This spacious villa is larger than most 4 bedroom / 3 bath villas and has been built on a premium
plot
which backs onto an orange grove(instead of other properties) and the pool and spa areas face South
Westerly capturing the Florida sunshine from early morning until dusk. There are 2,037 sq ft of air
conditioned living space and an extensive external covered area and lanai. There are 4 bedrooms, 3
bathrooms and 2 living rooms, all furnished to an extraordinarily high standard, thus providing a
luxury environment in which to relax.
BEDROOMS
MASTER BEDROOM:
The Master Bedroom has a King-sized Sleigh Bed, Cable TV and Radio Alarm Clock. The computer with
free Broadband Internet is also in this room. Leading from the Bedroom is a luxury en-suite ‘His and
Hers’ Bathroom and large walk-in wardrobe. A Hair Dryer is provided. Patio doors lead directly from
the bedroom to the pool for that early morning dip. (Note: for the safety of your children the patio
doors are fitted with a ‘pool alarm’)

SECOND MASTER BEDROOM:
The second Master Bedroom has a Queen Bed, large built-in wardrobe, Cable TV, and adjacent bathroom
which leads to the pool area. A Radio Alarm Clock and Hair Dryer are provided.This bathroom also
serves as the Pool changing room. (Note: for the safety of your children the external door is fitted
with a ‘pool alarm’)

TWIN BEDROOMS:
First Twin BedrooM: This bedroom has two comfortable single beds and large built-in wardrobe. The
Cable T.V. and a Playstation 2 (with games) should keep the children entertained. This and the
second twin bedroom share a bathroom located between the two.

Second Twin BedrooM: This bedroom also has two comfortable single beds, large built-in wardrobe and
Cable T.V. This and the first twin bedroom share a bathroom located between the two.

DINING AREAS
Formal Dining Area: Adjoining the sitting room at the front of the house there is a formal dining
area where you can enjoy ‘that special meal’.

BREAKFAST NOOK:
The Breakfast Nook is a second dining area and has another set of Patio Doors looking onto the pool
area. (Note: for the safety of your children the patio doors are fitted with a ‘pool alarm’)

FAMILY ROOM
The comfortable Family Room has cable TV, DVD / Video and CD player. (selection of videos / DVDs).
There is a ceiling fan and Patio doors leading to the Pool Area. (Note: for the safety of your
children the patio doors are fitted with a ‘pool alarm’)

LIVINGROOM ROOM:
You enter the front door to find yourself in the Sitting Room. This room is designed to be an escape
from the TV and stereo and is a nice quiet place in which to simply relax, chat or read. The sofa
converts to a Queen sized Bed if required.

KITCHEN:
The fully fitted kitchen includes Gas Cooker, Microwave Oven, Dishwasher, Fridge / Freezer with ice-
maker, all the pots, pans and utensils you are likely to need and much more.

Laundry Room:
The laundry room is located just off the Entrance Hallway and has washing machine, drier, ironing
board and iron.


GAMES ROOM
Hours of fun to be had here! Fully equipped with Table Tennis Table, 7 foot Pool Table, Fussball,
Air Hockey, and Electronic Darts. You will also find a ‘His’ and a ‘Hers’ Golf Set and a pair of
Tennis Rackets. There are about 20 championship golf courses within 20 miles of the villa, (some
just a mile or so). There are tennis courts a few minutes walk away.

POOL and SPA

This is very important for most of us taking a
vacation in Florida. If you wish to use the pool
and sun bathe when the sun rises in the morning,
then you can……..the sun will be there to greet
you in the pool and decking area. Likewise, after
an exhausting day in the parks, the sun will still
be there for you to enjoy until it sets. Although the sun is in our pool areas all day long those
wishing to do so can take shade in the large lanais.

We feel it is important to be able to enjoy a degree of privacy around the pool and most certainly
did not want our pools ‘back to back’ with neighbouring pools, so we ensure this, this villa was
built on premium plot with Orange Trees to the rear and no villas close by either side. A
combination of fencing, plants, trees and hedging provide additional privacy. To add to your
comfort a screened pool area with a 30 foot heated pool and spa with large decking areas to give
plenty of lounging space equipped with lovely, top quality ‘Palm Casuals’Pool and Patio furniture.

The Groves villa is located on the much sought after and beautiful ‘up-market’ communitie of Oarange
Tree just 8 miles from Disney Main Gate and a short drive from all the other Orlando Attractions.
With easy access to the main Florida Highways Orlando International, Sanford and Tampa Airports are
all an easy drive away. Both Gulf and Atlantic Coast beaches can be reached in about one hour.

We have many supermarkets close by including a large Wal Mart just 2 miles away.

You are welcome to make use of all the community facilities just a few minutes walk from the villa.
There is a Tot Lot for any younger members of your party. There are Tennis Courts, (you will find a
pair of tennis rackets hanging on the wall of the games Room), Basketball court and football pitch.

This villa is in the perfect location, just 8 miles from Disney World and a short car ride from the
other major attractions. Several excellent Golf Courses, State Park and shops are also close-by.
