Stunning new Florida villa with South facing enclosed swimming pool,
overlooking lake and conservation area. Large covered patio / lanai.
This 4 bedroom, 2 bathroom villa will sleep up to 8 guests plus
cot / baby facility.

This is strictly a " No Smoking Villa "

Completed May 2003, this home has been personally custom decorated
by the owners; and furnished and fitted to a very high standard.
It is fully air- conditioned and has high flat ceilings, with
ceiling fans in all main bedrooms and living areas.

The villa is entered through a covered entrance porch area to the
foyer of the
“Lounge / living room” This is an exceptionally large room which has
been fitted out with quality custom lounge type furniture; and
decorated to a high standard. This also includes the ‘Queen’ size
sofa bed which allows the property to be used by up to 8 guests.
For entertainment, it has a quality surround sound CD and Radio hi-
fi system.

“American Style Kitchen”. Large open plan wood finished kitchen
with all modern conveniences. Fridge Freezer with lump/crushed ice
dispenser and filtered water dispenser, dishwasher, large American
style oven and ceramic hob, twin sinks with in-built waste disposal
unit. Built in microwave over the ceramic range. More than ample
low and high cupboards, Electric toaster, kettle, coffee maker, food
processor, electric can-open and sandwich maker. Off the kitchen
there is a full size laundry room with separate washer, dryer,
ironing and storing facilities. There is also a large larder style
pantry storage cupboard and exit to the garage.
The main control, for the monitored burglar alarm; is mounted by the
exit door from the utility to the garage. The house also has smoke
alarm monitoring direct to the fire service, thus ensuring a speedy
response to any emergency situations.

“Family Room” This is a large room, which is aimed at being the
focal point of the villa. It is adjacent to the 3 main bedrooms
and has the main bathroom off to one side. Large 6ft wide patio
windows give direct access to the covered patio and pool deck area.

This family room is open plan with the kitchen and breakfast bar
area, where there is dining facilities for up to six at the dining
table and four more at the breakfast bar.
For entertainment, it has a quality Sony surround sound large
screen “satelite channel” television this is linked to a 5 disc
D.V.D. home theatre system with full surround sound and sub-woofer.

“Main Bathroom” This has an external door to the pool deck, which
allows for showering and changing via the pool. There is an ample
sized bath with shower facilities over, vanity hand basin and W.C.
Also within the main bathroom there is a linen storage cupboard.
Sleeping Accommodation

Our villa can sleep up to 8 guests plus a baby. It comprises a very
large bright and airy
“Master Bedroom” with king-size bed and ample storage shelving and
hanging facilities in the fitted wardrobes and walk in closet.
The en-suite facilities include his and hers vanity sinks with full
size mirror over the vanity area; with decorative style lighting
above the vanity unit. Private W.C. area, large walk-in shower area
and separate large oval bathtub.
The master bedroom has direct access to the covered patio and pool
deck area through the sliding patio door. Twin nightstands and large
mirrored dresser complement the bedroom furniture. There is also a
tall designer entertainment unit that houses the D.V.D. and Video,
which is part of the multi channel satelite T.V. system that has been
included as part of the fixtures.

“Bedroom 2” Queen sized bed, with double sized walk-in wardrobes
complete with airing shelf and hanging area. Twin nightstands, with
drawer and magazine / book storage facility. A large dresser with
attached mirror over provides more than adequate separate drawer
storage.

“Bedroom 3” Two full size twin beds, with large walk-in wardrobes
complete with airing shelf and hanging area. Nightstand and separate
dresser with mirror over; provide adequate drawer storage.

“Bedroom 4” Two full size twin beds, with large walk-in wardrobes
complete with airing shelf and hanging area. Large nightstand type
drawer unit provides adequate drawer storage. This room has been
decorated to suit the younger children.

Externally there is a very large covered patio / porch area which
has been designed for al-fresco dining in the warm Florida climate.
With-in this covered patio area there is an outdoor quality boat
shaped aluminium and glass dining table. This will seat up too eight
people at one sitting, there are six - 5 position reclining sling
back style arm chairs and a further two robust folding arm chairs to
match. For use in conjunction with this seating are two large sling
style ottoman / stools.
This undercover patio area has been fitted with two large cooling
fans, within its 27½ft x 12ft deck area.
A quality gas barbeque has also been provided to aid your enjoyment
of this area.

This covered patio area is immediately adjacent to the large
swimming pool deck area, which houses the in-ground 30ft. x 15ft.
shaped pool complete with raised planted area and feature waterfall.
The whole patio deck and swimming pool area is South facing and is
covered by a custom built pool screen enclosure; which allows the
sun to penetrate through, while keeping the local insect life and
birds etc. at bay.
The pool has an underwater multi-coloured rainbow light, that can be
set to the colour of the mood of the evening, or in constant
changing colours as required by the main flick switch.

