Vacation Rental Description

Augustine Villa is a fully air-conditioned, two storey, 3 bedroomed/2.5 bathroom, villa 
situated on the prestigious Southern Dunes Golf & Country Club 
(ranked 6th in the state).  Our private South Facing pool, with 
extended deck, overlooks the 5th Green.  The pool is fully screened 
to protect you from the bugs, but lets the Floridian Sun rays thru 
to give you that glorious tan you desire.  

The villa itself has everything you need to enable you to enjoy your 
stay, a proper home from home.  The lounge area has Cable T/V, VCR, 
HI-FI and PS2 for your use.  The Kitchen is fully equipped, 
including Ice-Maker, Dishwasher & Microwave.   Full laundry 
facilites are housed in the garage.  

The master bedroom offers a Queen Sized bed, cable TV and has an 
ensuite Shower Room.   The 2nd bedroom has a full size bed and the 
3rd bedroom has twin beds.   Each bedroom has extensive closet space.

If you have small children a cot, high chair, stair gate & stroller are available for your use free of charge.

All linens & towels are provided.   There are also 2 hairdryers for 
your use.

Vacation Rental Amenities

Southern Dunes is located 20 mins to Disney, on Highway 27, which is 
just off the I4.   Immediately outside our gated community you will 
find a number of Stores including Walmart & Winn Dixie.   There are 
several diners and fast food outlets all within walking distance.   
You can even have a short term membership with the local Blockbuster 
for those nights in after your long days at the theme parks.

Distance from Orlando International  -  40 mins
Distance from Sandford International -  60 mins
Distance from beaches                -  60 mins

Activities and Attractions

Southern Dunes offers an abundance of activities, including a 
recreation centre with Gym, 3 community pools, tennis courts and a 
kids play area.   The Clubhouse offers top class dining, currently 
providing buffet style breakfasts & lunch.   Golf Clubs & Carts can 
be rented for your stay & play.

Eagle Ridge Shopping Mall is located 12 miles south on Highway 27. 
As well as all your usual stores, it also has a Cinema Complex, Ten-
pin bowling alley, crazy golf, games arcade together with a number 
of restaurants and food court.

Vacation Rental Rates

Rental rates are subject to current exchange rate:

January, February      £350.00/$650.00
March, April           £375.00/$700.00
May, June              £400.00/$750.00
July, August           £450.00/$800.00
September, October     £375.00/$700.00
November, December     £350.00/$650.00

Easter, Thanksgiving   £450.00/$800.00
Xmas & New Year

All rates quoted include Florida Sales Tax

Contact owner direct for special rates on long term rentals or for 
any special offers we may have at present.

Deposit of £100.00/$175.00 per week required within 10 days to 
secure booking.

Pool heating available at an additional charge of £10.00/ $18.50 per 
day, (recommended November to March.  Charge for pool heat will be 
payable with final balance (due 8 weeks prior to your stay).

A $300.00 security deposit is payable.  This is taken via Credit 
Card swipe with Management Company and is refunded after 30 days, 
less any costs for breakages/damages.
