floor and one bath downstairs with living area and sofa sleeper pull

Excellent hiking , large deck on upper level. gas barbecue and
fireplace . Gas heat for house. Fully winterized and a great weekend
escape to ski , birdwatch or just RELAX

Enjoy the best pizza at the Cookie Cabin , gifts at the Living Rainbow
, Chili at the Iron Door at the Mt. Lemmon ski valley and Tucson's
best fudge at the Mt. Lemmon General Store.

Hiking, shopping, skiing, snowboarding.

gifts and The Mt. Lemmon General Store for everything you forgot to
bring with you .

This is our private vacation home. We rent our home with the knowledge
that you will respect the fact that this is our home too. Any damages
to the home will be immediate cause for revoking the security deposit .

PLEASE read the terms of rent and review the calendar BEFORE
requesting a rental .

Daily Rate is $300 with a minimum rental of two days .

Holidays are rented at $ 325 per day with a minimum of 3 days. This
includes the day before and the day after a given holiday These
holidays are : Memorial Day,4th of July, Labor Day ,Thanksgiving,
the period between December 23 and Jan 2 of each year , Rodeo, and
Spring Break.

These holidays must be canceled one month in advance to receive a
deposit refund. All funds must be paid in cash or check as credit
cards are not accommodated.

A $ 750 refundable security deposit and the $ 150 cleaning fee holds
all reservations. Until a security deposit and cleaning fee are
received, reservations are subject to prior booking.

Security deposit and cleaning fees are separate from the rental money.
Security deposit check will be  cashed and must be received 2 weeks prior to first rental day.  Cleaning fee is a cleaning fee not a refundable deposit. 

Rent will not be deducted from the security deposit.

Full rental fee must be received 5 days prior to first rental date.

If your reservation is made less than one month from the date of your
rental all security deposits , cleaning fee and rent monies must be
received to hold your dates.

Missing/damaged items or unusual cleaning requirements will be
deducted from deposit refund.


Cabin is smoke free and the security/damage deposit will be used
to clean and de-fume where there is evidence that there has
been smoking.

No pets are allowed without prior permission. An additional pet
deposit of $ 150 will be assessed if pets are allowed during your stay .


On move-out you must leave cabin in same condition as move-in and you
must remove trash. There are no dumpsters on Mt. Lemmon so you must remove your trash yourself . 

As we are a remote, rural area, water and electric outages may occur.
Please report any damage or problems promptly.

The cabin is not handicapped accessible and is multi level with many
staircases.

Water rationing is possible during the summer months .

The road to the home is dirt and the driveway is paved. Both have an
upward grade. High clearance and/or 4 wheel drive are preferable .

Access is potentially limited during the winter months. All deposits
and rents will be return if cabin is inaccessible for the time period
you requested due to weather or weather related issues.

Home IS NOT rented to anyone under the age of 25.
