Floor Area:  2,140 sq.ft ( 1 sq m aprox = 10 sq ft ) 
 
Room # 1 is  18' by 18' 2 queen sized beds with walking closet and  
bathroom with bidet and balcony. Its equipped with a  baby crib and  
Air conditioner. 
 
Room # 2 is  15' by 15' 1 queen sized bed and queen futon with  
walking closet and bathroom. Air conditioner in bedroom. 
 
Living room with an addtional queen futon with air conditoner. 
 
Fresh Linens provided 
 
Kitchen with Microwave, oven, refrigerator, toaster, coffee maker,  
dinnerware and cooking utensils, and Ice maker. 
 
Laundry:  Washer and Dryer, Iron  & Board 
 
Bathrooms: fresh towels, beach towels,Soaps and Hair  
dryer. 
 
Terrace: Plastic table  and chairs for 4 people access to playground. 
 
Villa is equipped with fire extinguisher and Wireless internet  
service.

One stop at our rustic Kiosks on route 3 in front of Luquillo Beach ( La Monserrate) is mandatory.  
Here you can  
sample the entire gamut of Puerto Rico cooking, from creole snacks as cod fritters 
( bacalaitos) casabe fritters ( alcapurrias) or sweet plantain wrapped around meat( piononos) to  
complete fish  
dinners, wash down with cold coconut milk in the husk. 
 
Golf: The  Rio Mar contry club  include two Championship Golf courses; The  
Ocean with 6,782 yards a par 72 and The River with 6,945 yards.  
Parview's GPS in every golf cart has recently added for an  
unforgettable experience. The system provides professional tips,  
electronic scoring and allows golfers to order food and beverages  
right from the car. 
 
Tennis: 13 tennis clay courses. 
 
Mandara's Spa: Rejuvenate your body, mind and soul. Balinenese  
massage or try a Four Hand massage. Life is only one and is for you

nursery. The villa is own by us and although is located in hotel  
premises is not managed by them.

Activities and Attractions

Old San Juan adventure  
Rio Mar complex is just 35 minutes from our fortress city Old San Juan which offer a little bit of  
everything...from history to galleries, our restaurants and shopping district. Come prepare to  
discover our hospitality and many tales. Old San Juan begun in 1521- That’s 86 years before John  
Smith established the first English colony in the New World at Jamestown Virginia. In 1595 sir  
Francis drake tried to wrest it from Spanish control, but with the city in flames, the valiant  
troops and colonists fought him off. Just 27 years later, a Dutch fleet under Capt. Boudewijn  
Hendricksz arrived intent on seizing the colony. In less than a month Spanish soldiers and  
volunteers routed those hailing their victory - once again- burned around them. You can spend days  
just visiting its museums, churches, art galleries, parks and plazas. There are enough boutiques,  
outlets, craft shops, and jewelry stores for everybody, just come prepare to walk our cobalt street  
the experience is unbeatable. 
  
Vieques & Culebra extra adventure 
These islands are part of our territory and that you have to take a boat or an airplane to get  
there, contributes to the sense of being ' someplace else.' Size is another issue. Vieques is only  
about four miles wide and 21 miles long and has a population below 10,000 people. Culebra is about  
7.5 miles long and 3.5 miles wide and fewer than 2,000 people live there. From Our Villa Maritza is  
only 25 minutes to the ferry or airport located both at Fajardo municipality. Ferry takes  
approximately 1 hour of traveling and by plane its only 10 minutes. Vieques has a settlement called  
Isabel Segunda and another Esperanza, a few shops, restaurants and pubs and a remarkable  
biolumininescence bay. Culebra has a single town called Dewey, and its incredible beaches led by  
world-famous Flamenco Beach. Bring your swimsuit, sun block lotion, an a positive attitude nothing  
else. Get back to our Puerto Rico on afternoon.  
 
Our Criollo Cuisines & drinks 
Although Rio Mar complex enjoy a great variety of excellent restaurants inside hotel facilities is  
outside the complex were you can experience a cultural blend of flavors. A visit to the rustic  
kiosks on route # 3 is mandatory. Sample our cooking from Creole snacks as Cod fritters (  
bacalaitos) or sweet plantain wrapped around seasoned meat ( piononos) or ground meet plantains with  
casave ( alcapurrias) or mashed plantains stuffed(mofongo) with skirt steak ( churrasco) or with  
shrimps (camarrones) or ,chicken (pollo) or sea food ( mariscos) and complete with fish dinner and  
our famous rice and beans ( arroz con habichuelas). Don Pepe, Lolitas's , Brass Cactus, Las Vegas,  
Antojitos, Mio's, El Metropol, Sushi Boat, Wing Brothers are located nearby our area. Don’t forget  
our famous mojito's , pineapple with rum ( pina colada) and local beer (Medalla)

Vacation Rental Rates

December 1, 2007-April 30,2008              $1,800 week. $300.00/night 
May 1, 2007-November 30,2008                $1,500 week. $250.00/night 
 
 
Reservation Policy: Rates for 2 to 8 people. Maximun 10 people. One  
time housekeeping fee of $75.00. Confirm reservation with 40%  
deposit. Balance due 30 days prior of arrival. $300.00 damage deposit  
fee fully refundable upon verification of villa conditions. 
Check-In: Available on arrival prior to 2:00 pm 
Check-out: 3:00 pm 
 
Cancellation Policy: In the event that our guest cancels the  
reservation,we will levy the following cancellation penalty  
percentage rates of the total rental fee: 
*Up to 60 days prior to the arrival date 20% 
*Between 31 and 60 days prior to arrival date 40% 
*Less than 30 days prior to arrival date 100%
