Rental Description
This beautiful 3 Bedroom 2 bathroom vacation home is located in the
popular resort area of Tahoe Donner.
There is a two car garage and a large hot tub.
Sleeping accommodation for 7 people:
Queen bed in the master bedroom upstairs with ensuite shower
and facilities.
Queen bed in the second bedroom
Double lower and twin upper bunk bed in the third bedroom.
An extra twin air mattress is available
Other amenities include:
Fully equipped kitchen complete with:
Dishes, pots and pans, and utensils.
Electric stove, refrigerator, microwave, coffee
maker, electric griddle, toaster, blender
The dining table seats 6 people, with 2 barstools at kitchen
bar.

New Washer/dryer,
CD/cassette/radio stereo
A very efficient wood burning stove plus gas heating. All
wood supplied.
Front and back deck with large hot tub in the back in a
private setting overlooking a wooded backyard
A telephone is available for local and incoming calls. Long distance
calls require a calling card
The property is located on a quiet street, level property, in a
wooded setting within walking distance to the small store next to
the Trout Creek recreation center and the golf course.
The driveway is ploughed for you when 4” of snow accumulates.
All Linens and towels are provided.

Amenities within Tahoe Donner.
There are two exercise facilities within Tahoe Donner.
The new and expanded larger facility, Trout Creek, has two
swimming pools, exercise room & fitness center with extensive
machines & weights, spa, steam room and sauna. Golf driving range in
the summer. Snow park on the winter.
The other facility (Northwoods) has a swimming pool
alongside the tennis courts. This facility also has a Pizza
restaurant & Archery in the summer.
There is also a golf course within walking distance, an equestrian
center, a private beach on Donner Lake with boat launch access, and
both downhill and cross country skiing within Tahoe Donner. Snow
shoeing and sledding areas are both close at hand.
There are many hiking trails within the Tahoe Donner property

Activities and Attractions in the Tahoe basin
The Tahoe basin area is one of the most complete recreation areas in
North America, with enough variety to satisfy everyone’s needs.

In the winter there are more than 12 ski areas within an easy drive.
The larger ski areas (20 minutes away) include Squaw Valley, Alpine
Meadows, Northstar and Sugar Bowl.
There are also other excellent cross-country ski areas close at
hand,
other than the Tahoe Donner facility.

In the summer hiking, rock climbing, mountain biking, fishing are
all
close at hand as well as
water skiing and rafting.
There is year-round Ice Skating at Squaw Valley

North Shore Lake Tahoe is 25 minutes away; Reno is 35 miles away.
Both feature fine restaurants, entertainment and gambling.
In Truckee, Tahoe City and the surrounding small towns there are
many excellent and varied restaurants, quaint shops and live music.

Winter rates 2007-2008
Thanksgiving: $225 per night, 4 night minimum
Christmas - New Year: $250 per night. 4 night minimum. $1,600 per
week.
Winter weekends (Friday, Saturday or Sunday): $215 per night. 2
night minimum. $1200 per week. 7 nights.
Winter Holiday weekends: $225 per night. 3 night minimum.
Mid-week: $190 per night. 2 night minimum.
Easter: $230 per night 3 night minimum. $1,500 per week. 7 nights.

Local Transient Tax - 10%(Stay less than 30 days) not included.
Cleaning fee; $100 (non-refundable)
Security Deposit: $300 (refundable after inspection)
Payment by cashiers check or Paypal.(3% surcharge for PayPal)


Ski leases for 2007-2008
The ski lease for the above time period would be $3,000 per month.
November would be prorated based on the number of days you stay.
The lease would include:
Cable TV. Cable Internet.
Hot tub plus cleaning services
Utilities, gas, electricity, telephone - local calls only.
Access to Tahoe Donner facilities would be extra, $7 per day
per visitor.
A securit deposit for $3,000 with a pre- and post- stay examination
and documentation.
If interested in responsibilty for Utilities, etc a reduction of
rent would be arranged.

Summer rates 2008. May - October
Weekend: $215 per night. Two night minimum.
Weekday: $175 per night. Two night minimum.
Week - 7 nights; $1300.
Month - 30 nights: $4000

Payment schedule:
50% of full payment (rental, tax, cleaning & Security deposit)
confirms booking.
The remaining 50% is due 30 days before date of arrival.
On full payment, information regarding the property (address and
specific property information) will be emailed to the tenant.
