This 2 bedroom cottage is  very bright and and clean. The front door opens to the cathedral ceiling living
room, dining area. 2 full sized futons, 20" color tv with cable & dvd
player.
Two private bedrooms are on either side of the living/
dining area. 1st has 1 QUEEN size bed, air conditioner, color tv with
cable & dvd player. 2nd bedroom has 2 twin beds, air conditioner,
color tv with cable & dvd player.
Kitchen is fully equipped with full size refrigerator, dishwasher,
stove with oven, microwave, toaster, and coffee maker. Pots, Pans,
Utensils, Plates, Cups, Glasses, etc.
Just about anything you would need. No problems enjoying lobsters
and steamers here!!
The back door opens from the fully equipped kitchen to the private
fenced back yard with a sunlit outside shower (with hot &
cold water), gas grill, grill utensil set, patio set and clothes line.
Also included are beach chairs, beach cooler, beach toys, sand buckets
and shovels.
This relaxing home has two bedrooms and one full bathroom.

In order to make a 7 DAY reservation, I require a $400.00 deposit
and signed lease agreement (located below).
In order to make a reservation of LESS THAN 7 DAYS, I require a
deposit 50% of the rental cost and signed lease agreement (located below).
Final payment plus security deposit of $125 is due 60 days
prior to
arrival date. If your arrival date is in less than 60 days full
payment is required upon reservation. Please see my cancellation
policy on the lease agreement
below.
The security deposit paid is to be refunded within 10 days of
rental end date if property is left in the same general condition as
upon arrival. Payment will be refunded in same manner as payment was
received (check will be refunded as check, paypal will be refunded
through paypal, etc.).
Also, please note I do not allow pets at all or smoking inside the
cottage.
It you'd like to make a reservation, please print out lease agreement

The parties hereto agree as follows:
NO SMOKING INSIDE THE COTTAGE.
NO MORE THAN THE MAXIMUM NUMBER OF SIX (6) PEOPLE AND TWO (2) CARS
WILL BE ALLOWED ON THE PROPERTY including POOL DURING THE DAY AND NIGHT.
POOL IS SEASONAL FROM JULY 1ST THROUGH SEPT 1ST UNLESS OTHERWISE NOTED.
NO TRAILERS OF ANY KIND ALLOWED.
NO FIREWORKS ALLOWED.
NO BOATS OF ANY KIND ALLOWED.
THE TENANT WILL LEAVE THE PREMISES IN THE SAME GENERAL CONDITION AS
FOUND UPON ENTRY.
CHECK IN TIME IS 2:30 PM AND CHECK OUT TIME IS 10:30 AM.
TENANT will be responsible for all damages or breakage and/or loss
to the premises, except normal wear and tear.
The TENANT WILL SUPPLY ALL TOWELS & BED LINENS
(Linens are available on Request $50 fee applies)
NO ANIMALS (INCLUDING BIRDS) SHALL BE KEPT IN OR ON THE PREMISES.
ANY EVIDENCE OF ANIMALS MAY RESULT IN FORFEITURE OF SECURITY DEPOSIT
AND/OR IMMEDIATE TERMINATION OF TENANCY WITHOUT REFUND.
Your final balance will be due 60 DAYS prior to arrival date. Credit
cards are accepted via Paypal only. Service Charge of $20 applies to
all Paypal payments.
The security deposit may be used for repair to the property and/or
extraordinary cleaning. Your deposit will be returned within 10 days
of your departure.
If the TENANT defaults as regards to any item in this lease, the
TENANT agrees to vacate, upon twelve hours notice, and to be
responsible for all legal costs plus damages should action be
brought to regain possession or repair loss or damage.
If I (we) do not personally inspect the premises prior to signing
this Agreement, I (we) agree to accept the rental property, as is,
upon arrival, provided it meets the basic standards of habitability
under Massachusetts law. In addition, I (we) agree that we will not
be entitled to a refund of rent money and will have no claim or
recourse against the property owners, Robert and Gina DeVingo.
CANCELLATION/REFUND POLICY:
~ Cancellations more than 60 days prior to arrival date receive full
refund less $50.00 cancellation fee
~ Cancellations from 45 days to 60 days prior to arrival date receive
75% refund less $50.00 cancellation fee
~ Cancellations from 31 days to 44 days prior to arrival date receive
50% refund less $50.00 cancellation fee
~ Cancellations from 14 days to 30 days prior to arrival date receive
25% refund less $50.00 cancellation fee
~ No refunds given for cancellations less than 14 days prior to
arrival date.
IN SIGNING THIS AGREEMENT, TENANT ACKNOWLEDGES THAT HE/SHE HAS READ,
UNDERSTANDS, AND WILL ABIDE BY ALL THE RULES, AND REGULATIONS
CONTAINED ON EACH PAGE. THIS IS A LEGALLY BINDING CONTRACT. IF NOT
UNDERSTOOD, SEEK COMPETENT ADVICE.
