in separate wings.  2 Bedrooms, 2 Baths, King Bed in Master, Queen 
Bed in 2nd Bedroom. Laundry facilities, 2 car garage.  Walled back 
yard with covered patio and furniture along with a Barb-que for when 
you choose to entertain in.  Includes all utilities, cable TV, Local 
Phone Service. High Speed Cable is available. No Smoking home.

Vacation Rental Amenities

2 Bedrooms,2 Baths, bath towels, hair dryer. Nice bright kitchen 
with everything you'll need. Washer/Dryer, 2 car garage, 2 color TVs, 
DVD, basic cable, covered patio, patio furniture, Barbeque, very 
nicely decorated, lots of sunshine.  You immediately will feel right 
at home.  The perfect place to spend your winter, as well as 
entertain guests.

Activities and Attractions

4 Golf Courses on Beautiful grounds that include lakes, fountains, 
waterfalls, flowers, and sand traps compliment sculptured teeboxs, 
fairways, and large greens.  Two clubhouses offering indoor/outdoor 
swimming pools, jacuzzis, complete state of the art workout 
facilities, and a spa offering massages and other spa amenities.  
Billiards club, softball team, bocci ball, pickleball, tennis, 
activity Tours.  Of course, Spring Training starts in March.  There 
are two training complexes, Surprise Stadium home of the Texas 
Rangers and the Kansas City Royals, about 15 minutes away, and the 
Peoria Sports Complex, home of the Seattle Mariners and San Diego 
Padres about 30 minutes away.

Also, enjoy a day trip to the beautiful red rocks of Sedona, the 
Grand Canyon, the beaches of San Diego, as well as Las Vegas.

Vacation Rental Rates

Seasonal Rate  Jan.-Mar., $2500 mo., multi-month $2470 
mo.; Apr. $2450 mo., Nov-Dec $1800 mo., multi-month $1770 
Utilities, Basic Cable, Local Phone Service Included
May-Oct. $1200 mo. w/o utilities.
$700 Security Deposit, refundable if no damage.  $500 non-refundable 
if cancelled.  $150 non-refundable cleaning deposit.
25% of total rent and Security Deposit due upon Reservation.  Balance Due 30 days prior 
to rental date.

One tenant must be at least 45 years old.  

Tenant has use of all Sun City Grand Amenities during the Lease
