Florida Sun Luxury 3 Bedroom 2 Bathroom Condos next to Disney
1 mile to Disney property, the absolute closest residential development.  Over 30 luxuriously 
appointed condos with sleeping for up to 8 to complete your magical Disney/Orlando family
vacation.  All condos are within 300 yards of the community pool, club house and park.  Gated resort 
is manned 24 hours a day.  
All linens and towels are provided. Condos have a full size washer and dryer, a fully equipped 
kitchen with all appliances, cookware and utensils, central air and heat, iron and ironing 
board, local telephone service, patio table and chairs. 
There are several shopping plazas conveniently located with many restaurant choices in the immediate 
area.
Florida Sun Vacation Homes is a member in great standing with the Better Business Bureau.  We've 
produced over 12,000 reservations within the last 4 years.  Guest referrals and repeat guests have 
accounted for 50% of reservations taken so far in 2008.  We exceed expectations and would love to

Vacation Rental Amenities

Large lagoon resort pool (heated in season) features a zero depth walk-in entry, water fountains 
shooting out from the pool deck, 2 story kid's water slide, and a large hot tub.
10,000 square foot club house features a 58 seat movie theater, convenience store, pool tables, 
foosball, ping pong tables, arcade, and an exercise room.
Children's playground features a large play fort with slides, swings, etc.
Park area features a putting green, tennis, volleyball and basketball courts.

3 night minimum stay required.
HOLIDAYS listed have a 5 night minimum:
Easter (Mar. 15-29, 2008)
4th of July (June 29-July 8, 2008) 
Christmas/New Year’s (Dec. 21-Jan. 3, 2009)
Thanksgiving (Nov. 22-30, 2008) has a 4 night minimum.
Reservations can not be made more than 11 months in advance. 
1. $250 reservation deposit required to hold the unit (non-refundable). We accept all major credit 
cards.
2. Total rental payment is due no later than 6 weeks prior to arrival.
3. No refunds within 6 weeks of arrival.
4. $300 refundable damage deposit is due 7 days prior to check in. This separate charge is refunded 
7 days after departure.
5. A Rental Agreement will be emailed once reservation is made and must be completed, signed and 
returned by fax (or email scanned) within 3 days. All your paperwork is done upfront so that there 
are no registration forms or other check in requirements upon your arrival. Your party will check in 
directly to your vacation home without any need to visit our office at any time. 
6. We use unique time sensitive keyless access codes for our homes. Your specific code will be 
included on your driving directions that we will email 7 days prior to your arrival once your 
separate damage deposit is charged. Please don’t use Map Quest or navigation – you will get lost! 
7. Check in time is from 4 PM EST. Check out is no later than 10 AM EST. 
8. Reservation can only be made by the credit card holder. Must be 25 years or older. Only the 
credit card holder can complete reservation paperwork and pay the refundable damage deposit.
9. Absolutely No Pets and No Smoking inside property.
10. Maximum Occupancy (including infants) is limited to 8. This is strictly enforced per local 
regulations and fire codes.