The pool deck area has ample sun-loungers and reclining chairs plus
ottoman / foot stools, to accommodate all guests, plus some smaller
side tables. A large matching patio style umbrella provides
additional shade, as required on the pool sun deck.
Swimming Pool Safety, guests with young children.
We have fitted (for their safety and your peace of mind) a pool
safety screen. This has two access doors with safety clips, that
are designed to be very small child proof. Young children and non-
swimmers should be supervised at all times when on the pool deck
area. This pool safety screen is required under the terms of the
property rental licence for safety and insurance purposes.
Also available for your use is a child’s high chair and cot style /
playpen, together with child’s dining plates, cups and cutlery.

The grounds to the villa and surrounding area have been custom
landscaped by the developer, and all ground has been grassed and
landscaped in a Floridian style.

There is an attached 2-car garage with remote electric door, with access from the utility room.
The villa is accessed by wheelchair friendly, gently sloping
concrete paths and driveways, with feature landscaping.

To the rear of the property the garden extends past the screened
pool area and has a large level grassed area, which extends to the
sloping bank of the lake immediately adjacent to the property
boundary. On the far side of the lake is an area of conservation
woodland, flora and fauna.


Young children should be supervised at all times, particularly when
outdoors.


This villa although licensed for short-term rental, is in a popular
residential community with many permanent owners in residence in the
immediate vicinity.
In this respect your consideration for other property owners would
be very much appreciated, particularly with regard to excess noise
late in the evening.

The property is close by many other local facilities, and only 5
minutes drive from the local town centre of Poinciana. Here you will
find most requirements; from banks, supermarkets, fast food outlets,
video store, medical centre, garages, Sports Bar etc.


There is a local taxi operated by an English gentleman, that is very
reasonable for the journey from the local town centre to the villa.
A regular bus service ( No. 26 ) is also available a short walk from
the villa, this takes you to the terminus in Kissimmee where many
connecting services are available for the various malls and Disney
areas.

A short drive will take you into the hussle and bussle of Kissimmee,
which is close by all the main Disney attractions.

We hope you decide to rent our villa, and would hope that you can

you depart.

any faults or problems that you experience.

the dining kitchen, which also has a 4 seat breakfast bar.

3 other additional bedrooms, ( 1 queen room and 2 twin rooms )

Large main bathroom with bath, and shower, plus hand basin and water
closet.

Dining kitchen facility with every modern convienence, including
large larder fridge / freezer with ice making and filtered water
unit. Microwave oven, ceramic top stove with grill and oven,
toaster, coffee machine, electric kettle, electric can opener, food
disposal unit.

Large covered external dining patio with full screen enclosure which
extends out over the heated swimming pool and sun deck. Lovely open
views over the lake to the conservation area beyond. Outdoor
comercial type gas barbeque.

Separate utility room with full laundry facilities, washer, drier,
iron etc.

Cot, high chair and baby facilities available.

All linen and towels etc. supplied.

Full monitored burglar alarm and fire alarm system. ( Once again it
is pointed out that this is strictly a " No Smoking Property "

Telephone / answer machine ( local calls free ), full air
conditioning / heating. Large double garage with electric door
opener.

Important Note :

R.V.´s and trailers / boats etc. are not allowed to be parked-up
outside the property. The local property association have strict
rules regarding this matter. Though for a small fee you can use a
secure pound close-by for the storage of these. My local property
manager will assist you with the organisation of this if required.

activities and attractions in Kissimmee Central Florida

The local town centre is " Poinciana " and it is only 5 minutes from
the villa, which is set in a very quiet pleasant residential area.,
close to all the main Disney attractions.

The local area has an abundance of good golf clubs, and the nearest
is only 5 minutes away which is " Stonegate " at Solvita. Kissimmee
Golf Club is 10 minutes away and they can supply free rental clubs
to villa vacationers, using the vouchers supplied.

The local area has many facilities for sports and leisure. Local
lakes for boating, sailing and fishing, launch facilities etc. Air
boats and sport hunting close-by at "Southport". Horse riding,
animal petting farm.

The town centre ammenities include banks with A.T.M.´s supermarkets 
including a new walmart and new DIY and Garden Centre at Lowes / Home Depot, restaurants, fast food takeaways, post
office, library (wi-fi hotspot), medical centre, gas stations, and a multitude of
other small private specialist businesses.

The property is in the central Florida area, and a short drive of
just over an hour takes you to either the West ( Tampa / Clearwater )
or the East Coast (Kennedy Centre,Cape Canaveral,Daytona Beach etc.)

Obviously no Florida vacation would be complete without visiting the
many fine Disney Attractions which are only about a half hours drive
away. M.G.M. Studios, Universal Studios, Waterworld, Epcot, Disney
World, the list is endless.

Balance and Security Deposit required : 8 weeks prior to vacation.
Full villa detail and direction pack, will be sent once balance is
paid and cleared.

Note : If barbeque is not cleaned properly on vacating the villa, an
additional charge of  U.S. $ 36 will be deducted from
security deposit.
