The Countryside at Tuscan Ridge is a peaceful tropical
oasis bordered by orange groves. Located on US 27 it offers easy
access to Interstate 4 (less than 5 minutes) to reach those all
important white sandy beaches and is a comfortable distance from the
rather hectic 192. It is a quiet development with properties
having larger than average plots to giving more privacy.

Extras such as LARGE, 15X30, SOUTH FACING POOL WITH JACUZZI, EXTENDED
DECKING AND A LARGE CORNER PLOT, will give you a more comfortable
stay. Full amenities are listed below and on our website.

Our villa is  beautifully furnished to an
exceptionally high standard, and is fully air conditioned
throughout. There are 4 bedrooms and 3 bathrooms, a fully screened
private swimming pool and Jacuzzi.

LIVING ROOMS
The entrance foyer leads into the first of two living rooms. This
room has two sofas, one of which is a queen sleeper to
accommodate extra guests (=UK King size). This spacious room has alarmed
double patio doors leading to the large covered patio/lanai and
pool.
The second living room (the family room) is larger with two even
larger sofas and a ceiling fan. It is equipped with a New 42"
flat screen HD cable TV, a dvd/vcr player, a CD audio system and PS2
system. We provide a variety of videos, DVD's, CD's, PS2 games, books
and board games suitable for all the family. This room also has
alarmed, double patio doors that lead out to the pool area.

DINING AREAS
FORMAL DINING ROOM
Leads off from the first living room, and has a large table with 6
chairs.
THE NOOK
A smaller dining area with 4 seater table next to the kitchen
overlooking the pool area.
There are also two bar stools at
the breakfast bar.

KITCHEN
This comes fully equipped with modern appliances, a full sized cooker
and hob, built in microwave oven, dishwasher and large side by side
fridge/freezer with chilled water & ice dispenser.
Small appliances include kettle, toaster, blender, coffee maker and
hand mixer. Crockery, cutlery, cooking utensils and a host of other
kitchen gadgets are supplied to ensure that there is everything you
need for your cooking and dining requirements.

MASTER BEDROOMS
There are TWO master bedrooms, each with an en-suite & pool access.

FIRST MASTER BEDROOM
Beautiful king sized bed (= UK super king), remote controlled cable
TV/video, alarm clock radio and ceiling fan. Patio doors lead
directly onto the lanai and pool area. A large walk in wardrobe
provides you with all the space you need.
The en-suite has a large
walk in shower, a roman bath and twin vanity basins. All bed linen
and towels are provided.

SECOND MASTER BEDROOM
Queen bed (= UK king), remote controlled cable TV/video, alarm clock
radio and large walk in wardrobe.
The en-suite has a shower and vanity basin, and has immediate access
to the pool area. Hairdryers are supplied in all bathrooms.

TWIN BEDROOM
Has twin beds, walk in wardrobes and remote controlled cable TV.

TRIPLE BEDROOM (Pooh's Room)
Has a tri-bunk, and can sleep three guests. It has a disney theme for
younger guests. It has a large walk in wardrobe with childrens toy
box and remote controlled cable TV/video.

The twin and triple bedrooms are divided by a third bathroom with a
vanity unit, bath with overhead shower and hairdryer.

THE POOL
Larger than normal 30 x 15 pool and spa, with multi-coloured fibre
optic lights plus extended decking/lanai area surrounding it.
Relax after an exhausting day at the parks in your very own private
pool. It is fully screened to keep out insects and reduce those
strong UV rays. For children's safety, there are pool alarms on all
patio doors which adjoin the lanai to alert you if your child tries
to access the pool area. There is a raised spa for that relaxing
soak.
Pool heating is available at extra cost, and recommended for the
winter months.
Patio furniture is included, with recliners, chairs and a table, for
all your al-fresco dining!
The covered lanai has two ceiling fans to help you cool off and
provide some shade for those extra hot days.

Guests also have the use of a gas BBQ outside the lanai area.

THE GARAGE/GAMES ROOM
The garage contains a 7' Pool table, full size Table Tennis, Electronic Darts
and a multi-games table which includes:- Table Football, Pool,
Skittles, Draughts, Small table tennis.

JUST FOR KIDS!
We want your children to enjoy their holiday. We provide some toys,
games and of course they have their own Disney themed bedroom.
Around the pool area, we have provided their very own picnic table
with plastic plates and cups. If your children are able swimmers,
there is a "Treasure Chest" that contains sinking toys,
including "gems", marine animals, an oyster game and sinking rings -
all of which sink at different speeds!
We have a cot, highchair and 2 strollers available free of charge, but
if additional ones are needed, they can be hired from our Managment
Company.

MANAGEMENT COMPANY
You will have full access to our Management Company from the moment
you arrive. Any problems, just call and they will endeavour to help
you out all they can. If you want a welcome pack leaving, you can
pre-order that with us so it will be there on your arrival. They are
also able to supply and deliver direct to you theme park/attraction
tickets at amazing rates!

SAFETY
Our villa has an alarm fitted for your peace of mind. On all doors
accessing the pool there are a safety alarms which sound if the doors
are opened, and interior walls are rounded off to protect little
one's heads if they take a tumble.

Tuscan Ridge has its own Tennis courts and play area and small
clubhouse/fitness centre. There are numerous hypermarkets located on
the US27, the nearest is Publix 5 minutes away, Wal-Mart within 10
minutes, to do your all important grocery shopping.

Less than 15 minutes drive away are the Walt Disney World theme
parks. Universal Studios and Sea World are 20-25 minutes away. Busch
Gardens is less than 60 minutes away and the Gulf and Atlantic coasts
are less than 75 minutes drive.

If you fancy a game of golf, why not try the Greg Norman
designed Championsgate Golf Club, only 5 minutes away, or even
closer is Highlands Reserve Golf Club, only two minutes away on the
US 27. You will be spoilt for choice with the dozens of courses
available in the area.

Discounts apply for long lets and late availability.
$150/£100 booking deposit per week payable on booking.
Full payment required 8 weeks before departure.
A $200/£150 refundable security deposit is also required at the same
time. This will be returned within 30 days of departure once
management confirm no damage has occurred.
All the above rates include tax, electricity, gas and departure cleaning.
Dollar rates may change according to dollar/sterling exchange rate.
