Vacation Rental Description

The studio cottage with kitchenette is located on a dead-end street behind my quaint post-Victorian 
home in a lovely garden setting, with many trees, a private deck and fenced yards. 
Its name comes from the peach tree next to the cottage's private deck.  The cozy 9' x 17' room 
with 9' x 5' adjoining private bathroom accommodates up to 3 people.  There is a double bed on the 
main level and single bed in the loft.  The cottage is located 9 easy-walking blocks from downtown 
and a little over a mile from the beach and boardwalk, Many restaurants, coffee shops, and an ice 
cream parlor are within 1 - 6 blocks away.  A local bus stop is a half-block away. 

----Loft----
The 4' x 8' loft accommodates a single mattress for an extra guest. It has a screened window with a 
view of the yard and rose bush that climbs the front of the cottage. The loft is partially enclosed 
by many vertical supports topped by a railing for safety.  It is accessible by a built-in wooden 
ladder with hand railings, but it is not designed for use by small children. Therefore,for safety 
reasons, children under seven are not permitted to use the loft under any circumstances.  
Alternatively the loft can be used for a sitting area, for reading, meditating, 
etc.   Note: if your child is under seven, he or she will be required to sleep on the main level.

Children: Welcomed.  Sorry, no pets.

Housekeeping:  Guests do their own daily housekeeping, dish washing, trash removal, bed making, and 
clean-up before leaving. Owner lives on the premises and provides needed items.

* natural gas wall furnace for chilly nights; electric fans for warm days
* off-street parking for 1 car available ($5/night extra)

Vacation Rental Rates

All rates are for 2 person occupancy (additional guests age 7 and over
pay $10/night each)

Vacation Season -  May 23 to Late September - 2 night minimum. 
$450/wk: May ------$75/night, through May 22
$500/wk: June
$600/wk: July & August
$450 wk: September

Nightly - July and August: 
$85/night Sun.-Thursday; $90/night Friday and/or Saturday

Mid-July Promotion- July 13, 14, & 15 - Three nights for $75/night

Children are welcomed, and those under 7 are free.  Additional charges
All seasons: $10/night per extra person age 7 and over.

10% city hotel tax will be added to lodging charges if you stay less
than a month.

Off street parking available for one car at $5/night extra

Nonrefundable cleaning fees-- 2-4 night stay: $30; 5 nights or more: $50

Security/Key/Damage/Excessive Cleaning Deposits:
2 night stay: $150 cash 
3 nights or more: $300 cash

This deposit is fully or partly refundable, depending on the condition
of premises at the end of your stay.  Premises will be inspected by the owner prior to your departure 
for damage, loss and cleanliness prior to refunding money.  

Check-in Times: 3:00 p.m. - 10 p.m. by appointment  
Check-out: Noon or before, unless special arrangements are made in advance for late check-out

Important: Rental Rates are subject to change without notice, until
confirmation of your reservation.

Reservation Procedure: 

Telephone owner or send an e-mail. Important: In your e-mail please give a phone number to reach you, 
since it is to your advantage to get a quick response. It is also very important to indicate how many 
people are in your party.  Phone messages get the quickest response.

Preferred payment method for Vacation Renters: 50% deposit through the PayPal system within 24 hours 
of requesting a booking.  Because PayPal deducts approximately 3% from what you send, that amount is 
added back to your bill on arrival. Owner will provide her PayPal account information upon 
your request, so that you can make your deposit. If you are unable to open a PayPal account for 
yourself from which to send money from your bank or credit card,owner will discuss other options, 
such as sending a personal check or cashier's check.

Full payment of balance is due on arrival together with the Cash Security/Damage/Key deposit, 
refundable at check-out if the key is returned, and if there is no damage or excessive cleaning 
required as a result of your occupancy.  

Vacation Renter's Cancellation Policy: You must cancel via a telephone call and message to the number 
provided in this listing. Cancellations by e-mail alone do not qualify for this policy.  If you 
cancel 21 or more days before your arrival date, your entire deposit will be returned. If 
you cancel after 21 days before your arrival date, owner will attempt to rebook the cottage for the 
rates and dates you were quoted. If the cottage is rebooked, owner will refund the deposit you paid 
in advance, less a $40 cancellation fee. If owner cannot rebook the cottage, unfortunately the rental 
amount cannot be refunded.
