Our pool home really is one of best around, and being situated in a  
much sought after area of Florida, will make for a holiday of a  
lifetime! Furnished to an exceptionally high standard, our superb  
pool home has everything you need for your stay in the Sunshine  
State. 
 
Our home commands a prime location set in generous grounds within  
the prestigious development known as "Countyside" Tuscan Ridge,  
which is situated on the convenient Highway 27, Davenport, Florida.  
The development has a Children's Play Areas and Tennis Courts, free  
for all guests staying at Tuscan Ridge. Our home is close to all  
major attractions being only 15 minutes from the entrance to the  
Disney World Resort.  
 
Local Restaurants, Entertainment, Shops and Supermarkets are only  
minutes away.  
 
For the golf enthusiast our home is ideally located for numerous  
spectacular golf courses, including Champions Gate. Designed by Greg  
Norman Champions Gate is also the new headquarters of the David  
Leadbetter Golf Acadamy. 
 
DESCRIPTION  
FOYER AND LIVING ROOMS  
Foyer leading to the spacious formal living room. There double  
sliding doors open to the large covered lanai. A second family  
living room has cable television with surround sound system, dvd  
player and a CD player.  
There is also a desk area with high speed internet  
access if required. Sliders lead out to the pool area. Both these  
rooms have been designed and furnished by an interior designer to a  
very high standard with 3 and 2 seater sofas, armchairs and  
occasional furniture. Co-ordinating soft furnishings complete these  
comfortable, spacious rooms. The formal dining room seats six and  
has also been tastefully furnished. 
  
KITCHEN  
Our large open plan kitchen has a center island unit and a breakfast  
bar. It is well equipped for 12 guests with all utensils, crockery,  
cutlery and glassware. It has a gas cooker, built-in microwave oven,  
large side by side refrigerator/freezer with ice maker and chilled  
drinks dispenser, dishwasher and garbage disposal unit. Just off the  
kitchen is the laundry room consists of a large washing machine,  
tumble dryer, sink unit, ironing board and iron. Through from the  
kitchen is a breakfast nook which has seating for 4 people and  
overlooks the pool area. 
  
MASTER SUITE 
Our master suite has been luxuriously furnished and has a king size  
bed cable television and a dvd player. There is also a sitting area  
with sliders for direct access out to the pool and spa. Perfect for  
those early morning or late night dips! Off the bedroom is a walk in  
closet and a large en-suite bathroom which consists of a seperate  
toilet, walk in shower, corner bath and his & her vanity wash hand  
basins. 
  
GUEST SUITE 
This room again has quality furnishings, a queen size bed, cable  
television and an en-suite bathroom with walk in shower, vanity wash  
hand basin and toilet. This bedroom also has direct access out to  
the pool and spa. 
 
BEDROOMS 3 & 4 
Both these bedrooms are twin bedded rooms and have cable television  
and connecting bathroom. The bathroom has a bath, shower, toilet and  
seperate wash hand basin and vanity unit. Bedroom 3 also has a  
Playstation 2 games console. 
  
GUEST SUITE 
This light and airy room is situated of the main living area. It is  
a double bedroom with cable television, dvd player, matching  
furniture, large closet, feature double doors and a beautiful  
picture window.  
 
SWIMMING POOL & SPA  
Our private swimming pool and spa are not overlooked. The pool & spa  
feature multi- coloured lighting. 
Our pool and patio area is fully alarmed for the safety of children.  
The large deck area has a spa/jacuzzi and a large terrace with a  
range of patio furniture and loungers.  
The large covered patio/lanai is perfect for evening relaxation and  
al fresco dining.

Low Season - Jan,Feb,Mar,Nov,Dec - £575/$1035  
Mid Season - Apr,May,June,Sept,Oct - £625/$1125 
High Season - July,August - £775/$1395

Optional Pool & Spa heating £100/$170 per week 
 
Minimum 3 Night Stay  
Stays of less than 7 nights are on a pro rata basis and are subject  
to cleaning charges.
