Vacation Rental Description

Superb second-floor Carriage Home in Wisteria Point Village located 
within Copperleaf at The Brooks on the 14th fairway overlooking two 
lakes.   This home is the Tamarind Model, which is the largest of 
the various carriage models with 1988 ft2 of enclosed living area 
not including the screened in lanai and the loggia.  Property 
includes a two car attached garage with both inside and outside 
entrances. 
Interior is superbly decorated  with large comfortable furnishings 
in the family room, den, and the master bedroom. A unique feature is 
a second den adjoining the breakfast area within the kitchen that 
provides an excellent setting before and after meals.  Breakfast 
area has a marble top circular table with four cushioned wrought 
iron chairs. 
The master bedroom is equipped with a king bed, cable tv, and a 
spacious bathroom with double sinks, a garden tub and separate 
shower.  The den has a queen sleeper sofa with  a computer desk. The 
guest room is large and sunny, and is equipped with twin beds, a 
dressing table and a window seat. The large  dining room has a glass 
top table that accomodates six adults in comfort.  
A short walk from the house brings the tennant to the Wisteria Point 
community swimming pool and jacuzzi, which is equipped with outdoor 
grills and bathhouse. Tenants may purchase the owner's golf club 
membership, which entitles full use of the country club facilities 
and the golf course. The scenic 18 hole golf course was designed by 
Gordon Lewis, with  five separate tee boxes ranging from 4200 to 
7200 yards. Driving ranges, pitching and putting greens are also 
included.  Transfer fees for 2005 are $200 and $300 for 2006.
Copperleaf is conveniently located between Naples and Fort Myers, 
with shopping and beaches within easy driving distances.  The 
closest airport, RSW, is located only 15 miles from The Brooks.  
This is the main airport for both Fort Myers and Naples, and has  
direct flights from many domestic and some international airports.
  

Vacation Rental Amenities

The carriage home is completely furnished with all appliances and 
utensils needed for extended visits.  Amenities include washer and 
dryer, refrigertor, ice maker, dishwasher, micro wave, toaster, 
local telephone and cable tv in family rooom as well as master 
bedroom.  All linens are provided.

Activities and Attractions

The Copperleaf Country Club includes tennis courts, dining, and a 
large swimming pool.  The community has many cycle paths and 
sidewalks for hiking and biking for short, medium, and long 
distances.  Shopping, entertainment, museums, cultural events and 
beautiful beaches are all available in abundance along  the 
Naples/Bonita Springs/Fort Myers corridor. 
The weather in southwest Florida is hot and humid from May through 
September, and warm and dry for the rest of the year.  Normal winter 
temperatures are 60-75 degrees Fahrenheit during the winter days, 
and mid 40s to low 60s at night.  Occasional brief periods of rain 
and lower temperatures can occur during the winter season, but these 
intervals are rare.  
For potential tenants outside the United States, the owner speaks 
German and Spanish  with limited Italian and French as well.

Apr        $3250 per month
Full season Jan thru April $14,000 total.
Add: 9% Florida tax, $1000 security deposit, $125 for exit cleaning
