Vacation Rental Description

Three bedroom, 2.5 bathroom south facing Villa on the Florida Gulf 
Coast at Rotunda by Englewood and between Venice and Port Charlotte.  
Near shops, restaurants and beaches. 
 
Nearest International Airports are Fort Myers (1 hour) Tampa (1.5  
hours drive), Orlando (2 – 2.5 hrs) & Miami (3.5 –  4  hours).   
Nearest domestic airports are Ft Myers & Sarasota.  
 
Master bedroom has king size d/b with en suite jacuzzi bath, walk-in 
shower & toilet. Second bedroom has a d/b and third has twin s/b. The 
second bathroom is located between the 2nd & 3rd bedrooms.  All  
living areas are fully air-conditioned.   
 
Well appointed and furnished to a high standard this Villa has Cable 
TV, DVD player & Hi-Fi / CD player and games such as Scrabble &  
Monopoly for your use.   
 
The great room has a formal dining area and a comfortable 
lounge area with views of the pool and river.  There is a separate 
informal eating area with doors to the patio & pool.  The kitchen is 
fully equipped with range, microwave, dishwasher and icemaker fridge 
freezer and there is a laundry room that leads out to the integral 
double garage.  There are two bikes and 2 fishing rods available for  
use by guests, plus some toys for young children. 
 
South facing with own swimming pool (solar heated), sun loungers &  
spa tub with water flow to pool, the villa is located on a double  
plot and has river frontage to the rear. There are lawns around the  
villa and irrigation is from the river.  Fruit trees, flowering  
trees and shrubs have been planted. The villa is near a nature  
reserve and about 15 minutes drive from great beaches - Bocca  
Grande, Mannesota Key beach in Englewood and Stumps Pass beach.  
Nearby Venice has great beaches too. 
  
Local golf courses have reasonable green fees and are open to the 
public. In the immediate vicinity there are 9 courses. The area has 
good boating, river and sea fishing, public tennis courts, golf,  
nature trails and restaurants. One restaurant by Englewood’s main  
beech has spectacular views of the sunset over the sea.  
 
The home is within an easy drive of Englewood, Cape Haze, Ft Myers,  
Venice, Sarasota, Bradenton and Port Charlotte and it has excellent  
local supermarkets and mall shopping just minutes away.  
 
This is a relaxing place, but there is plenty to see and do if you 
check the guide books and local papers, from yoga to theatre, and  
tennis to scuba diving. Busch Gardens beyond Tampa is one of the  
great theme parks in Florida; the Ringling Museum and Arts centre is  
north of Sarasota; the Myakka State Park is a beautiful place with  
great boat rides just an hours drive distant. Babcock Ranch is worth  
a visit and the picture of a nesting eagle was taken there. Rodeo  
events are held in Arcadia about 1.5 hours drive. 
 
With the local library having several PCs with internet access 
available you can remain in touch with friends and family and it 
allows 30 minute user sessions once you sign in (a $10 fee for your 
stay). The house has telephone with free local calls included. If you 
wish to make long distance or international calls then you should  
take out an international calling card before leaving the UK.

Vacation Rental Rates

Minimum discount of 10% for 4 or more weeks booked at one time. 
 
Rates below are inclusive of taxes, utilities and cleaning. 
Payment can also be made in Euro. 
 
Standard season  GB£475 to £525 or US$950/1050 p/wk 
High season      £575 or $1150 p/wk Christmas to 30 April    
Low season       £450/£475p/wk, or from $900  
 
Booking deposit is required with reservation and a security deposit  
with balance of booking fee 10 weeks prior to departure. 
Optional Spa tub heating $80 / £40 per week payable locally if  
required, only needed in the coolest months as the pool and spa are  
connected to our solar heating system. 
 
Minimum reservation is 4 days and a 4 day stay has an additional  
£35/$70 charge to cover administration and servicing. There is no  
specific change-over day.
